PERMIT CONDITIONS: 1: ***BUILDING PERMIT CONDITIONS*** 2: Work shall be installed in accordance with the approved construction documents, and any changes made during construction that are not in accordance with the approved construction documents shall be resubmitted for approval. 3: All permits, inspection record card and approved construction documents shall be kept at the site of work and shall be open to inspection by the Building Inspector until final inspection approval is granted. 4: Truss shop drawings shall be provided with the shipment of trusses delivered to the job site. A minimum distance of 4 -inches shall be maintained above the controls with the strapping. 12: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the City of Tukwila Building Department (206-431-3670). 13: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila Permit Center. 14: Preparation before concrete placement: Water shall be removed from place of deposit before concrete is placed unless a tremie is to be used or unless otherwise permitted by the building official. Architects: "date" only not required (WAC 308-12-081). (BUILDING REVIEW NOTES) 1. The floor plan for the ADU is not in compliance with current building codes for occupiable dwelling units. The kitchen and bathroom barely meet the requirements for space sizes. * A unit occupied by not more than one occupant shall have a minimum clear floor area of 120 square feet. Other habitable rooms shall have a net floor area of not less than 70 square feet. * Every living room shall contain not less than 120 square feet and every bedroom shall contain not less than 70 square feet * The unit shall be provided with a separate closet. * The unit shall be provided with a kitchen sink, cooking appliance and refrigeration facilities, each having a clear working space of not less than 30 inches in front. * Combined living room and dining room spaces shall comply with the requirements of Table 404.5 if the total area is equal to that required for separate rooms and if the space is located so as to function as a combination "living room/dining room". * The unit shall be provided with a separate bathroom containing a water closet, lavatory and bathtub or shower. (IPMC SECTION 404, 404.4, 404.4.1, 404.6) One possible solution would be to remove the center bedroom and hallway and adjust size to combine living room and dining room to meet the 120 sq. ft. minimum requirement. Also, show a complete elevation cut cross section show dimensions between the garage floor and bottom of floor joist to meet the minimum requirements of 18 inches clearance, ceiling height, specifying insulation for floor wall and ceiling. Elevation details shall show how floor joist shall be installed. Include footing drain detail. Some of the information above has been provided, however details need more clarification preferably in one location. 3. The detail on sheet 4 show elevation of porch and steps facing each other with no specific indications where those are located on the plan. Please clarify. Fire -resistance -rated floor/ceiling and wall assemblies shall extend to and be tight against the exterior wall, and wall assemblies shall extend from the foundation to the underside of the roof sheathing. One-hour separation shall include fire retardant treated wood minimum of 48" each side of the one-hour wall/roof separation. One-hour wall shall extend minimum 48" east on the existing residence to include protruding over hang or eves. One hour shall extend 48" on the west of the existing house. Provide a complete cross section detail for the fire separation with notes. There shall be no penetrations pipes or electrical located in the fire separation or as allowed in section R302.3 and R302.4. (IRC R302.3 & R302.4) 7. The foundation plate anchorage is not consistent with the code. Wood sole plates at all exterior walls on monolithic slabs, wood sole plates of braced wall panels at building interiors on monolithic slabs and all wood sill plates shall be anchored to the foundation with minimum 1/2 -inch- diameter anchor bolts spaced a maximum of 6 feet on center or approved anchors or anchor straps spaced as required to provide equivalent anchorage to 1/2 -inch - diameter anchor bolts. Also, concrete walls and footings generally only require one horizontal rebar top and one bottom for stem walls and vertical at 48 inches on center. Refer to codes for additional information.
