Please include a copy of this letter with any submittal of the plans. Based upon my review, I have the following comments: This project is a new building for office occupancy. The roof is supported on trusses. It is not specified whether they are wood or metal, but the details indicate wood. Insulation is supported at the bottom of the trusses, and nearly fills the space between the trusses. A wet -pipe system of sprinklers protects the entire building. Upright sprinkler heads are located below the insulation. Pendent heads are provided below the suspended ceiling. No sprinlders are provided above the insulation. This is acceptable if the conditions described in Section 8.15.1.2 of NFPA 13 (2010 Edition) are met. Although this would normally be considered a Light Hazard occupancy, this system has been designed for Ordinary Hazard Group 1, as required by the City of Tukwila. Underground supply piping is connected to the city main, with a double detector check assembly at the property line. A new hydrant is provided on the property, upstream of a post indicator valve and a remote fire department connection. No check valve is provided in the riser inside the building. Pumping from the new hydrant into the FDC could result in recirculating the water back to the hydrant, as the detector check is at the street. Earthquake brace details are shown connected to glu-lams or beams, but no beams or brace locations are shown on the plan. Surge clips are shown on the branch line restraint details due to the high water pressure. The hanger locations must comply with Paragraph 9.2.3.4.4 of NFPA 13. Page 2 Hydraulic calculations: One set of hydraulic calculations has been submitted. They are based on a water supply of 120 psi static pressure, and a residual pressure of 65 psi with 3700 gpm flowing. The density is .15 gpm per sq. ft. over an area of 979 sq. ft. The area has been reduced from 1500 sq. ft. as allowed for a 13'-6" ceiling height and quick -response heads. The plan details show the use of flexible drops to the pendent heads. Pressure drop through the 4'-0" flexible drops is not included in the calculations. However, this would only increase the required pressure a few psi, and should be acceptable considering the generous safety margin. The system demand is 291 gpm for the sprinklers, plus 250 gpm for outside hose, at a pressure of 98.1 psi. The safety margin is 20.3 psi. Thank you for the opportunity to review these plans.
