The purpose is to allow a fairly level yard area around the future buildings. A site development plan prepared by this office and substantially approved by the City of Tukwila shows up to a 2:1 downslope along portions of the perimeter of the site bordering neighboring properties. It is proposed to install a series of 3 foot, 4 foot and 5 foot nominal height retaining walls to replace the downslope. A 3 to 4 foot wall is seen as the most common height. The intended nominal height requires a 1 foot wall height increase for design due to the one foot (typical) embedment of the footing into the base soil. It is proposed to construct the walls along the east, west and south perimeter as phased development is scheduled, with allowances for encountered topography and with the coordination of the site Building Inspector. The excavation was complete in all footing areas. The top three feet were identified as the compacted pit run structural fill imported and placed on the site over the last year. This was observed and verified. To ensure good footing for this first building to be constructed on the site, the excavation: was made deep enough to reach. the original dense sandy loam underlying the fill. No topsoil layer was at the interface between the original soils and the fill: Since the building will have slab on grade first floors, portions of the building footprint were completely excavated along with the footing lines. The following may be concluded:: 1. The base soils are in good condition and will provide good foundation support. An allowable bearing pressure of 2,000 psf is recommended. All loose soils must be scraped clear prior to the footing pour. 2. Contractors on highway projects who have been prequalified as required by RCW 47.28.070, with the department of transportation to perform highway construction, reconstruction, or maintenance work; 17. A mobile/manufactured home dealer or manufacturer who subcontracts the installation, set-up, or repair work to actively registered contractors. This exemption only applies to the installation, set-up, or repair of the mobile/manufactured homes that were manufactured or sold by the mobile/manufactured home dealer or manufacturer; 18. An entity who holds a valid electrical contractor's license under chapter 19.28 RCW that employs a certified journeyman electrician, a certified residential specialty electrician, or an electrical trainee meeting the requirements of chapter 19.28 •RCW to perform plumbing work that is incidentally, directly, and immediately. appropriate to the like -in-kind replacement of a household appliance or other small household utilization equipment that requires limited electric power and limited waste and/or water connections.
