The scope of work indicated "Interior Repair/Remodel". This revision now shows the door to the lower floor to be locked with the intent is to create an ADU, which also shall need to be changed in the indicated scope of work. The calculations appear to be acceptable for ADU, planning will need to approve or clarify if there any are other restrictions. The following shall need to be addressed to comply for building as an ADU. 1. The new revised plan indicates to proceed with an ADU occupancy. The new plan specifies a one-hour separation for the new ADU. However, the details only show 5/8" GWB on one side. Requirements to achieve a one-hour fire resistant rating, shall be provided individual encasement protection by protecting them on all sides for the full length, including connections to other structural members, with materials having the required fire -resistance rating. Horizontal assemblies serving as dwelling or sleeping unit separations shall be not less than 1 -hour fire -resistance - rated construction. Provide a listed assembly with clear details that complies with the fire resistance rating from both sides as indicated above. Identify with markings on the plans the ADU perimeter walls or framing that shall be provided with the one- hour fire resistant rated assembly. Include an elevation detail for vertical separations. Every dwelling unit shall be provided with heating facilities capable of maintaining a room temperature of not less than 68°F at a point 3 feet above the floor and 2 feet from exterior walls in habitable rooms at the design temperature. The installation of one or more portable space heaters shall not be used. Since the Den has the capability of becoming a bedroom, the Den window shall be replaced to meet egress. Show the window as a new egress window. The window well shall also be revised to meet egress. Provide complete details with dimensions, materials and mechanical fasteners from foundation to the roof framing. Apply one piece to each side over the nailing fin and onto the weather resistive barrier. The tape should extend 2" above the top of the window and 2" below the bottom of the window. Press the tape down firmly. B. Apply top flashing tape. Cut a piece of flashing tape long enough to go across the top of the window and extend at least 1" past the side flashing tape on both sides. Apply the tape over the top nailing fin as shown. Press the tape down firmly. Note: DO NOT tape or seal the bottom nailing fin. C. Fold down top flap of weather resistive barrier (3C). D. Apply flashing tape to diagonal cuts. Cut pieces of flashing tape at least 1" longer than the diagonal cuts in the weather resistive barrier. Apply the tape covering the entire diagonal cut in the weather resistive barrier at both upper corners of the window. Press the tape down firmly. 4 INTERIOR SEAL Caution: Ensure use of low pressure polyurethane window and door insulating fiams and strictly follow the _Pam manufacturer's recommendationsfor application. Use of high presswe foams or improper application of the fiam may cause the window frame to bow and hinder operation. Apply insulating foam sealant. From the interior, insert the nozzle of the applicator approximately 1" deep into the space between the window and the rough opening d apply a 1" deep bead of foam. This will allow room or expansion of the foam and will minimize squeeze out. Allow the foam to cure completely (usually 8 to 24 hours) before proceeding to the next step. Note: It may be necessary to squeeze the end of the tube with pliers to be able to insert into the space between the window frame and the rough opening.
