THIS STRUCTURE IS HEARBY DECLARED TO BE UNSAFE,
UNLAWFUL, AND/OR UNFIT FOR HUMAN OCCUPANCY.
2015 IPMC §108
WARNING: As the owner(s), owner's authorized agent(s), or person(s) responsible for
this structure, you are hereby required to complete tasks listed in the "Corrective Action
Required" section below no later than the stated deadline. If you fail to comply, the City
may condemn this structure and order the structure to be immediately vacated and
boarded. In addition, the City may institute other proceedings at law or in equity to
restrain, correct, or abate the violation. Any action taken by the City shall be charged
against the real estate which the structure is located and shall be a lien upon such real
estate.
TMC 8.45.110 The person(s) responsible named on a Notice of Violation and Order issued
by the Code Enforcement Officer, pursuant to TMC Section 8.45.070, may appeal the
Notice by requesting such appeal within 10 calendar days after being served with the
Notice pursuant to TMC Section 8.45.070. The request shall be in writing and include the
applicable appeal fee as specified in the City's fee schedule adopted by resolution of the
City Council as set forth in TMC Chapter 8.45. Appeals must be sent to the City Clerk's
office.

VIOLATION: Remodeling of the interior and exterior of the house without the
required permits.
1. NO Permit Applications or Plans have been submitted for the Remodel and
Addition of the home, Electrical, Plumbing and Gas, or Mechanical.
CORRECTIVE ACTION REQUIRED
1. IMMEDIATELY CEASE ALL EXTERIOR AND INTERIOR CONSTRUCTION WORK
UNTIL ALL REQUIRED PERMITS HAVE BEEN REVIEWED, APPROVED, AND
ISSUED; and
2. Secure the home from unlawful entry by boarding all accessible windows and
doors; and
3. Obtain a Single -Family Residential Remodel and Addition Permit from the City of
Tukwila. To apply for said Permit, new plans must be submitted due to the
extensive remodel / demolition of the exterior and interior of the house. Plans
must include, but not limited to the following:
a. Structural engineer reports and plans which include but not limited to all
foundations (specifically cracks, saw cuts, holes), all floor joists, floor
decking, all exterior walls and rafters' structural members; exterior
plywood and OSB boards that have been exposed to the elements;
locations where exterior and/or interior walls have been removed or
proposed to be removed, locations where exterior windows / doors have
been removed or locations where new windows / doors have or will be
installed.
b. Architectural plans which show the existing floor plan and the proposed
floor plan which include but not limited to walls that have been or will be
removed, walls that have been constructed, existing windows, new
windows; and
4. Obtain additional permits, required by the TMC, related to the remodel and/or
addition, including Electrical, Plumbing & Gas, and Mechanical. For more
information, please contact the Department of Community Development at 206-
431-3670 and ask to speak with a Building Plans Examiner regarding additional
permit requirements for the house; and
5. Pay all applicable permit fees. Construction started before the Building Permit
was approved and issued, therefore an additional fee will be due before the
building permit will be issued. Other additional fees will be required for Electrical,
Plumbing and Gas, Mechanical, and any other required permit(s).
Compliance date to submit complete permit application, plans, calculations, reports, and
any other required documents: February 1, 2023
