GJERDE PROPERTY
ORDINANCE CLASSIFYING CERTAIN REAL PROPERTY LOCATED AT THE
NORTHWEST CORNER OF THE INTERSECTION OF 52ND AVENUE SOUTH
AND INTERURBAN AVENUE AS C -2 ZONING CLASSIFICATION WITHIN
THE CITY OF TUKWILA.
WHEREAS, the property described in Exhibit "A" attached hereto was
annexed to the City in November 1975 under Ordinance #954, and;

WHEREAS, the owner of the property has petitioned the City requesting
classification of said property to C -2, and;
WHEREAS, adequate environmental information was submitted and a nega-
tive declaration made by the responsible official, and;
WHEREAS, a public hearing on said petition was conducted before the
Planning Commission as required by law on 17 November 1977 after which a favorable
recommendation with stipulations was made, and;
WHEREAS, the City Council, at a regular meetina thereof, has considered
the recommendation of the Planning Commission and has concurred with said recom-
mendation.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF TUKWILA DO ORDAIN AS
Section 2. This classification to C -2 shall include the following
stipulations.
A. Any new development, including structures and parking areas, shall
provide a minimum landscape setback of ten (10) feet from the pro-
perty lines adjacent to Interurban Avenue and 52nd Avenue South.
B. Site and elevation plans for new construction be reviewed by the
Planning Commission sitting as the Board of Architectural Review as
described in Chapter 18.32 of the Tukwila Municipal Code.
Section 1. That the real property generally located at the northwest
corner of the intersection of 52nd Avenue South and Interurban Avenue as further
described in Exhibit "A" attached hereto, is hereby classified C -2 in accordance
with Ordinance #251 of the City of Tukwila, as amended, and the City Council hereby
adopts the map attached as Exhibit "B" hereto as illustrative of the property
described.
PASSED BY THE CITY COUNCIL OF THE CITY OF TUKWILA, WASHINGTON, at a
