Dear Sir:
The attached set of building plans have been reviewed by
The Fire Prevention Bureau and are acceptable with the
following concerns:
1. An approved automatic fire sprinkler extinguishing
system is required for this project. (City Ordinance
#1742)
All sprinkler system plans, calculations and the
contractors Materials and Test Certificates submitted
to The Tukwila Fire Prevention Bureau must be stamped
with the appropriate level of competency seal. (WAC
212-80)
2. Every building shall be accessible to Fire Department
apparatus by way of access roadways with all-weather
driving surface of not less than 20' wide and 13'6"
vertical clearance. Access roads in excess of 150' shall
be provided with an approved turn -around area. Access
shall be within 150' of all portions of the buildings.
(City Ordinance #1846)
The fire department turnaround shall be labeled as a
fire lane.
"FIRE LANE - NO PARKING" areas were declared at your
complex because of less than minimum clearances for
fire department vehicle access. These areas are in
need of re-signing or repainting per City Ordinance
#1846 and Uniform Fire Code Section 10.206 as amended.
Fire apparatus access roads "fire lanes" shall be
identified by painting the curb yellow and a four inch
wide line and block letters 18 inches painted in the

lane, at fifty foot intervals, stating, "FIRE LANE NO
PARKING", color to be bright yellow, or by the posting
of signs stating, "FIRE LANE NO PARKING", and painting
the curb. Signs shall be posted on or immediately
next to the curb line or on the building. Signs shall
be twelve inches by eighteen inches and shall have
letters and background of contrasting color, readily
readable from at least a fifty foot distance. Signs
shall be spaced not further than fifty feet apart nor
shall they be more than four feet from the ground.

3. Your street address must be conspicuously posted on
the building and shall be plainly visible and legible from
the street. (UFC 901.4.4)
Any overlooked hazardous condition and/or violation of the
adopted Fire or Building Codes does not imply approval of
such condition or violation.

Crawl Space Ventilation Code

The under -floor space between the bottom of the floor joists and the earth
under any building (except space occupied by a basement) shall have
ventilation openings through foundation walls or exterior walls. The minimum
net area of ventilation openings shall not be less that 1 square foot for each
300 square feet of under -floor area. One ventilating opening shall be within 3
feet of each corner of the building, except one side of the building shall be
permitted to have no ventilation openings. In addition, a ground cover that
meets the requirements of 502.1.6.7 of the WSEC (Chapter 51-11 WAC)
shall be installed. Ventilation openings shall be covered for their height and

REFERENCE RESIDENTIAL CODE CHAPTER 15 (2015)
SECTION M1501 GENERAL
The air removed by every mechanical exhaust system shall be discharged to the
outdoors in accordance with Section M1506.2. Air shall not be exhausted into an
attic, soffit, ridge vent or crawl space.
Exception: Whole -house ventilation -type attic fans that discharge into the attic
space of dwelling units having private attics shall be permitted.
Exhaust ducts are to be constructed of smooth bore noncombustible material and
are to be insulated as required by code.
See Chapter 15 for additional code requirements.
SECTION M1502 - CLOTHES DRYER EXHAUST
Ventilation duct for the dryer shall be 4" diameter metal and provided with a
backdraft damper concealed in construction. Install dryer and exhaust per dryer
manufacturer's instructions.
SECTION M1503 - RANGE HOODS
Exhaust hood systems capable of exhausting in excess of 400 CFM shall be
provided with makeup air at a rate approximately equal to the exhaust air rate. Such
makeup air systems shall be equipped with a means of closure and shall be
automatically controlled to start and operate simultaneously with the exhaust
system.
SECTION M1506 - EXHAUST DUCTS AND EXHAUST OPENINGS
Air exhaust openings shall terminate not less than 3 feet from property lines; 3
feet from operable and nonoperable openings into the building and 10 feet from
mechanical air intakes except where the opening is located 3 feet above the air
intake. Openings shall comply with Sections R303.5.2 and R303.6.
SECTION M1507 - MECHANICAL VENTILATION (M1507.4 Local exhaust)
Local exhaust shall be provided in each kitchen, bathroom, water closet, laundry
room, indoor swimming pool, spa, and other rooms where water vapor or cooking
odor is produced. Local exhaust systems shall be designed to have the capacity to
exhaust the minimum air flow rate determined in accordance with Table M1507.4:
Kitchens: 100 cfm intermittent or 25 cfm continuous.
Bathrooms -Toilet Rooms, laundry rooms, indoor swimming pools, spas:
Mechanical exhaust capacity of 50 cfm intermittent or 20 cfm continuous.
Exhaust fans providing local exhaust shall have a minimum fan flow rating not less
than 50 cfm at 0.25 inches water gauge for bathrooms, laundries, or similar rooms
and 100 cfm at 0.25 inches water gauge for kitchens.
Exception: Where a range hood or down draft exhaust fan is used to satisfy
the local exhaust requirements for kitchens, the range hood or down draft
exhaust shall not be less than 100 cfm at 0.10 inches water gauge.
M1507.4.2 Local exhaust controls. Local exhaust systems shall be controlled by
manual switches, dehumidistats, timers, or other approved means. Local exhaust
system controls shall be readily accessible.
SECTION M1507 - MECHANICAL VENTILATION (WHOLE HOUSE
VENTILATION)
(See 2015 Building Code for complete code section requirements)
M1507.3 Whole -house mechanical ventilation system. Whole -house mechanical •
ventilation systems shall be designed in accordance with Sections M1507.3.1
through M1507.3.7.3.
M1507.3.1 System design. Each dwelling unit or guestroom shall be equipped with
a ventilation system complying with Section M1507.3.4, M1507.3.5, M1507.3.6 or
M1507.3.7. Compliance is also permitted to be demonstrated through compliance
with the International Mechanical Code.
M1507.3.2 Control and operation.
1. Location of controls. Controls for all ventilation systems shall be readily
accessible by the occupant.
2. Instructions. Operating instructions for whole -house ventilation systems shall be
provided to the occupant by the installer of the system.
3. Local exhaust systems. Local exhaust systems shall be controlled by manual
switches, dehumidistats, timers, or other approved means.
4. Continuous whole -house ventilation systems. Continuous whole -house
ventilation systems shall operate continuously. Exhaust fans, forced -air system
fans, or supply fans shall be equipped with"fan on" as override controls. Controls
shall be capable of operating the ventilation system without energizing other
energy -consuming appliances. A label shall be affixed to the controls that reads
"Whole House Ventilation (see operating instructions)."
5. Intermittent whole -house ventilation systems. Intermittent whole -house ventilation
systems shall comply with the following:
5.1. They shall be capable of operating intermittently and continuously.
5.2. They shall have controls capable of operating the exhaust fans, forced -air
system fans, or supply fans without energizing other energy -consuming
appliances.
5.3. The ventilation rate shall be adjusted according to the exception in Section
M1507.3.3.
5.4. The system shall be designed so that it can operate automatically based
on the type of control timer installed.
5.5. The intermittent mechanical ventilation system shall operate at least one
hour out of every four.
5.6. The system shall have a manual control and automatic control, such as a
24-hour clock timer.
5.7. At the time of final inspection, the automatic control shall be set to operate
the whole -house fan according to the schedule used to calculate the whole -
house fan sizing.
5.8. A label shall be affixed to the control that reads "Whole House Ventilation
(see operating instructions)."
M1507.3.2.1 Operating' instructions. Installers shall provide the manufacturer's
installation, operating instructions, and a whole -house ventilation system operation
description.
M1507.3.3 Mechanical ventilation rate. The wholehouse mechanical ventilation
system shall provide outdoor air to each habitable space at a continuous rate of not
less than that determined in accordance with Table M1507.3.3(1).
Exception: The whole -house mechanical ventilation system is permitted to
operate intermittently where the system has controls that enable operation for
not less than 25 -percent of each 4 -hour segment and the ventilation rate
prescribed in Table M1507.3.3(1) is multiplied by the factor determined in
accordance with Table M1507.3.3(2).

M1507.3.4 Whole -house ventilation using exhaust fans. A system which meets
all the requirements of this section shall be deemed to satisfy the requirements for a
whole -house ventilation system.
M1507.3.4.1 Whole -house ventilation fans. Exhaust fans providing whole -house
ventilation shall meet the requirements of M1507.3.4.1 (reference original code)..
M1507.3.4.2 Fan noise. Whole -house fans noise ratings shall meet the
requirements of M1507.3.4.2 (reference original code). Remotely mounted fans
shall be acoustically isolated from the structural elements of the building and from
attached ductwork using insulated flexible duct or other approved material.
M1507.3.4.3 Fan controls. The whole -house ventilation fan shall meet the
requirements of Sections M1507.3.2 and M1507.3.2.1.
M1507.3.4.4 Ventilation opeings. Outdoor air shall be distributed to each habitable
space by individual outdoor air inlets. Where outdoor air supplies are separated
from exhaust points by doors, provisions shall be made to ensure air flow by
installation of distribution ducts, undercutting doors, installation of grilles, transoms,
or similar means. Doors shall be undercut to a minimum of 1/2 inch above the
surface of the finish floor covering.
Individual room outdoor air inlets shall:
1. Have controllable and secure openings;
2. Be sleeved or otherwise designed sous not to compromise the thermal
properties of the wall or window in which they are placed;
3. Provide not less than 4 square inches of net free area of opening for each
habitable space. Any inlet or combination of inlets which provide 10 cfm at 10
Pascals are deemed equivalent to 4 square inches net free area.

Enclosed attics and enclosed rafter spaces formec where ceilings are applied directly to the underside
of roof rafters shall have cross ventilation for each separate space by ventilating openings protected
against the entrance of rain or snow, Ventilating openings shall be provided with corrosion -resistant wire
mesh with 1/8 inch minimum to 1/4 inch maximum openings. The total net free ventilating area shall not
be less that 1/150 of the area of the space ventilated, but may be reduced to 1/300, provided that at least
40 percent and not more than 50 percent of the required ventilating area is provided by ventilators
located in the upper portion of the space. to be ventilated no more than 3 feet below the ridge or highest
point of the space, measured vertically, with the balance of the required ventilation provided by eave or
cornice vents. Where the location of wall or roof framing members conflicts with the installation of upper
ventilators, installation more than 3 feet below the ridge or highest point of the space shall be permitted.
As an alternative, the net free cross -ventilation area may be reduced to 1/300 when a vapor barrier
having a transmission rate not exceeding 1 perm Is installed on the warm -in -the -winter side of the ceiling.
Where eave or cornice vents are installed, insulation shall not block the free flow of air. A minimum of a
1 -inch space shall be provided between the insulation and the roof sheathing and at the location of the
vent.

Required Area 1,491 x 1/300 (w/ vapor barrier) = 716 sq in.
Provided Area = Soffit: 8.5 SVLF.x'99 LF = 842 sq in.
Ridge: 18 SVLF x 49`-6" = 891 sq in.

Carbon Monoxide Alarms
Reference: IRC R315
For new construction, an approved carbon monoxide alarm shall
be installed outside of each separate sleeping area in the
immediate vicinity of the bedrooms in dwelling units.
In a building where a tenancy exists, the tenant shall maintain the
alarm as specified by the manufacturer, including replacement of
the batteries.
Single station carbon monoxide alarms shall be listed as
complying with UL 2034 and shall be installed in accordance with
this code and the manufacturer's installation instructions.
Smoke Detectors
Reference: IRC R314
Detectors shall be installed in accordance with the approved
manufacturer's instructions and in accordance with IRC R314,
Must be powered by interconnected building wiring, and have battery
back-up In new construction and additions and anywhere where the
interior surfaces of the space are removed or access for wiring is
available through a crawl space or attic.
May be battery -powered in alterations except when wiring can be
installed without removal of interior finishes.
Required in sleeping rooms, outside sleeping areas, and other
floors (including basements). Any alarm must be clearly audible in
all bedrooms.
Emergency Escape & Rescue
Reference IRC R310
One window (or door) in basement and each bedroom must meet
these requirements:
5.7 sq. it minimum net clear open area (windows with maximum sill
height 44" above or below grade may have 5.0 sq. ft minimum net
clear open area).
20" minimum clear open width.
24" minimum clear open height.
44" maximum sill height.
Window wells require minimum 3'x3' but must permit full opening of

Consequently the sprinklers must be located such
