ORDINANCE NO.
ORDINANCE RECLASSIFYING CERTAIN REAL PROPERTY LOCATED AT THE
NORTH SIDE OF SOUTH 178TH STREET WEST OF SOUTHCENTER PARKWAY
AND EAST OF INTERSTATE 5 FROM R -1 -9.6 ZONING CLASSIFICATION
TO C -1 ZONING CLASSIFICATION WITHIN THE CITY OF TUKWILA AS
CONTAINED IN PLANNING DIVISION MASTER FILE #78 -04 -R.

WHEREAS, the owner of the property described in Exhibit "A" attached
hereto has petitioned the City requesting relcassification of said property
from R -1 -9.6 to C -1 for the expressed purpose of development of an office
facility, and;
WHEREAS, adequate environmental information was submitted and a Nega-
tive Declaration made by the Responsible Official, and;
WHEREAS, a public hearing on said petition was conducted before the
Planning Commission as required by law on 24 May 1979 after which a favorable
recommendation with stipulations was made, and;
FOLLOWS:
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF TUKWILA DO ORDAIN AS
Section 1. That the real property generally located at the north side
of South 178th Street west of and adjacent to Southcenter Parkway, as further
described in Exhibit "A" attached hereto, is hereby classified C -1 in accordance
with Ordinance #251 of the City of Tukwila, as amended, and the City Council
hereby adopts the map attached as Exhibit "B" hereto as illustrative of the
property described.
Section 2. This classification to C -1 shall include the following
stipulations:
1. Any buildings to be set back a minimum of 25 feet from street.
2. Parking area to be screened with evergreen screen and set back
a minimum of 15 feet from street.
3. Buidings limited to two stories; if there is a basement it shall
be considered as one of the stories.
4. Total building area shall be limited to 30,000 square feet.
5. Use shall be restricted to office and associated parking; no
retail allowed.
ACTION
WHEREAS, the City Council, at a regular meeting thereof, has considered
the recommendation of the Planning Commission and has concurred with said recom-
mendation.
6. Development plans to be reviewed and approved by the Board of
Architectural Review prior to issuance of building permit.
7. Approval of a detailed access plan by the Public Works Depart-
ment prior to issuance of building permit. If, in the assess-
ment of the Public Works Department, traffic volumes and /or con
1") ditions warrant additional traffic improvements to South 178th
■p Street, the developer shall at no cost to the City equitably

That portion of the northeast quarter of the northwest quarter
of Section 35, Township 23 North, Range 4 East, W. M. in the
City of Tukwila, King County, Washington described as follows:
beginning at the northeast corner of said northeast quarter of
the northwest quarter;
thence N 87 °45'57" W along the north line of said northeast
quarter of the northwest quarter a distance of 481.05 feet to
the west margin of Southcenter Parkway;
thence S 11 °59'33" E along said west margin a distance of
1,007.07 feet to the true point of beginning;
thence continuing S 11 °59'33" E along said west margin a distance
of 94.05 feet;
thence S 78 °00'27" W a distance of 68.93 feet to an angle point
of the old alignment of South 178th Street (formerly known as
P. J. Musiel County Road);
thence S 20 °03'27" W along the old centerline of said street
a distance of 221.29 feet to a line 30 feet north of and parallel
to the south line of said northeast quarter of the northwest
quarter being the north margin of the new alignment of said
South 178th Street;
thence N 87 °50'57" W along said north margin a distance of 233.08
feet to a point of curve;
thence along said north margin on a curve to the right having a
radius of 113.24 feet, an arc distance of 169.17 feet, through
a central angle of 85 °35'34" to a point of reverse curve;
thence along said north margin on a curve to the left having a
radius 268.74 feet, an arc distance of 29.43 feet, through a
central angle of 06 °16'32" to the old centerline of said
South 178th Street;
thence N 29 °42'27" E along said old centerline a distance of
52.69 feet to an angle point;
