This permit shall become null and void if the work is not commenced within 180 days for the date of issuance, or if
the work is suspended or abandoned for a period of 180 days from the last inspection.
PERMIT CONDITIONS:
1: ***BUILDING PERMIT CONDITIONS***
2: Work shall be installed in accordance with the approved construction documents, and any changes made
during construction that are not in accordance with the approved construction documents shall be
resubmitted for approval.
3: All permits, inspection record card and approved construction documents shall be kept at the site of work
and shall be open to inspection by the Building Inspector until final inspection approval is granted.
4: All construction shall be done in conformance with the Washington State Building Code and the
Washington State Energy Code.
5: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap
the sanitary sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks,
wells, and other excavations. Final inspection approval will be determined by the building inspector based
on satisfactory completion of this requirement.
6: Prior to final inspection for this building permit, a copy of the roof membrane manufacturer's warranty
certificate shall be provided to the building inspector.
7: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an
approval of, any violation of any of the provisions of the building code or of any other ordinances of the City
of Tukwila. Permits presuming to give authority to violate or cancel the provisions of the code or other
ordinances of the City of Tukwila shall not be valid. The issuance of a permit based on construction
documents and other data shall not prevent the Building Official from requiring the correction of errors in
the construction documents and other data.

VERSICO TOTAL ROOFING SYSTEM WARRANTY
Versico, a division of Carlisle Const uctlon Materials
Incorporated (Versico), warrants to the Building Owner (Owner) of the
building described below, that subject to the terms, conditions, and limitations
stated in this warranty, Versico will repair any leak in the Versico Total Roofing
System (Versico Total Rooting System) installed by a Versico Authorized
Roofing Contractor for a period of 20 years commencing with the date of
Versico's acceptance of the Versico Total Roofing System installation.
However, in no event shall Versico's obligations extend beyond 20.5 years
subsequent to the date of substantial completion of the Versico Total Roofing
System. See below for exact date of warranty expiration.
The Versico Total Roofing System is defined as the following Versico brand
Materials: Membrane, Flashings, Adhesives and Sealants, Insulation, Cover
Boards, Fasteners, Fastener Plates, Fastening Bars, Insulation Adhesives, and
any other Versico brand products utilized in this installation.
TERMS, CONDITIONS, LIMITATIONS
1. Owner shall provide Versico with written notice via letter, fax or email
within thirty (30) days of the discovery of any leak in the Versico Total Roofing
System. Owner should send written notice of a leak to Versico's Warranty
Services Department at the address set forth at the bottom of this warranty. By
so notifying Versico, the Owner authorizes Versico or its designee to investigate
the cause of the leak. Should the investigation reveal the cause of the leak to be
outside the scope of this Warranty, investigation and repair costs for this service
shall be paid by the Owner.
2. If, upon inspection, Versico determines that the leak is caused by
defects in the Versico Total Roofing System's materials, or workmanship of the
Versico Authorized Roofing Contractor in installing the same, Owner's remedies
and Versico's liability shall be limited to Versico's repair of the leak.
3. This Warranty shall not be applicable if, upon Versico's inspection,
Versico determines that any of the following has occurred:
(a) The Versico Total Roofing System is damaged by natural disasters,
including, but not limited to, lightning, fire, insect infestations, earthquake,
tornado, hail, hurricanes, and winds of (3 second) peak gust speeds of fifty-five
mph or higher measured at 10 meters above ground, or
(b) Loss of integrity of the building envelope and, or structure including, but
not limited to partial or complete loss of roof decking, wall siding, windows, doors
or other envelope components or from roof damage by wind-blown objects, or:
(c) The Versico Total Roofing System is damaged by any intentional or
negligent acts, accidents, misuse, abuse, vandalism, civil disobedience, or the
like.
(d) Deterioration or failure of building components, including, but not limited
to, the roof substrate, walls, mortar, HVAC units, non-Versico brand metal work,
etc., occurs and causes a leak, or otherwise damages the Versico Total Roofing
System; or
(e) Acids, oils, harmful chemicals and the like come in contact with the
Versico Total Roofing System and cause a leak, or otherwise damage the
Versico Total Roofing System.
(f) The Versico Total Roofing System encounters leaks or is otherwise
damaged by condensation resulting from any condition within the building that
may generate moisture.

4. This Warranty shall be null and void if any of the following shall occur.
(a) If, after installation of the Versico Total Roofing System by a Versico
Authorized Roofing Contractor, there are any alterations or repairs made on or
through the roof or objects such as, but not limited to, structures, fixtures, solar
panels, wind turbines, roof gardens or utilities are placed upon or attached to the
roof without first obtaining written authorization from Versico; or
(b) Failure by the Owner to use reasonable care in maintaining the roof, said
maintenance to include, but not be limited to, those items listed on Versico's Care &
Maintenance Information sheet which accompanies this Warranty.
5. Only Versico brand insulation products are covered by this warranty.
Versico specifically disclaims liability, under any theory of law, for damages

6. During the term of this Warranty, Versico shall have free access to the roof
during regular business hours.
7. Versico shall have no obligation under this Warranty while any bills for
installation, supplies, services, and warranty charges have not been paid in full to
the Versico Authorized Roofing Contractor, Versico, or material suppliers.
8. Versico's failure at any time to enforce any of the terms or conditions stated
herein shall not be construed to be a waiver of such provision.
9. Versico shall not be responsible for the cleanliness or discoloration of the
Versico Total Roofing System caused by environmental conditions including, but
not limited to, dirt, pollutants, or biological agents.
10. Versico shall have no liability under any theory of law for any claims,
repairs, restoration, or other damages including, but not limited to, consequential or
incidental damages relating, directly or indirectly, to the presence of any irritants,
contaminants, vapors, fumes, molds, fungi, bacteria, spores, mycotoxins, or the
like in the building or in the air, land, or water serving the building.
11. This warranty shall be transferable upon a change in ownership of the
building when the owner has completed certain procedures including a transfer fee
and an inspection of the Roofing System by a Versico representative.

After application of said materials to the roof, no structure shall be installed thereon or
attached thereto, unless Stanley Roofing Co. be first notified of such proposed installa-
tion, and given an opportunity to make necessary roofing application recommendations
with respect thereto, and materials used to join said proposed installation to the roof are
applied in accordance with such roofing application recommendations approved by
Stanley Roofing Company.
We agree to bear the expense of examination and repair, if the defect is due to improper
application or manufacture, as specified above, the owner to bear said expense if the
defect is due to other causes. This guarantee is conditioned upon (1) payment in full when
due of the contract price for said roofing. (2) The payment within thirty (30) days of our
charges for examination and repair of any defect due to causes other than those for which

Remove all sheet metal coping at perimeter of roof and dispose of debris. Tear off all roof
flashings at the perimeter edge and at all mechanical curbs and skylights curbs and dispose of
debris. Remove one old roof hatch and in fill deck with 1/2" CDX plywood and framing as
neededto support decking. Remove skylights and save for reinstallation at completion of roof
flashings. Replace all existing scuppers with new TPO clad metal scuppers at all existing
locations plus two more locations to be determined. On the two new locations we will run the
new downspout pipe over to an existing run to control run off. Over the existing roofing
system we will install one layer of 1/2" fan fold insulation cover board mechanically fastenec
with screws and plates. Install Versico .060 Reinforced TPO membrane per manufacturer
requirement to receive Versico 20 Year full systems Warranty. We will use all versico
accessories, to include pipe boots, corners, Water cut off mastic, TPO cleaner and primer.
Install 50' of Versico walkway from roof hatch to mechanical equipment locations. Replace the
older pipe supports with new treated wood pipe supports. Install new Versico protect membrane
under all pipe support blocking. Install new 24 gauge pre finished sheet metal copings at the
perimeter edges. We will reuse the existing clip. Install new Skirt metal around units as
needed. Do all related clean up and provide, Stanley Roofing Two Year Warranty. After Versicc
has done a complete inspection and we finish their punch list items you will be issued a 20
year full systems warranty from Versico. We will provide the permit from the City of Tukwila.
Total $169,670.00 Plus Tax.
Alternate #1: Tear off the first 12' of roofing at the perimeter of the roof and check the
deck for dry rot. If any is found we will notify the owner's agent and replace with 1/2" CDX
plywood. We will take pictures for back up. Plywood replacement will be an additional
charge beyond this alternate's price. We charge $75.00 per sheet of plywood to remove the olc.

Overview
Versico's VersiWeld membrane is a premium heat -weldable
single -ply thermoplastic polyolefin (TPO) sheet designed
for new roof construction and re -roofing applications.
VersiWeld High Slope (HS) membrane (also known as
Extra Slope (ES)) is formulated with additional flame
retardant (compared to Standard) for higher -slope
fire code approvals.
Versico's VersiWeld TPO membrane is based on advanced
polymerization technology that combines the flexibility of
ethylene -propylene (EP) rubber with the heat weldability
of polypropylene. All VersiWeld TPO membranes include
OctaGuard XTTM, an industry-leading, state-of-the-art
weathering package. OctaGuard XT technology enables
VersiWeld TPO to withstand extreme weatherability
testing Intended to simulate exposure to severe climates.
Physical properties of the membrane are enhanced by
a strong polyester fabric that is encapsulated between
the TPO-based top and bottom plies. The combination
of the fabric and TPO plies provides VersiWeld reinforced
membranes with high breaking strength, tearing strength
and puncture resistance. The relatively smooth surface
of VersiWeld membrane produces a total surface fusion
weld that creates a consistent, watertight monolithic roof
assembly. The membrane is environmentally friendly and
safe to install.
VersiWeld Standard and HS/ES products are available
in highly reflective white, tan and gray, in 45 -mil, 60 -mil

Extreme Testing for Severe Climates
ASTM Standard D6878 is the material specification for
Thermoplastic Polyolefin Based Sheet Roofing. It covers
material property requirements for TPO roof sheet and
includes initial and aged properties after heat and xenon -arc
exposure. As stated in the scope of the standard, "the
tests and property limits used to characterize the sheet
are values intended to ensure minimum quality for the
intended purpose." Versico's goal is to produce TPO that
ensures maximum performance for the intended purpose
of roofing membranes. Maximum performance requires the
membrane to far exceed the requirements of ASTM D6878.
For severe climates like Miami, FL and Phoenix, AZ, EXTREME
testing is required.
Heat Aging accelerates the oxidation rate that roughly
doubles for each 10°C (18°F) increase in roof membrane
temperature. Oxidation (reaction with oxygen) is one of
the primary chemical degradation mechanisms of
roofing materials.
