Construction is concrete masonry unit walls and wood roof with a concrete slab floor. There is a suspended ceiling in the middle portion of the building with plans for additional ceilings throughout. A 9 ft. wide wood canopy runs along most of the west side of the building. Ii DATE: 11 1 CITY Occupancy is to be retail tenant space and a restaurant. Automatic sprinkler protection for the facility is to be provided by a hydraulically designed wet system, with an ordinary hazard pipe schedule dry system protecting the canopy. The wet system has been designed to provide a density of 0.15 gpm/sq. ft. over the most remote 2500 sq. ft. on a spacing of 100 sq. ft. per head. A total of 211 automatic Model F, 1/2 in. orifice, 212°F temperature rated, upright sprinkler heads are proposed throughout the building. Twenty-seven automatic Model F, 1/2 in. orifice, 165°F temperature rated heads are proposed for protection below the existing suspended ceiling. Proposed sprinkler heads to protect the canopy are automatic Model F, 1/2 in. orifice, 165°F temperature rated, dry pendant (18) and horizontal dry sidewall (5) heads. The base of riser demand for the wet system is 718 gpm at 60 psi. The water supply for these systems, with a hose stream allowance of 250 gpm, is adequate. Adequate hangers and earthquake sway bracing are to be provided. We have the following recommendations/comments to this proposal: 1. .If suspended ceilings are installed, sprinkler protection should be provided below the ceilings and should be able to provide a density of 0.15 gpm/sq. ft. of the most remote 2500 sq. ft. i Spieker Partners Page 2 November 6, 1989 Index 78869.01 2. Automatic Model F, dry pendant sprinkler heads are not Factory Mutual approved. Factory Mutual approved equipment should be used and details of the installation should conform to Factory Mutual recommended good practices. Final acceptance of this work will be by field examination and satisfactory completion of the Contractor's Material and Test Certificate. 3. An Inspector's Test Connection should be installed at the most remote point of the wet system. 4. Cutting and welding on sprinkler piping should be avoided. When system fabrication requires drilling, cutting, or burning of holes in sprinkler pipe and/or welding of outlets to pipe, piping should be removed to a safe location. Extreme care should be taken to ensure that coupons, slag and other debris are removed from piping before installation begins. All welding should be performed by welders certified for the procedures used. 5. All new underground piping, including lead-ins, should be thoroughly flushed in accordance with Factory Mutual standards. Flowing 2 in. drains is not an acceptable method of flushing lead-ins. Where underground connections to existing mains are made, the entire underground system should be flushed. 6. A corrosion -resistant metal placard should be provided on each riser indicating location, number of sprinklers, design criteria, water demand, and date of installation. 7. Piping should be adequately sloped to facilitate draining. This means a pitch of at least 1/2 in. in 10 ft. on branch lines and at least 1/4 in. in 10 ft. on crossmains and feed mains. 8. The dry system should be trip tested to assure that water can reach the Inspector's Test Connection in under 60 seconds. If over 60 seconds, a quick -opening device or system redesign may be needed. 9. Plain end pipe couplings should not be used on aboveground piping. 10. All aboveground piping on preaction or dry pipe systems (excluding fittings) should be galvanized. 11. Sprinkler riser shut-off valves are shown as OS&Y in a room. This is acceptable only if the room is rated as a minimum 1 hr. fire resistance and the valves are accessible from outside the building. Subject to the recommendations above, your proposal is acceptable. Plans specify an 8 in. fire main to be tied into the existing 18 in. cast iron public main in Andover Park Street West. This 8 in. main will supply water to the three hydrants in front of the plaza as well as to the sprinkler systems inside the plaza. The 8 in. fire service main will also be tied into the existing 12 in. cast iron public main in Strander Boulevard at the southeast corner of the lot. A sufficient number of gate valves will be installed to allow good isolation of pipe sections. A double check valve assembly will be installed on the fire main service to the plaza as per the City of Tukwila standards. We have the following recommendations/comments to this proposal: 1. Although not specified, the recommended depth of cover above underground mains in this area is 4-1/2 ft. Other details pertaining to rodding, anchorage, and thrust blocking, etc., have not been included, but should conform to Factory Mutual Data Sheet 3-10 (enclosed for your reference). 2. The type of gate valves, check valves, and hydrants to be used have not been specified. Factory Mutual approved equipment should be used and details of the installation should conform to Factory Mutual recommended good practices. Final acceptance of this work will be by field examination and satisfactory completion of the Contractor's Material and Test Certificate. 3. All new underground piping, including lead-ins, should be thoroughly flushed in accordance with Factory Mutual standards. Flowing 2 in. drains is not an acceptable method of flushing lead-ins.
