Street Frontal Improvement No- f eement
The proposed development at:
18791 SOUTHCENTER PARKWAY, TUKWILA, WA
TMC 11.64.020 requires the construction of curb,eutter, sidewalk frontal improvements for r. v or remodeling construction when the floor area is
increased by 20%; alterations, repairs, remodeling exceed 25% of the p:evinus buildn 2 value; 25,000 sotin.-e feet is added or the building value
increased by 5250,000.
This development mcou or eticeeds at )cast one of the T viC H 6 4 0 2 0 conditions. The props_d development property is obligated to participate
in funding future frontal improvements, and the owner waives the right to protest water L..1.D. or U.L.T.I formation, "The owne Kill pay a
proportionate fair share based on unit construction costs for the frontal improvements if the City p,rxoads with construction.
This agreement shall be binding upon the parties, their respective heirs, legal representatives, assignees, transferees end successors, and Wins with
the land.
Tanis agreement shall be recorded by the City Clerk with the King County Auditor as required byRCW Chapter 35.91, and the cost of said
recording will be paid by tire, City.
So that the Owner can remove encurubrances from the. property caused by this requirement, the O' „Tier can pay the City the Owner's pro-rata share
for projected costs. These costs will be made available to the Ovmer upon written request to the Public Works Director.
