All correction requests from each department must be addressed at the same time and reflected on your drawings. I have enclosed comments from the following departments: BUILDING DEPARTMENT: Allen Johannessen at 206-433-7163 if you have questions regarding these comments. • (GENERAL INFORMATION NOTE) PLAN SUBMITTALS: (Min. size 11x17 to a preferably maximum size of 24x36; all sheets shall be the same size; larger sizes may be negotiable. "New revised" plan sheets shall be the same size sheets as those previously submitted.) "STAMP AND SIGNATURES" (If applicable) For Engineers: "Every page of a plan set must contain the seal/stamp, signature of the licensee(s) who prepared or who had direct supervision over the preparation of the work, and date of signature. Specifications that are prepared by or under the direct supervision of a licensee shall contain the seal/stamp, signature of the licensee and the date of signature. If the "specifications" prepared by a licensee are a portion of a bound specification document that contains specifications other than that of an engineering or land surveying nature, the licensee need only seal/stamp that portion or portions of the documents for which the licensee is responsible." It shall not be required to have each page of "specifications" (calculations) to be stamped and signed; Front page only will be sufficient (WAC 196-23-010 & 196-23-020). Architects: "date" only not required (WAC 308-12-081). (BUILDING REVIEW NOTES) 1. The occupant load appears shall need to be re -calculated. The waiting area shows fixed seating; however, it is not reasonable to use the one corner as a seat. Also, that situation would work for restaurant calculations. This is a waiting area where a large area can hold a larger occupant load. For that reason, we would calculate the remaining area as Assembly without fixed seats Concentrated with net factor of 7 sq. ft. The receptionist shall count as two occupants. ("FLOOR AREA, NET. The actual occupied area not including unoccupied accessory areas such as corridors, stairways, ramps, toilet rooms, mechanical rooms and closets.") - Please revise that area occupant load calculations to show actual occupant Load. (IBC TABLE 1004.1.2 & CHAPTER 202) 2. For the kitchen and prep areas, those shall be calculated as Gross floor area, where the entire space including prep areas, cooking areas, coolers, and dry storage shall be calculated as one area with the 200 sq. ft. gross calculations. ("FLOOR AREA, GROSS. The floor area within the inside perimeter of the exterior walls of the building under consideration, exclusive of vent shafts and courts, "without" deduction for corridors, stairways, ramps, closets, the thickness of interior walls, columns or other features. The floor area of a building, or portion thereof, not provided with surrounding exterior walls shall be the usable area under the horizontal projection of the roof or floor above. The gross floor area shall not include shafts with no openings or interior courts. Revise the occupant load and provide the total occupant load of the total gross area as indicated occupant load factor of 200/1. Show the length of a diagonal line of the total area and show exit access doorways are so the separation distance shall be not less than one-third of the length of the maximum overall diagonal dimension of the area served. Egress illumination shall) be measured along the designated paths of egress. (IBC 202 COMMON PATH OF EGRESS TRAVEL., SECTION 1007 & SECTION 1008) 4. Walk -in -cooler installation shall be a separate mechanical permit. Type I hoods shall be another separate mechanical permit. 5. ("The route to the public toilet facilities required by Section 2902.3 shall not pass through kitchens, food preparation areas, unpackaged food storage areas, storage rooms or closets. Access to the required facilities shall be from within the building or from the exterior of the building." Revise the access to the employee restroom 005 where the door does not open into the kitchen. (IBC [P] 2902.3.1) Note: Contingent on response to these corrections, further plan review may request for additional corrections. PLANNING DEPARTMENT: MAX BAKER at (206)-431-3683 if you have questions regarding these comments. • 1. Show location of the proposed outside grease interceptor (or) location of the proposed inside grease trap(s) on a plan sheet. 3. In accordance with Washington State Department of Health guidelines for Group A Public Water Systems, Public Works has implemented a cross -connection control program to protect the public water system from contamination via cross -connection. The City has determined that the Dough Zone building has deficiencies on domestic and fire backflow devices; requiring the following upgrades. a) Domestic Water Service A Reduced Pressure Principle Assembly (RPPA), previously called a Reduced Pressure Backflow Assembly (RPBA), shall be installed immediately downstream of the permanent 3 -inch domestic water meter. Installation at another location requires approval by the Director of Public Works. The RPPA shall be installed in a Hot Box/Hot Rock or equal freeze protection enclosure anchored to a minimum 4" thick concrete pad. Public Works recommends, but does not require, a power supply for the freeze protection enclosure. Please specify RPPA size, manufacturer, and model number on plans and submit a cut sheet for the proposed device. Show location of the new RPPA on a plan sheet. b) Landscape Irrigation No irrigation for this site. c) Fire Prevention Fire line serving this building has a single check valve backflow assembly. The Director of Public Works will withhold issuance of this Tenant Improvement permit until the Permit Center receives plans for items (3a) and (3c) for Public Works approval; or a bond for 150% of the design and installation cost of subject devices, together with a letter stating the installation by a certain date. I have enclosed Public Works Development Bulletin C5 (design and installation requirements for cross connection control) and Bulletin A2 (permit fee estimate sheet). NOTE: If you need assistance in locating a backflow in the field (and/or) have questions regarding backflow testing, please contact Todd Reedy, Water Quality Specialist, Tukwila Water Department — Minkler Shops, directly at (206) 571-6309.
