This permit shall become null and void if the work is not commenced within 180 days for the date of issuance, or if
the work is suspended or abandoned for a period of 180 days from the last inspection.
PERMIT CONDITIONS:
1: Work shall be installed in accordance with the approved construction documents, and any changes made
during construction that are not in accordance with the approved construction documents shall be
resubmitted for approval.
2: All permits, inspection record card and approved construction documents shall be kept at the site of work
and shall be open to inspection by the Building Inspector until final inspection approval is granted.
3: Truss shop drawings shall be provided with the shipment of trusses delivered to the job site. Truss shop
drawings shall bear the seal and signature of a Washington State Professional Engineer. Shop drawings
shall be maintained on the site and available to the building inspector for inspection purposes.
4: Insulating materials, where exposed as installed in buildings of any type of construction, shall have aflame
spread index of not more than 25 and a smoke development index of not more than 450. Where facings
are installed in concealed spaces in buildings of Type III, IV, or V construction, the flame spread and smoke -
developed limitations do not apply to facings, that are installed behind and in substantial contact with the
unexposed surface of the ceiling, wall or floor finish.
5: All construction shall be done in conformance with the Washington State Building Code and the
Washington State Energy Code.
6: All wood to remain in placed concrete shall be treated wood.
7: There shall be no occupancy of a building until final inspection has been completed and approved by
Tukwila building inspector. No exception.

8: Water heaters shall be anchored or strapped to resist horizontal displacement due to earthquake motion.
Strapping shall be at points within the upper one-third and lower one-third of the water heater's vertical
dimension. A minimum distance of 4 -inches shall be maintained above the controls with the strapping.
9: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the
City of Tukwila Building Department (206-431-3670).
10: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila
Permit Center.
11: Preparation before concrete placement: Water shall be removed from place of deposit before concrete is
placed unless a tremie is to be used or unless otherwise permitted by the building official. All debris and ice
shall be removed from spaces to be occupied by concrete.
12: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an
approval of, any violation of any of the provisions of the building code or of any other ordinances of the City
of Tukwila. Permits presuming to give authority to violate or cancel the provisions of the code or other
ordinances of the City of Tukwila shall not be valid. The issuance of a permit based on construction
documents and other data shall not prevent the Building Official from requiring the correction of errors in
the construction documents and other data.
13: All mechanical work shall be inspected and approved under a separate permit issued by the City of Tukwila
Permit Center (206/431-3670).
14: All permits, inspection record card and approved construction documents shall be kept at the site of work
and shall be open to inspection by the Building Inspector until final inspection approval is granted.
15: Manufacturers installation instructions shall be available on the job site at the time of inspection.
16: Except for direct -vent appliances that obtain all combustion air directly from the outdoors; fuel -fired
appliances shall not be located in, or obtain combustion air from, any of the following rooms or spaces:
Sleeping rooms, bathrooms, toilet rooms, storage closets, surgical rooms.
17: Equipment and appliances having an ignition source and located in hazardous locations and public garages,
PRIVATE GARAGES, repair garages, automotive motor -fuel dispensing facilities and parking garages shall be
elevated such that the source of ignition is not less than 18 inches above the floor surface on which the
equipment or appliance rests.
18: ***PLUMBING/GAS PIPING PERMIT CONDITIONS***
19: No changes shall be made to applicable plans and specifications unless prior approval is obtained from the
Tukwila Building Division.
20: All permits, inspection records and applicable plans shall be maintained at the job and available to the
plumbing inspector.
21: All new plumbing fixtures installed in new construction and all remodeling involving replacement of
plumbing fixtures in all residential, hotel, motel, school, industrial, commercial use or other occupancies
that use significant quantities of water shall comply with Washington States Water Efficiency ad
Conservation Standards in accordance with RCW 19.27.170 and the 2006 Uniform Plumbing Code Section
402 of Washington State Amendments
22: Notify the City of Tukwila Building Division prior to placing any concrete. This procedure is in addition to
any requirements for special inspection.
23: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap
the sanitary sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks,
wells, and other excavations. Final inspection approval will be determined by the building inspector based
on satisfactory completion of this requirement.

1. Block all panel edges and then nail exterior sheathing "Check all".
2. Need to hire an Engineer and have him perform a Structural Observation onsite.
The entire "North Wall" is all windows. Currently has "No Shear on this wall. Have Engineer address this and other items inside the house.
3. All anchor bolts require 3" x 3" Plate Washers.
4. Replace studs in contact with foundation walls with pressure treaded studs or may use underlayment felt between existing studs and foundation walls
to avoid direct contact.
5. Mudsill's need to be pressure treated.
6. Finish wrapping all windows and z -metal flashing is required.
7. Install missing bird -blocks.

This letter is to inform you of corrections that must be addressed before your development permit can be approved. All
correction requests from each department must be addressed at the same time and reflected on your drawings. I have
enclosed comments from the following departments:
PLANNING - R DEPARTMENT: MAX BAKER at (206)-431-3683 if you have questions regarding these comments.
• 1. Removal of garage will not provide enough on-site parking for the number of bedrooms indicated in site plan.
Removal of garage results in one on-site parking space. Parking requirements for Low Density Residential (LDR)
zone: 2 spaces for first 3 bedrooms, 1 additional space for every 2 additional bedrooms.
2. Development appears to be providing an additional living space in the form of an Accessory Dwelling Unit
(ADU) in the basement. Proposed ADUs must be registered with the City by applying for an ADU Registration
Application and meeting the requirements for square footage, parking, etc. set forth within. If an ADU is not
proposed, the kitchenette in the basement will need to be removed.
Please address the comments above in an itemized format with applicable revised plans, specifications, and/or other
documentation. The City requires that two (2) sets of revised plan pages, specifications and/or other documentation be
resubmitted with the appropriate revision block.
To better expedite your resubmittal, a 'Revision Submittal Sheet' must accompany every resubmittal. I have enclosed one

1. Removal of garage will not provide enough on-site parking for the number of
bedrooms indicated in site plan. Removal of garage results in one on-site parking space.
Parking requirements for Low Density Residential (LDR) zone: 2 spaces for first 3
bedrooms, 1 additional space for every 2 additional bedrooms.
Response: Additional driveway space has been added to the site plan to accommodate the
required parking.
2. Development appears to be providing an additional living space in the form of an
Accessory Dwelling Unit (ADU) in the basement. Proposed ADUs must be registered with
the City by applying for an ADU Registration Application and meeting the requirements
for square footage, parking, etc. set forth within. If an ADU is not proposed, the
kitchenette in the basement will need to be removed.
Response: We are opting to have the basement space registered as an ADU. The ADU
application and occupancy covenant will be turned in with this submittal.

Jesse- thanks for the update.
Please check with the Permit Center on the roof question. I know the fire
response cut holes in the roof that will need to be repaired, plus I believe there
were other spots on that old roof that required repairs to the sub -structure
(sagging). It's my understanding that such repairs would require a permit, since
it's more than just a re -shingling job.

Hi again- I had a conversation with the Public Works inspector
today, and he said the contractor will be leaving the stored pipes
along the sidewalk until the project is finished due to damage to
the concrete to date. The contractor is responsible for delivering a
sound finished product to the City, so any damage caused by
vehicles or dumpsters or anything else has to be
repaired/restored at the contractor's cost.
Hopefully you will be able to remove that last car by towing it to
the front driveway access.
By the way, did I speak with you regarding a Criminal Trespass
Agreement for your property? If I did, I apologize for being
redundant.
If I didn't, I'm attaching it here. You might consider getting a
signed agreement on file with the Tukwila Police, since your
property has been a target of transients while it's been vacant.
Should you choose to go with this, take a signed copy of this
attached agreement to the Tukwila Police department at 6200
Southcenter Blvd (Tukwila City Hall). Posting conspicuous "No
Trespassing" signs on the property/structure is also
recommended for vacant properties.

I looked into the permit, and it looks like there are still some
departments that need to review the application. You should
expect to hear from the Permit Center by the end of the month.
You may always stop in and check with the Permit Center for an

them by phone at 206-431-3670 and ask for the Permit Center.
As for the work site, I will speak with one of our contacts in Public
Works to speak with the contractors over there on 42nd to see if
they can clear that sidewalk so you can remove the remaining

The yard is clean now and we have removed 2 of the cars. There is
some equipment in the way from whatever work is being done on
the road and it's preventing us from being able to access the

Hello: after speaking with Myles this morning, I
wanted to recap our conversation here with the list
of items that will need to be corrected before the
City will issue a Certificate of Compliance. Once
issued, this Certificate can be recorded with King
County to effectively "cancel out" both Notices (I
will reference both on the Certificate). I will
provide the Certificate (either printed and picked
up at our office, or by email), and the buyer or his
representative (agent, lender, etc) will be
responsible for recording the document.
Here is the list of corrections that need to be
corrected on this property:
1) Remove all junk vehicles/vehicles stored on
unimproved surfaces (side yard). Complete by
October 30.
2) Remove all rubbish and garbage strewn about
the property. Maintain property to this standard
going forward. By October 15.

3) Trim and remove all overgrowth over 12 inches
tall, to include blackberries, and maintain to this
standard going forward. By October 15.
4) Secure all openings from intrusion from pests
and weather. Upper windows on house are not
covered. By October 15.
5) Submit application for building repairs by
October 30. Unpermitted interior drywall and
structural work was observed on August 13, 2018
and there are no active permits or permit
applications on file for this or any other repair
work. Additional permits (electrical, mechanical,
plumbing, development) shall be approved/issued
before work commences. Contact the Tukwila
Permit Center at 6300 Southcenter Blvd Suite 100
in person Monday -Friday 7:30am-4:30pm, or by
calling 206-431-3670 (ask for Permit Center). At
this time, permits must be submitted in person and
are not accepted electronically.

SHAPES, BEARING POINTS, INTERSECTIONS, HIPS, VALLEYS, ETC., AS SHOWN
ON THESE DRAWINGS EXACT COMPOSITION OF SPECIAL HIP, VALLEY, AND
INTERSECTION AREAS SHALL BE DETERMINED BY THE MANUFACTURER.
PROVIDE ALL TRUSS TO TRUSS AND TRUSS TO BEAM CONNECTION DETAILS

WOOD MATERIALS REQUIRED TO BE TREATED WITH PRESERVATIVE PER THE
GOVERNING BUILDING CODE SHALL BE IDENTIFIED ET A QUALIFIED MARK IN
ACCORDANCE WITH AWPA STANDARDS.
TIMBER CONNECTORS AND FASTENERS IN CONTACT WITH
PRESERVATIVE -TREATED OR FIRE-RETARDENT TREATED LUMBER SHALL BE
HOT -DIPPED GALVANIZED STEEL, STAINLESS STEEL, SILICON, BRONZE OR
COPPER.
A BARRIER BETWEEN PRESERVATIVE -TREATED OR FIRE-RETARDENT
TREATED LUMBER CAN BE USED WHEN APPROVED BY THE ENGINEER OR
ARCHITECT.
THE CONTRACTOR SHALL BE RESPONSIBLE FOR SELECTION OF THE
APPROPRIATE CONNECTOR OR FASTENER COATING BASED ON THE INTENDED
END USE OF THE CONNECTOR OR FASTENER AND THE CHEMICAL
PRESERVATIVE USED IN THE TREATMENT OF THE LUMBER FOR WHICH IT IS
