The existing residence is a conventionally wood framed single story structure on shallow convention concrete foundations. The Entry Canopy is a new structure addition to the residence. The Existing Carport was enclosed on the ends (perpendicular to the house structure). The longitudinal wall (parallel to the house structure) was existing prior to the ends being enclosed. Please review the gravity and lateral calculations for the Entry Canopy Addition and the Carport Enclosure. The gravity framing for both structures complies with the 2015 International Building Code. The lateral for each structure complies with the 2015 International Building Code. Both structures will behave as cantilevered diaphragms from the main residence. The enclosed Existing Carport originally was controlled by seismic lateral forces and wind for uplift forces. Since the Existing Carport has been enclosed the wind forces now control. The ledger of the Existing Carport should be verified to be similar to the new Entry Canopy. Calculations are attached. Please call if you have any questions. 2 227 'e' street southb(6 aubum, Washington 98002-5518 t = 206 +380 +0732, e-mail = alhpe_sliderule@q.com REVIEWED FUR CODE COMPLIANCE APPROVED JAN 2 8 2319 City of Tukwila BUILDING DIVISION RECEIVED CITY OF TUKWILA NOV 13 2018 PERMIT CENTER tSi7s7prd, 'S188 -- G - 1.4(17 St •8 t7'2. c o. 017 G IDM, D 7r r ig I - f' 042 Crehzept- uf 0'4;7) VW 17 r C4.."0e) NJ = A eze,1 z— ., 2 oto T-71/4 c 457z,4 07 1 Vi° 34121 12i0 4' `((pmte9 cb LA -6T 4-64,1 Wect(t) 2 Vic, -Trule engineering 4arks, Ile 1932 first avenue, suite 809 ft tAse 0,rr X 4211 16 r pi -G ✓ 14- is*' C(W 517,b ory% v -- r S.ZS ©•X C'Lv 17L t1`k-k t t) •/- L11' Zo t \i / is 4. Per the International Building Code, International Mechanical Code, Uniform Plumbing Code and/or the National Electric Code, every permit issued by the Building Division under the provisions of these codes shall expire by limitation and become null and void if the building or work authorized by such permit has not begun within 180 days from the issuance date of such permit, or if the building or work authorized by such permit is suspended or abandoned at any time after the work has begun for a period of 180 days. Your permit will expire on 7/30/2019. Based on the above, you are hereby advised to: 1) Call the City of Tukwila Inspection Request Line at 206-438-9350 to schedule for the next or final inspection. Each inspection creates a new 180 day period, provided the inspection shows progress. -or- 2) Submit a written request for permit extension to the Permit Center at least seven(7) days before it is due to expire. Address your extension request to the Building Official and state your reason(s) for the need to extend your permit. The Building Code does allow the Building Official to approve one extension of up to 180 days. If it is determined that your extension request is granted, you will be notified by mail. In the event you do not call for an inspection and/or receive an extension prior to 7/30/2019, your permit will become null and void and any further work on the project will require a new permit and associated fees. I have enclosed comments from the following departments: BUILDING DEPARTMENT: Allen Johannessen at 206-433-7163 if you have questions regarding these comments. • (GENERAL INFORMATION NOTE) PLAN SUBMITTALS: (Min. size 11 x 17 to a preferably maximum size of 24x36; all sheets shall be the same size; larger sizes may be negotiable. "New revised" plan sheets shall be the same size sheets as those previously submitted.) "STAMP AND SIGNATURES" (If applicable) For Engineers: "Every page of a plan set must contain the seal/stamp, signature of the licensee(s) who prepared or who had direct supervision over the preparation of the work, and date of signature. Specifications that are prepared by or under the direct supervision of a licensee shall contain the seal/stamp, signature of the licensee and the date of signature. If the "specifications" prepared by a licensee are a portion of a bound specification document that contains specifications other than that of an engineering or land surveying nature, the licensee need only seal/stamp that portion or portions of the documents for which the licensee is responsible." It shall not be required to have each page of "specifications" (calculations) to be stamped and signed; Front page only will be sufficient (WAC 196-23-010 & 196-23-020). Architects: "date" only not required (WAC 308-12-081). (BUILDING REVIEW NOTES) 1. The plan proposes enclosing the existing carport converting it to a garage. The carport as shown is built on the setback which is non -conforming for setbacks. Also, to be a legal carport by current code standards, it shall be open on three sides which King County parcel viewer picture indicate only one side open at the front. Since the carport was existing and built earlier around the time the house was built, it would not be required at this time to meet setbacks, if no new construction is added to it. Any new construction shall require meeting the current 2015 IBC, IRC and Tukwila Municipal Codes (TMC), to meet the minimum required five-foot setback. The new plans show the structure would extend past the property line. Therefore, the garage conversion shall not be permitted. Revise plan to eliminate the garage and only show construction of the awning. Note: Contingent on response to these corrections, further plan review may request for additional corrections. PLANNING DEPARTMENT: Meredith Sampson at 206-431-3661 if you have questions regarding these comments. • Please show how your structure meets the nonconforming structures standards found in TMC 18.070.50. Please address the comments above in an itemized format with applicable revised plans, specifications, and/or other documentation. The City requires that two (2) sets of revised plan pages, specifications and/or other documentation be resubmitted with the appropriate revision block. 6300 Southcenter Boulevard Suite #100 • Tukwila Washington 98188 • Phone 206-431-3670 • Fax 206-431-3665 1 In order to better expedite your resubmittal, a 'Revision Submittal Sheet' must accompany every resubmittal. I have read or am familiar with RCW 18.27.090. 3. I understand that prior to issuance of a permit for work which is to be done by any contractor, the City of Tukwila must verify either that the contractor is registered by the State of Washington, or that one of the exemptions stated under RCW 18.27.090 applies. 4. In order to provide verification to the City of Tukwila of my compliance with this requirement, I hereby attest that after reading the exemptions from the registration requirem t of RCW 18.27.090, I consider the work authorized under this permit to be exempt under number and will therefore not be performed by a registered contractor. 5.
