A Modification is (1) a written amendment to the Contract signed by both parties, (2) a Change Order signed by all parties, (3) a written interpretation issued by the Consultant pursuant to the original specification, or (4) a written order for a minor change in the Work issued by the Consultant pursuant to the original specification. The contract documents form the Contract for construction. This Contract represents the entire and integrated agreement between the parties hereto and supersedes all prior negotiations, representations or agreements, either written or oral. The Contract may be amended or modified only by a Modification as defined in the paragraph above. The Contract documents shall not be construed to create any Contractual relationship of any kind between the Consultant and the Contractor, but the Consultant shall be entitled to performance of obligation intended for his benefit, and to enforcement thereof. Nothing contained in the Contract documents shall create any Contractual relationship between the Owner or the Consultant and any subcontractor. 1.2 The Work of this Contract The Work comprises the completed construction required by the contract documents and includes all labor necessary to produce such construction, and all materials and equipment incorporated or to be incorporated in such construction. 1.3 The Project The Project is the total construction of which the Work performed under the Contract documents may be the whole or a part. 1.4 The Consultant The Consultant shall be defined as "Westcoast Roof Consulting" and is the entity named within the Contract documents as the Consultant. The Consultant shall provide administration of the Contract and on-site observations during roof installation. Westcoust Roof Consulting Page -3 CBRE Kent, WA 1.5 The Owner The Owner is the person or entity identified as such in the Owner -Contractor agreement and is referred to throughout the Contract Documents as if singular in number and masculine in gender. The term Owner means the Owner or his authorized representative excluding the Consultant. i.6 The Contractor The Contractor (successful bidder) is the person or entity identified as such in the Owner -Contractor agreement and is referred to throughout the contract documents as if singular in number and masculine in gender. The term Contractor means the Contractor or his authorized representative. 1.7 Subcontractor A Subcontractor is any person or entity not employed by the Contractor but hired separately by the Contractor to perform work on the Project. 2.0 Taxes The Contractor shall include in his proposal, pay and indemnify Owner against liability for all applicable Federal, State and Local taxes of whatever character description, including all Sales and Use Taxes relating to tangible personal property, title to which is transferred to Owner as personality or as part of real estate. 3.o Removal of Unfit Material The ,Contractor shall, upon notification by the Consultant, immediately remove and replace, to the satisfaction of the Consultant and Owner, all materials and work of unsound or unfit character. The expense of removing, reconstruction, replacing, or refinishing unsound or unfit materials and work, the cost of making good other work affected thereby and the cost of delays resulting therefore shall be borne by the Contractor and no extension of time will be allowed for such correcting of faulty material or work. 4.0 Owner/Management A. The Owner/Management reserves the right to accept other than the lowest Quotation and to accept or reject any Quotation in whole or in part, or to reject all Quotations with or without notice or reasons, and if no Quotation is accepted, to abandon the work or to have the work performed in such other manner as Owner/Management may elect. End of Section T4 estcoast Roof Consulting Page -5 CBRE Kent, WA SECTION 00200 - SCOPE OF WORK 1.0 SCOPE OF WORK The Scope of Work for the roof replacement is to include: removal of the existing roof system(s) and flashings down to the structural deck, mechanically attaching through the existing wood deck a two (2) layer insulation system meeting the State of Washington "Energy Code" requirements, followed by a single layer of 1/4" Securock Glass -Mat roof board, and installation of a mechanically attached, 60 mil, white PVC reinforced roof membrane to meet all necessary wind uplift requirements for the geographic location of the project, complete with all necessary flashings, PVC clad metal, and all other incidental and accessory items to comprise a completed roofing assembly. 2.0 SITE VERIFICATION Prior to submitting a bid for the roof replacement, the bidding Contractor and all Sub -Contractors are to visit the building(s) to verify dimensions, locations for loading and unloading of materials, the structure and all necessary logistics for successful completion of the roof replacement. Work under the Contract is to be completed in timely and professional manner with as little inconvenience to the tenant(s) as possible. The Bid for the project is to include all work necessary for completion. The specification and details are not represented or guaranteed in any way as as -built conditions. Verification of all dimensions is the responsibility of the bidding Contractor. 3.0 DESCRIPTION OF WORK The Scope of Work is to include installation of the specified roof system per the requirements of the manufacturer for a twenty (2o) year "system" type guarantee. Correction of any failure to install the system in this manner is the responsibility of the Contractor at no additional cost to the Owner/Management. 3.1 ROOF SYSTEM DESCRIPTION The new roof system is to consist of one layer of 6o mil reinforced PVC single ply membrane mechanically attached over a layer of 1/4" Securock and a two (2) layer State of Washington "Energy Code" compliant insulation system, also mechanically attached into the plywood substrate. 3.2 BASE/WALL FLASHING SYSTEM The base/wall flashing system is to consist of PVC single ply flashing membrane set in adhesive over the vertical substrate. If an alternate system is selected, all requirements of the specification remain intact for the alternate system installation. 5.0 UNIT COSTS Unit Costs are listed separate from the Base Bid requirements and costs. Unit Costs are to be utilized during the course of construction on an "as needed" basis for items such as plywood replacement, drain installation, etc. Approval for these items should be in writing directly from the Owner/Management or Consultant. Unit Costs are as follows: 1. Provide a lump sum price to provide the Owner with a twenty (2o) Year Manufacturers "System" Guarantee covering labor and materials. 2. Tapered insulation at 1" in depth set in the specified adhesive. To be listed as a price per square foot. 4. Cast iron compression ring type internal drain, similar to J. R. Smith 1oioY installed. To be listed as per unit price. 5. Cast iron drain line to match or exceed the existing. To be listed as price per lineal foot. 6. Provide a "Lump Sum" total price to replace the existing skylight/smoke hatches with like kind (non- louvered) that meet or exceed all current code requirements. The skylight/smoke hatches shall be rated for fall protection, curb mounted (on wood curbs 8" above the completed roof) and shall be fastened with neoprene gasketed screws in all pre -drilled holes. All skylight/smoke hatches shall have fall protection screens and diamond - tapered insulation on the high side installed as part of the cost. Bids shall be submitted on the Bid Form included in this Specification or an exact copy thereof. Original bids are to go to the Owner/Management, with a copy of the bid to Westcoast Roof Consulting. No FAX bids are allowed unless directed by the Owner/Management. B. Blank spaces must be typewritten or written in ink in both words and figures. Typewritten, stamped or printed signature without a handwritten signature will not be accepted. C. Bids must be submitted in sealed envelopes bearing on the outside, the name of the Bidder, his address and the project name and address. For Bidder's protection, mailed Bids should be sent by Registered Mail. 1.2 Receipt and Opening of Bids A. Bids are to be received at the time and date shown in the Pre -Bid Conference/Addenda #1. B. Bids received after the time specified will not be considered or accepted. Amendments to Bids will not be considered or accepted unless received prior to or at the same time as the Bid. C. Bids are to be good for sixty (6o) days from date of submission. 1.3 Examination of Drawings, Specification and Work Site A. Before submitting a Bid, each Bidder shall examine the drawings, read the specifications/Addenda and visit the building. Each Bidder is to be fully aware, prior to bidding, of all existing conditions and limitations under which the work is to be performed, and he shall include in his Bid the cost to cover all items necessary to perform the work as set forth. No allowance will be made to any Bidder because of lack knowledge. The submission of a Bid will be construed as conclusive evidence that the Bidder has made such examination. 1.4 Addendum and Interpretation A. Such revisions and amendments, if any, will be announced by Addenda. 1.5 Time of Completion/Bonds A. Time is of the essence and Bidders are advised that the project must be completed within the schedule stipulated in the Pre -Bid Conference/ Addenda #1. B. No bonds are required for the work of the contract; however the Owner/Management reserves the right to request any/all bonds. 1.6 Award of Contract A. Award of Contract will be at the Owner's/Management's sole discretion. B. The Owner/Management may, when in its interest, reject any and all Bids or waive any informality in Bids received. 1.7 Code Compliance A. Contractor shall purchase & maintain insurance that will protect the Owner/Management and Consultant from claims resultant from contractor's operations during completion of the Scope of Work. The Insurance is required to protect the Owner/Management and Consultant from claims set forth by sub -contractors who directly or indirectly employs workers on the project. 1. Claims under workers' or workmen's compensation, injuries, disability benefit and other similar employee benefit acts; and 2. Claims for damages/compensation due to bodily injury, occupational sickness or disease, or death of employees; and 3. Claims for damages/compensation due to bodily injury, sickness, disease, or death of any person other than employees; and 4. Claims for damages/compensation, other than to the Work itself, because of injury to or destruction of tangible property, including loss of use resulting from, and consequential damages to Owners business; and 5. Claims for damages because of bodily injury or death of any person or property damage arising out of the ownership, maintenance or use of any motor vehicle; and 6. Claims for damages, which are sustained (i) by any person as a result of a breach of duty directly or indirectly related to the employment of such person by the Contractor or the hiring of such Person by the Contractor, or (2) by any other person. B. The insurance required by Paragraph A above, shall be written for not less than limits of liability listed in this Specification, the contract, or as required by law, whichever is greater. 1. Certificates of Insurance shall be filed with the Owner/Management as a part of the contract process and prior to commencement of Work. To the fullest extent permitted by law, the Contractor shall indemnify and hold harmless the Owner/Management, the Owner's partners, and all their respective trustees and beneficiaries, and all of their respective heirs, successors, assigns, and personal representatives, agents, employees and lenders, the Consultant and their agents and employees from and against all claims, damages, losses and expenses, including but not limited to attorneys' fees and costs, arising out of or resulting from the performance of the Work, provided that any such claim, damage, loss or expense (1) is attributable to bodily injury, sickness, disease or death, or to injury to or destruction of tangible property (other than the Work itself) including the loss of use resulting from, and (2) is caused in whole or in part by any intentional or negligent act or omission of the Contractor, any Subcontractor, anyone directly or indirectly employed by any of them or anyone for whose acts any of them may be liable, regardless of whether or not it is caused in part by a party indemnified hereunder. Such obligation shall not be construed to negate, abridge, or otherwise reduce any other right or obligation of indemnity, which would otherwise exist as to any party or person, described in this Paragraph. In any and all claims again the Owner/Management or the Consultant or any of their agents or employees by any employee of the Contractor, any Subcontractor, anyone directly or indirectly employed by any of them, or anyone for whose acts any of them may be liable, the indemnification obligation under this Paragraph shall not be limited in any way by any limitation on the amount or type of damages, compensation or benefits payable by or for the Contractor or any Subcontractor under workers' or workman's compensation acts, disability benefit acts or other employee benefit acts. Access for return visits to the properties shall be scheduled directly through Owner/Management's Representative. B. Means of ingress or egress, loading docks, etc., shall not be blocked for any reason without prior consent from the individual tenant and building Owner/Management. C. The Contractor must not block clear access for fire fighting equipment. D. Material and equipment storage areas are limited to those designated by the Owner/Management. The areas must be surveyed by the Contractor prior to material/equipment storage, damage or missing conditions must be documented with photographs and must be forwarded to the Owner/Management prior to start. E. Staging areas, delivery times, acceptable working hours, and designated crew parking shall all be outlined during the Pre -Bid Conference. 2.0 Scheduling A. Prior to starting any roof removal, a Pre -Job Conference is required to document staging areas, site contacts, etc. B. The Awarded Contractor shall have one point of contact for this project. This person shall be available for weekly status meetings. C. All work under the Contract shall be scheduled by the Roofing Contractor directly with the Owner/Management; Sub -Contractors are not to contact the Owner/Management unless previously agreed to by the necessary parties. 3.0 Site Conditions A. All exposed nailers shall be #2 or better, kiln -dried, and pressure treated. Wood shall be treated with salt or oxide based preservative. Wolmanized treatment is approved. Wood shall not be treated with asphaltic or creosote preservatives. 3. Size to be as indicated on the drawings. 4. Nailers shall extend 1/2" beyond metal flanges. B. Plywood 1. All plywood is to be CDX, minimum 1/2" ($-ply), APA Rated Exterior, Structural. Only waterproof glue is acceptable. 2. Refer to drawings for plywood thickness at each detail. C. Fasteners 1. Masonry/Concrete Fasteners a. Corrosion -resistant Factory Mutual approved fastener with low profile head. Fasteners shall meet FM 4470. b. Fasteners shall be threaded or expansion type as required by site conditions. c. Fasteners shall be a minimum of 3/16" diameter with a 1" minimum embedment. d. Correct conditions detrimental to the proper and timely completion of the work. Do not proceed until unsatisfactory conditions have been corrected. 3.2 NAILERS 3.3 A. Nailers are to be installed as per detail drawings. B. Discard units of material with defects that might impair quality of work and units that are too small to use in fabricating work with minimum joints or optimum joint arrangement. C. Set nailers to required levels and lines with members plumb and true. D. Nailers shall be installed with 1/4" gap between ends of adjoining pieces. E. Nailers shall be fastened according to FM Global Data Sheet 1-49, unless superceded by the requirements of local municipalities. F. Nailers shall be fastened in accordance with the following: 1. Fasteners in 6" or wider (nominal) lumber shall be installed in two (2) rows, staggered one-third of nailer width. Listed spacings indicate distance between fasteners in adjacent rows. 2. Two (2) fasteners shall be installed within 6" of each nailer end. 3. Where two or more nailers are installed, each nailer shall be fastened independently. INSTALLATION A. Raise all existing curbs and platforms to a minimum height of 8" above the roof surface. B. All new curb mounted skylights shall be installed on new 2x wood curbs secured to the structure with appropriate Simpson straps to result in a minimum height of 8" above the finished roof surface. Fill in the area around the new curbs as necessary with polyisocyanurate roof insulation to match the height of the existing foam roof removed. Westcoast Roof Consulting Page - 23 CBRE Kent, WA C. Where indicated at the Pre -Bid Meeting, construct new minimum 8" high good platforms. D. Install new 1/2" CDX plywood around the vertical surface of the new roof access hatch and secure accordingly. E. Pipes of 3" in diameter and less: Support pipes on pressure treated wood blocks (minimum 2x4) spaced at a maximum of 6' on center. Set the wood blocks in a dab of sealant over PVC roof protection material (do not set the roof protection material into sealant over the roof). Secure the pipe to the wood blocks with oversized pre -manufactured clamps to allow movement. F. Pipes larger than 3": Install pipe supports provided by Portable Pipe Hangers (713-939-7161). Support pads should be placed on roof protection material loose laid on roof system. 3.4 ABANDONED ITEMS: 3.5 A. Removal of all confirmed non-use items on the roof and disposal of same, including deck repair/replacement if the deck was affected by the non-use equipment removal. The contractor must confirm with the Owner and the tenant that items are non-use prior to removal. Great care must be taken when removing items that penetrate the roof, so as not to allow the items to drop into the tenant's space. CLEAN-UP A. Debris from carpentry work shall be frequently removed from building site as it accumulates. Leave job site absolutely clean at completion of work, and properly dispose of all construction debris. The Contractor shall provide written documentation with photographs of cracked concrete/ paving, wall stains, damaged ceiling tiles and foil insulation, etc. Failure to provide this information prior to beginning work will mean the Contractor accepts the site as is and shall be responsible for items noted at completion of work. The Contractor shall repair any damage caused by his work without extra cost to the Owner/Management. 1.7 QUALITY ASSURANCE A. Acceptable Products: Primary roofing products, including each type of sheet, all manufactured in the United States, shall be supplied by a single manufacturer which has been successfully producing the specified types of primary products for not less than io years. The primary roofing products shall have maintained a consistent composition for a minimum of five years. B. Product Quality Assurance Program: Primary roofing materials shall be manufactured under a quality management system that is monitored regularly by a third party auditor under the ISO 9001:2000 audit process. C. Agency Approvals: The proposed roof system shall conform to the following requirements. No other testing agency approvals will be accepted. 1. Underwriters Laboratories Class "A" acceptance of the proposed roofing system without additional requirements for gravel or coatings. 2. The roof configuration (including fastening of insulation) shall be approved by the appropriate governing body to meet the necessary wind uplift pressures for the geographic region. D. Acceptable Contractor: Contractor shall have a minimum of 5 years experience in successfully installing the same or similar roofing materials and be certified in writing by the roofing materials manufacturer to install the primary roofing products. The work to be performed under this specification shall include, but is not limited to the following: Attend necessary job meetings and furnish competent and full time supervision, experienced roof mechanics, all materials, tools, and equipment necessary to complete, in an acceptable manner, the roof installation in accordance with this specification. Comply with the latest written application instructions of the manufacturer of the primary roofing products. In addition, application practice shall comply with requirements and recommendations contained in the latest edition of the Handbook of Accepted Roofing Knowledge (HARK) as published by the National Roofing Contractor's Association. F. Local Regulations: All materials provided and work to be performed under this Specification will at all times conform to any and all applicable regulations of public agencies, including any specific requirements of the city and/or state of jurisdiction. G. Manufacturer Requirements: Ensure that the primary roofing materials manufacturer provides direct trained company personnel to attend necessary job meetings, perform periodic inspections as necessary, and conducts a final inspection upon successful completion of the project. i.8 PRODUCT DELIVERY STORAGE AND HANDLING A. Delivery: Deliver materials in the manufacturer's original sealed and labeled containers and in quantities required to allow continuity of application. B. Storage: Store materials out of direct exposure to the elements. Store roll goods on a clean, flat and dry surface. All material stored on the roof overnight shall be stored on pallets. Store materials on the roof in a manner so as to preclude overloading of deck and building structure. Store materials such as solvents and adhesives away from open flames, sparks or excessive heat. Cover all material using a breathable cover such as a canvas. Polyethylene or other non -breathable plastic coverings are not acceptable. C. Handling: Handle all materials in such a manner as to preclude damage and contamination with moisture or foreign matter. Handle rolled goods to prevent damage to edges or ends. D. Damaged Material: Any materials that are found to be damaged or stored in any manner other than stated above will be automatically rejected, removed and replaced at the Contractor's expense. Westcoast Roof Consulting Page - 28 CBRE Kent, WA 1.9 PROJECT/SITE CONDITIONS A. Requirements Prior to Job Start 1. Notification: Give a minimum of 5 days notice to the Owner and manufacturer prior to commencing any work and notify both parties on a daily basis of any change in work schedule. 2. Permits: Obtain all permits required by local agencies and pay all fees, which may be required for the performance of the work. 3. Safety: Familiarize every member of the application crew with all fire and safety regulations recommended by OSHA, NRCA and other industry or local governmental groups. B. Environmental Requirements 1. Precipitation: Do not apply roofing materials during precipitation or in the event there is a probability of precipitation during application. Take adequate precautions to ensure that materials, applied roofing, and building interiors are protected from possible moisture damage or contamination. The roof shall be kept watertight on a daily/ nightly basis. 2. Temperature Restrictions - cold adhesive: At low temperatures, the specified cold adhesive becomes more viscous, making even distribution more difficult. The optimal temperature of the adhesive at point of application is 70°F (21°C). To facilitate application when ambient temperatures are below 50°F (io°C), store the adhesive and roll goods in a warm place immediately prior to use. Suspend application in situations where the adhesive cannot be kept at temperatures allowing for even distribution. C. Protection Requirements 1. Membrane Protection: Provide protection against staining and mechanical damage for newly applied roofing and adjacent surfaces throughout this project. 2. Limited Access: Prevent access by the public to materials, tools and equipment during the course of the project. Westcoast Roof Consulting Page -29 CBRE Kent, WA 3. Debris Removal: Remove all debris daily from the project site and take to a legal dumping area authorized to receive such materials. 4. Site Condition: Complete, to the Owner's satisfaction, all job site clean-up including building interior, exterior and landscaping where affected by the construction. 1.io GUARANTEE/WARRANTY A The Contractor shall guarantee the roof system for a period of five (5) years from the date of acceptance by the Owner/Management. The Contractor shall make all repairs during this period in order to maintain the roof in a watertight condition without additional cost to the Owner/Management. B. Unit Price - Roof "System" Guarantee: Upon successful completion of the project, and after all post installation procedures have been completed, furnish the Owner with the manufacturer's twenty (2o) year "System" type guarantee covering material and workmanship and flashings. The guarantee shall be a term type, without deductibles or limitations on coverage amount. The manufacturer shall make all repairs during this period to maintain the roof watertight and in conformance with this specification without additional cost to the Owner. The Owner has the right, in the case of emergency at any time during this period and without invalidating the this guarantee, to make any temporary repairs that are required in order to protect the buildings and the contents of the buildings from damage due to the roof leaking. The contractor is to provide all communication to and paper work for the material manufacturer, including technical inspections at the completion of the projects. The following roofing and flashing specifications are based upon SARNAFIL except as modified or otherwise specified herein, to establish intended types and quantities. Submittals for the following manufacturers will be accepted for review and consideration: 1. SARNAFIL - Sikaplan 6o mil PVC Mechanically Attached Single -ply. 2. JOHNS MANVILLE — SR -6o 6o mil Mechanically Attached Single - ply. B. The Mechanically Attached Roofing System components are to be produced or supplied by a single manufacturer. The accessories and other related components of the specified roofing system and accessories are to be approved by the primary materials manufacturer prior to the installation of the system. C. The roofing products and accessories shall be provided by the same manufacturer issuing the overall "System" guarantee. No deviations. D. Manufacturer supplied V.O.C. compliant products shall be bid and used if V.O.C. regulations are in effect at the project location at the time of bidding. E. No product shall contain any asbestos or asbestos-related products. 2.2 ROOF MEMBRANE A. Mechanically Attached Roofing Membrane — Sarnafil Sikaplan 6o - 6o mil nominal (o.o6o inch) or Johns Manville SR -6o 6o mil nominal (.06o inch) thickness PVC with polyester reinforced membrane. B. Membrane shall conform to ASTM D4434-96 (or latest revision) Standard for polyvinyl chloride sheet roofing and in conformance with Type III. C. Roofing Membrane Color: White. 2.3 FLASHING MATERIALS A. Flashing Membrane — Sarnafil 6o mil G410 Flashing Membrane, or approved equal. Color of flashing membrane shall be White. The flashing membrane shall conform to ASTM D4434-96, and be a Type II, Grade I flashing membrane. Use Sarnafil G459 flashing membrane, or approved equal, at all asphalt contaminated surfaces. Flashing Metal - PVC Clad Metal shall be as manufactured by the primary material manufacturer, used for flashing and detailing. 2.4 INSULATION AND ROOF BOARD A. First Two (2) Layers of Insulation: Class I, Polyisocyanurate Foam Faced with Asphalt/Glass Mat, or Polymer Glass Mat on Both Sides of Foam and complying with ASTM C-1289. Board shall have a minimum R -Value (as required by the State of Washington "Energy Code"), as determined by ASTM C-518 in accordance with the six month conditioning procedure outlined in RIC/TIMA Technical Bulletin 281-1. Maximum board dimension is 4' x 8'. B. Roof Board: Furnish and install one layer of 1/4" Securock roof board from US Gypsum. C. Tapered Insulation (as required for crickets/saddles): Factory Tapered insulation panels (minimum 1/4" in 12" slope), conforming to ASTM C-728. 2.5 RELATED MATERIALS A. Solvent - Solvent welding solution shall be furnished in one -gallon cans with the manufacturers label attached. Seam or Lap Sealant — Shall be a liquid PVC sealing compound as approved by the primary material manufacturer. C. Sealant — PVC Urethane Sealant is a single component, non -sag elastomeric polyurethane sealant. D. Adhesive — VOC compliant PVC membrane adhesive shall be used for bonding the PVC flashing membrane to vertical substrates of wood, metal, concrete and Securock, and shall have the manufacturers label attached. E. Aluminum Foil Tape - Aluminum foil tape shall be a 3 -mil tape with acrylic adhesive used as a separation layer between small areas of asphalt contamination and over metal joints prior to flashing strips being welded over the joints. F. Termination Bar - The termination bar shall be an extruded aluminum bar used to terminate adhered, reinforced membrane base flashings as approved by primary material manufacturer. Prefabricated PVC Corners — Prefabricated inside and outside flashing corners made of 6o mil thick membrane. I. Screws and Plates — All screws and plates shall be as approved by the primary material manufacturer. Fasteners must be FM (Factory Mutual) approved and corrosion resistant. J. Walkway - Walkway shall be as manufactured by the primary material manufacturer consisting of PVC membrane. Westcoast Roof Consulting Page -33 CBRE Kent, WA PART 3 - EXECUTION 3.1 GENERAL A. When installing PVC mechanically attached roofing membrane in cooler weather, it is, recommended that liquids such as solvents, sealants, etc. be stored at warmer temperatures (40 degrees F. or more) until just prior to use in order to facilitate the installation. B. Precautions 1. Do not use membrane or related products near fire or flame. 2. Avoid breathing vapors of solvent, sealant and adhesives. Use with adequate ventilation. 3. Avoid prolonged contact of solvents, sealants and adhesives with skin. 4. Do not use open flames to expedite drying of surfaces, sealants, or adhesives. 5. Consult Material Safety Data Sheets and container labels for specific safety instructions. 6. Do not paint PVC coated metal or membrane with oil-based paint. Consult manufacturer of the membrane for recommendations. 3.2 PREPARATION OF SUBSTRATE A. To prevent delays or interruptions, coordinate work with subcontractors to ensure that components to be incorporated into the mechanically attached roofing system are available as the work progresses. B. Examine substrates to which the roofing materials are to be applied to ensure that their condition is satisfactory for the roofing systems application. C. Substrates for roofing materials shall be dry and free of moisture, oil, dirt, grease, sharp edges and debris. Inspect substrates and correct defects before application of roofing membrane. D. All roof surfaces shall be free of standing water, ice, or snow. Westcoast Roof Consulting Page - 34 CB RE Kent, WA E. Roofing contractor shall determine the condition of the existing roof deck prior to application. Installation of new membrane roofing over any section will denote acceptability by the roofing contractor of that section. Any corrective action required by having installed new roofing over an unsatisfactory surface shall be the contractor's responsibility. 3.3 CRICKET INSTALLATION A. Install tapered crickets in insulation adhesive at all penetrations 4' and larger in the direction of slope, including skylight curbs. 3.4 INSULATION AND ROOF BOARD INSTALLATION A. High Thermal Insulation: Install two layers of polyisocyanurate roof insulation (maximum 4' x 8') per the requirements of your chosen manufacturer requirements, joints should be butted tightly. B. Install one layer of 1/4" Securock. Each 4' x 8' sheet of roof board shall be attached over the installed insulation and into the plywood substrate with a minimum of six (6) fasteners per sheet on horizontal surfaces. A minimum of four (4) fasteners shall be installed on any board combination cut of a dimension less than the aforementioned. The long joints of the roof board shall be continuous, with the short joints staggered a minimum of 3o" in the length direction. C. Apply no more insulation/roof board than can be completely covered with the PVC membrane on same day. 3.5 MEMBRANE INSTALLATION A. Membrane is to be attached with fasteners and seam plates according to Manufacturer (6" on center in seam maximum). Membrane overlaps shall be shingled with the flow of water. Full -width rolls shall be fastened perpendicular to the direction of the underlayment board where possible. B. Perimeter and Corner Areas: Over the properly installed and prepared substrate surface, half -width rolls are to be installed parallel with the entire perimeter edge. The number of adjacent half -rolls will be determined by building height and width. Fasteners and seam plates are installed along the edge of the membrane on the fastening line at a spacing determined by Manufacturer. Seam plates are held -back 1 inch from the outer edge of the membrane. The adjacent half -roll is positioned to overlap the fastened edge of the first half -roll by 5-1/2 inches in accordance with the overlap lines marked on its edge. The 5-1/2 inch overlap will allow the top membrane to extend 2-1/2 inches past the seam plate for heat -welding. Westcoast Roof Consulting Page - 35 CBRE Kent, WA C. Fasteners shall clamp the field membrane tightly to the substrate. In corner areas where perimeter half -rolls intersect, add rows of fasteners and seam plates over the top the half -rolls and %veld a PVC coverstrip above them for watertightness. D. Perimeter area is defined as the outer boundary of the roof. If the roof is broken into different levels, each roof area shall be treated as an individual roof with its outer boundary being treated as a perimeter. Typically, internal expansion joints and firewalls are not considered to be full perimeters. E. The ridge area is defined as the high point in the roof area formed by two intersecting planes. When the sum of the slopes is a minimum of 4 inches in 12 inches, each side of the ridge shall be treated as a perimeter area. F. Securement around perimeter and rooftop penetrations: Around all perimeters, at the base of walls, drains, curbs, vent pipes, or any other roof penetrations, fasteners and seam plates shall be installed according to perimeter rate of attachment. Fasteners shall be installed according to the manufacturer's instructions. Fasteners shall be installed using the fastener manufacturer's recommended torque -sensitive fastening tools with depth locators. Fasteners shall clamp the membrane tightly to the substrate. 3.6 WELDING OF LAP AREAS A. All seams shall be hot-air welded. Seam overlaps should be 3 inches wide when automatic machine -welding and 4 inches wide when hand -welding, except for certain details. B. Welding equipment shall be provided by or approved by Manufacturer. All mechanics intending to use the equipment shall have successfully completed a training course provided by a Manufacturer Technical Representative prior to welding. C. All membrane to be welded shall be clean and dry. D. Hand -welded seams shall be completed in two stages. Hot-air welding equipment shall be allowed to warm up for at least one minute prior to welding. 1. The back edge of the seam shall be welded with a narrow but continuous weld to prevent loss of hot air during the final welding. It estcoast Roof Consulting Page -36 4 CBRE Kent, WA 2. The nozzle shall be inserted into the seam at a 45 degree angle to the edge of the membrane. Once the proper welding temperature has been reached and the membrane begins to "flow," the hand roller is positioned perpendicular to the nozzle and pressed lightly. For straight seams, the 1-1/2 inch wide nozzle is recommended for use. For corners and compound connections, the 3/4 inch wide nozzle shall be used. E. Machine Welding 1. Machine welded seams are achieved by the use of automatic welding equipment. When using this equipment, instructions shall be followed and local codes for electric supply, grounding and over current protection observed. Dedicated circuit house power or a dedicated portable generator is recommended. No other equipment shall be operated off the generator. 2. Metal tracks may be used over the deck membrane and under the machine welder to minimize or eliminate wrinkles. F. Quality Control of Welded Seams: The Applicator shall check all welded seams for continuity using a rounded screwdriver. Visible evidence that welding is proceeding correctly is smoke during the welding operation, shiny membrane surfaces, and an uninterrupted flow of dark grey material from the underside of the top membrane. On-site evaluation of welded seams shall be made daily by the Applicator to locations as directed by the Manufacturer's Field Representative. One inch wide cross-section samples of welded seams shall be taken at least three times a day. Correct welds display failure from shearing of the membrane prior to separation of the weld. Each test cut shall be patched by the Applicator at no extra cost to the Owner. 3.7 FLASHING INSTALLATION A. All flashings shall be installed concurrently with the roof membrane as the job progresses. If any water is allowed to enter under the newly completed roofing, the affected area shall be removed and replaced at the Applicator's expense. Flashing shall be adhered to compatible, dry, smooth, and solvent -resistant surfaces. Westcoast Roof Consulting Page - 37 CBRE Kent, WA B. VOC Compliant Adhesive for Membrane Flashings 1. Over the properly installed and prepared flashing substrate, adhesive shall be applied according to instructions found on the Product Data Sheet. The adhesive shall be applied in smooth, even coats with no gaps, globs or similar inconsistencies. Only an area which can be completely covered in the same day's operations shall be flashed. The bonded sheet shall be pressed firmly in place with a hand roller. 2. No adhesive shall be applied in seam areas that are to be welded. All panels of membrane shall be applied in the same manner, overlapping the edges of the panels as required by welding techniques. C. All flashings shall extend a minimum of 8 inches above roofing level unless otherwise accepted in writing by the roofing material manufacturer. D. All flashing membranes shall be consistently adhered to substrates. All interior and exterior corners and miters shall be cut and hot-air welded into place. No bitumen shall be in contact with the membrane. E. Membrane flashings shall be terminated according to recommended detail drawings. F. At parapet walls, the single ply roof membrane shall be fully -adhered to acceptable substrate using an approved VOC compliant adhesive. The membrane shall extend up vertical surfaces and terminate along the top outside edge of the parapet walls' horizontal plane with an approved termination bar mechanically attached with appropriate fasteners, and the edge of the membrane sealed with approved sealant. The wall flashing assembly shall be installed in accordance with the manufacturer's technical department for additional securement and assembly, of wall heights in excess of thirty (3o) inches. G. PVC coated metal flashing shall be installed in accordance with the manufacturer's standard detail drawings. 1. Complete all metal work concurrently with roofing and flashings so that a watertight condition exists daily. 2. Metal shall be installed to provide adequate resistance to bending and to allow for normal thermal expansion and contraction. 3. All metal flashings and terminations shall be securely fastened in the plane of the roof deck with fasteners approved by the manufacturer. Westcoast Roof Consulting Page -38 CBRE Kent, WA 4. All PVC coated metal shall be fabricated to form hemmed edges to prevent sharp metal edges from cutting the membrane, except when in conjunction with wood nailers. H. Install pre -manufactured or field fabricated flashings at all pipes, vents, ducts, etc., in accordance with the manufacturer's requirements. Install manufacturers approved tape over asphalt or other contaminants on the penetrations. Install stainless steel pipe clamps near the top edges of the flashings and seal the top edges of the flashings to the penetrations with approved sealant. 3.8 WALKWAY INSTALLATION A. Walkways shall be installed at each roof access hatch, at each mechanical unit service access panel, under ballasted satellite dish supports, and as designated at the Pre -Bid Meeting. B. Walkway Installation: 1. Install walkway material over clean and dry surfaces. 2. Layout areas where walkway material is to be installed with most of the material being oriented so that it is placed between the field seams in maximum lengths of twelve (12') feet with each adjacent section of walkway tread material spaced four inches (4") from one adjacent tread panels. 3. Fully adhere sections of the walkway tread material to the roofing membrane that are not being hot air welded together with membrane adhesive. 4. Hot air -weld the perimeter of the properly positioned Walkway Material. Check seams for any voids or inconsistencies that might prevent watertightness. 5. Apply seam sealant at all welded edges. 3.9 FIELD QUALITY CONTROL AND INSPECTIONS A. Site Condition: Leave all areas around job site free of debris, roofing materials, equipment and related items after completion of job. B. Notification Of Completion: Notify the manufacturer by means of manufacturer's printed Notification of Completion form of job completion in order to schedule a final inspection date. Post -Installation Meeting: Hold a meeting at the completion of the project, attended by all parties that were present at the pre job conference. A punch list of items required for completion shall be compiled by the Contractor and the manufacturer's representative. Complete, sign, and mail the punch list form to the manufacturer's headquarters. D. Issuance Of The Guarantee: Complete all post installation procedures and meet the manufacturer's final endorsement for issuance of the specified guarantee. Expansion fasteners shall be zinc alloy with stainless steel nail and mushroom head (nylon or plastic anchors are not approved). 4. Stainless steel/neoprene sealing washers shall be installed for either threaded or expansion type fasteners, where exposed. 5. Fasteners to be nominal 1/4" thickness minimum and of sufficient length to penetrate the masonry/concrete 1-1/4". H. Wood Fasteners 1. Fasteners to be of sufficient length to penetrate the wood a minimum of1-1/4". 4. 1-1/2" x 11 -gauge ring shank roofing nails shall be used for concealed fastening into wood. I. Elastoineric sealant shall be a low modulus, high performance, one -part polyurethane conforming to Federal Spec. No. TT-S-oo23oC, Type II, Class A, such as Mameco Vulkem 921 or Sikaflex 15LM. J. All other materials not specifically described, but required for a complete and proper installation of roofing and flashings, shall be subject to approval of Owner/Management and Consultant. Correct conditions detrimental to the proper and timely completion of the work. Do not proceed until unsatisfactory conditions have been corrected. 3.2 FABRICATION 3.3 A. Sheet metal shall be formed accurately to shapes as indicated on the drawings and in conformance with detail drawings. Contractor shall be responsible for all dimensions. B. Metal counterflashings shall have a minimum 4" vertical face and all copings, edge flashings, platform pans, etc., shall have a minimum 3" vertical face, or as otherwise noted on the detail drawings. C. All exposed edges of cut sheet metal shall be folded back on concealed surfaces to form a hem. In addition, a drip lip shall be broke at the base of all vertical surfaces. D. Metal end joints shall be lapped a minimum 3" and shall not be mechanically attached. The hem shall be trimmed on one piece and slipped into the adjacent piece. E. Horizontal flanges of edge flashing, turbine vent bases, etc., shall be 4" minimum with rounded corners. F. Form, fabricate, and install all sheet metal so as to adequately provide for expansion and contraction in the finished work. G. Cross -brake all platform pans to provide slope. INSTALLATION A. Replace the existing skylights with new curb mounted skylights in the same configuration, i.e. vented to replace vented, non -vented to replace non - vented, fusible link/sinoke hatch, etc. The skylights shall be standard fiberglass or double dome acrylic curb mounted. The skylights shall be fastened with appropriate screws through steel/neoprene washers in all pre -drilled holes. All vented skylights shall have factory installed storm louvers and all skylights shall have tapered perlite crickets installed on the high side. Install new 4" metal counterflashing at all prefabricated metal HVAC curbs and other locations as shown on the drawings secured with appropriate screws through steel/neoprene washers. D. Install new 22 gauge galvanized platform pans at all new and existing platforms. 3.4 DISSIMILAR MATERIALS 3.5 A. Dissimilar materials in contact, which are subject to electrolysis, shall be protected against such action prior to installation. Protective materials shall not be visible after installation. Protect metals by coatings recommended by manufacturer, or separated by felt, EPDM, etc. JOINTS A. Caulking of sheet metal shall be neatly and thoroughly performed for a watertight seal. Sealant shall be installed between all laps, along the exposed joints, and in other locations shown on the drawings. B. Surfaces to receive sealant shall be thoroughly cleaned as recommended by the sealant manufacturer. All bitumen coating materials, roof cement, adhesive residue, rust, old caulking and/or other contaminants shall be removed down to the substrate to which sealant bonding is intended. C. Provide soldered and welded joints where noted on the drawings. 3.6 FASTENING A. Secure metal as shown on detail drawings. Do not in any case install. exposed fasteners on a horizontal plane. B. The vertical face of all sheet metal flashings at curbs and platforms shall be secured with appropriate screws through steel/neoprene washers spaced at a maximum 18" on center. C. Do not fasten adjacent coping, counterflashing, etc., sections together at laps or at joint covers, so as to limit expansion/contraction ability. D. All horizontal flanges to be incorporated into the roof system shall be fastened to the underlying wood substrate at 4" on center, staggered. Composition: Features: Sarnatred-V is a 96mi1 (2.4mm) thick, polyester reinforced, membrane made from the same proven formulation as our Sarnafil membrane. Dimen- sions are approximately 39 inches (1.0 m) wide by 50 feet (15 m) long. Sarnatred-V is dimensionally stable and durable. Sarnatred-V is light gray and has a textured surface similar to a chevron pattem. Packaging: Sarnatred-V is provided in rolls on wood pallets. Installation Roofing membrane to receive Sarnatred-V shall be clean and dry. Chalk (adhered): lines on deck sheet to indicate location of walkway. Residues and any other foreign matter must be thoroughly removed. If rust is present on the penetration it must be wire brushed down to clean metal. A roughened surface will enhance the bond. APPLICATION METHOD / TOOLS The recommended application temperature for Sikaflex-la is between 40°F (4°C) and 100°F (38°C). For cold weather applications, condition cartridges at approximately 70°F (21°C) and maintain that temperature until just prior to use. Do not apply over damp surfaces as this will affect adhesion and may lead to bubbling within the sealant. Whenever the Sikaflex-la will come in contact with PVC membrane, solvent wipe the membrane and prime with Sarnacol 2170. Sika Corporation's cumulative liability throughout the duration of this warranty shall not exceed the original installed cost of the Sikaplan Roofing System. 3.This warranty does not apply and may be null and void if any of the following occur: (a) The Roofing Membrane, Sarnatherm Insulation or Accessory is damaged by a natural disaster including, but not limited to, earthquake, lightning, hall, peak wind gust in excess of gale force, hurricane, or tornado, as defined by The National Weather Service, or other acts of God, or: (b) The Roofing Membrane, Sarnatherm Insulation or Accessory is damaged by any act of negligence, accident, or misuse including, but not limited to, vandalism, falling objects, civil disobedience, or act of war, or: (c) A deficient pre-existing condition or equipment is causing water entry, or: (d) Metal work or other accessories or equipment is used In the Roofing and causes leaks, or: (e) There are any alterations or repairs made on or through the completed roof, or objects such as but not limited to fixtures, equipment, or structures are placed on or attached to the completed roof without first obtaining written authorization from Sika Corporation, or: (f) Failure by the Owner or his lessee to use reasonable care in maintaining the roof as described in the Owner's Guide provided with this warranty, including that of sealants and caulking, or: (g) Loss of integrity of the building envelope and, or structure including, but not limited to partial or complete loss of roof decking, wall siding, windows, doors or other envelope components or from roof damage by windblown objects, or: (h) Condensation accumulates in the roof assembly, or: (i) A significant change in the use of the building by the Owner or his lessee expected by Sika Corporation to effect the Roofing Membrane as originally installed, or: (j) The Roofing Membrane is damaged by contaminates and/or spills, or: (k) Deficient design applied to the Roofing Membrane such as membrane contact with incompatible materials and/or substrates, or: (I) The Owner fails to comply with every term and condition stated herein. 4. During the period of this warranty, Sika Corporation, Its agents and employees, shall have free access to the roof during regular business hours. 5.Should the Roofing Membrane be concealed, the cost of exposure of the Roofing Membrane for purposes of Sika Corporation's Investigation and/or repair, such as removal and replacement of any paving or overburden, shall be the Owner's responsibility. 6.Sika Corporation shall have no obligation under this warranty until all invoices for materials, installation, and services provided by Sika Corporation and the Slka Corporation Authorized Applicator have been paid for in full, 7.Sika Corporation's failure at any time to enforce any of the terms or conditions stated herein shall not be construed to be a waiver of such provision. 8.This warranty may be transferred to a subsequent Owner of the Building if approved in advance and in writing by Sika Corporation and the cost to process the transfer and to inspect and repair the Sika Corporation Roofing System, if necessary, such as but not limited to, removal and replacement of overburden, shall be the Owner's responsibility. 9.The Owner and Sika Corporation hereby agree that any and all claims (contractual, statutory, common law or otherwise), disputes, or suits that in any way, directly or indirectly, arise out of or relate to this Warranty, or the alleged breach thereof, or to any contracts between the owner and Sika Corporation, or the alleged breach thereof, or to the design, manufacture, sale, distribution, Installation, and/or inspection of the Sikaplan Roofing System, shall first be submitted to non-binding mediation before a neutral mediator jointly selected by the parties or, in the absence of agreement, as designated by the American Arbitration Association. In the absence of resolution by mediation, all such claims shall be settled by arbitration by the American Arbitration Association In accordance with the Construction Industry Arbitration Rules. Any such mediation and/or arbitration shall take place in Boston, Massachusetts. This Warranty, and any claims, disputes or suits between the parties hereto shall be governed by, and construed and enforced in accordance with, the laws of the Commonwealth of Massachusetts. 10.THIS WARRANTY IS GIVEN IN LIEU OF AU. I LIMITED WARRANTY Commercial Industrial Roofing, Inc., "CIR", does hereby agree to repair any leak which occurs during the Labor Warranty Period as specified above, which is directly due to labor defects in CIR's installation of the above system, on conditions that Owner shall notify CIR immediately upon occurrence of such leak, and that the contract price, as well as all change orders, claims, and contract adjustments, have been paid in full, including any interest which may have accrued. This Warranty does not cover defects or failures of materials used, the sole warranty and remedy for any defect or failure in materials shall be pursuant to any warranty provided by the manufacturer and/or supplier. This Warranty is subject to the Conditions, Exclusions and Limitations stated below. CONDITIONS, EXCLUSIONS, AND LIMITATIONS As an express condition to any obligation or liability of CIR pursuant to this Warranty, the Owner shall make no alterations, modification, removal, additional installations, or repairs made on, to, or through the roofing or substrate. This includes any attachment or placement or modification of new or existing items such as, but not limited to utilities, structures, substructures, or fixtures to the waterproofing system. Should any alteration, modification, removal, installation, or repair be made to any portion of the roofing system, this Warranty shall be void in its entirety. Owner shall provide 30 days advance written notice to CIR of any intended work on or around the roofing system during the Warranty Period. Upon such notice, CIR shall be afforded reasonable access for an inspection, which shall be at no additional cost. Any work to be performed by CIR in connection with any alteration, modification, removal, installation, or repair by Owner, other than repairs required pursuant to the Warranty, shall be compensated by Owner at current repair rates for all labor and materials. This Limited Warranty does not cover leaks or failure of the Roof Membrane/System resulting from occurrences beyond the reasonable control of CIR, including but not limited to: 1. Damage to the Roof Membrane/System caused by lighting, windstorm, hail, earthquake, tornado, hurricane, flood, malicious mischief, vandalism, chemical or organic deposits or other unusual occurrences. 2. Damage to the Roof Membrane/System caused by (I) abuse or abnormal use of the roof or Roof Membrane/System or (ii) inadequate maintenance of the roof and membrane system. 3. Any failure of the Roof Membrane/System after any unauthorized repairs, alterations or modification, or subsequent work on or through the roof or any portion thereof without prior written approval by CIR of the methods and materials to be used. 4. Damage to the Roof Membrane/System caused by structural defects or failures (including, but not limited to, settling or shifting of the building, and-or cracking or movement of girders, beams, partitions, or foundations) or defects or failure of any substrate component, including defects in application of any substrate component to which the Membrane/System is installed. 5. Damage to the Roof Membrane/System caused by falling objects. 6. Damage to the Roof Membrane/System caused by movement of metal work used in conjunction with the Roof Membrane/System. 7. Any failure of the Roof Membrane/System after any installation of a sprinkler system, water or air conditioning equipment, radio or television antenna, framework for signs, water tower or other installation on the roof after the installation of the Roof Membrane without a prior written approval by CIR. 8. Damage to the Roof Membrane/System resulting from other than occasional traffic across its surface or from its use as a storage area or recreational surface or for any other similar purposes. 9. Damage to the Roof Membrane/System caused by change in use of the building without prior written approval from CIR. 10. Damage to the Roof Membrane caused by ponding of water or other conditions resulting from improper drainage. CIR's repair obligation pursuant to this Warranty shall be the sole and exclusive remedy for any leak or defect in CIR's work shall be liable only for the cost of repair of the existing Roof Membrane/System by a CIR approved contractor and will not be liable for damages to other components of the roof assembly or the building or the contents or for consequential damages. The expense of removing and replacing surfaces built over the roof/waterproofing shall be borne by the Owner. It shall be a condition to the liability of CIR, hereunder that CIR shall be afforded access to the roof during normal business hours throughout the Warranty Period. No representative of CIR, or any other person or entity has the authority to make representations or promises regarding the Warranty except as contained herein. This Warranty is in lieu of any and all other expressed or implied warranties. The failure of CIR at any time to enforce any of the terms herein shall not constitute a waiver of its right to enforce any of the terms herein at any time.
