Sheet A2.1
1) Freestanding sign requires separate permit.
2) Document your legal standing to construct permanent improvements
within the 30' non exclusive easement at the east edge of the
site.
Provide an elevation.drawing of the dumpster screen wall, and
elevation drawing of a gate for this facility.
Sheet 19.2
1) Plantings immediately adjacent to building (i.e., Hedera Helix)
is inadequate; add.trees and shrubs in informally- spaced clusters
to approximate more closely the conceptual planting scheme approved
by the City Board of Architectural Review on 11 July 1979.
Please provide the above described information so that we may expedite
release of your development permit.

TUKWILA 600 BUILDIM, FIRE PROTECTION
The purpose of this meeting is to request a review and interpretation of
fire protection requirements for the Tukwila 600 Building. Construction
documents are nearly ready for submittal to municipal departments for
construction permits. The possible requirement for fire sprinklers was
not brought to our attention until Mr. Gibbs of the Fire Department was
telephoned regarding fire hydrant requirements. A meeting was scheduled
to discuss the matter, during which the possibility of a required fire
lane was introduced. Since preliminary design review with the Building
Department did not bring out these requirements, and the cost of incor-
porating them would have been considerable; they were not included in
our final design. If these items are not required, the cost of design
revisions must be added to the substantial cost of the items themselves.

ENCLOSED FLOOR AREA 19,886 sq. ft.
ROOF OVERHANG 2' at entire perimeter except entries;
no overhang at east entry, 4' overhang
at south entry.
I. FIRE SIPRINKLER.S
According to Building Department, since the floor area is under
20,000 sq. ft., sprinklers are not required. See Tukwila City
Ordinance #730. According to the Fire Department, a fire sprinkler
system will be required, due to the following conditions:
A. The building is almost 20.000 sq. ft.
B. Since we have no fire lane on the north side of the building a
hazardous condition exists (see 0730B).
C. In any event, the Fire Department measures the floor area of
buildings differently than the Building Department, i.e. they
use the perimeter measured from the roof overhang to determine
area. 'Phis method would result in a calculated area exceedinci
20,000 sq. ft. The Fire Department cites an interpretation
of the Uniform Building Code by ICBO, performed at Al Piepex's-
request, dated 1 -5 -78, regarding another building, as their_
authority.
We do not feel that ours is an analocgous condition, since the
Fire Department's inquiry involved an area that was enclosed
on three sides, while the overhangs on the Tukwila 600 are not
over enclosed urea; they are strictly roof projections. Mr.
Pieper has verbally acknowledged the validity of our point of
view.

Dear Mr. Bauch:
This is to verify and confirm the decisions of our meeting Tuesday,
September 11. The following is an outline of our discussion:
1. From a previous meeting with Al Pieper, Chief Crawley and a
representative of the Plannina Department; it was determined
that the method of figuring floor area square footages for
fire protection requirements will be .from the exterior walls,
not from the edge of soffits.
2. As long as our building is under 20,000 sq. ft., we will not
have to provide a fire sprinkler system for the building;
yet the building must be accessible according to the Fire Chief.
3. The requirement for a fire lane or accessibility on the north
side of the building is not totally resolved.
a. We understand that the Fire Chief has the authority in
this issue.
b. We understand that one reason the parking lot 15 ft.
north of the building may not be considered to provide
accessibility is that an obstructing fence could be
built in the future.
c. We may be able to alleviate the problem of a future fence
bv:
1. Getting an easement or agreement from the owner to
the north to not erect a fence on that property line.
2. The A.C.C. of Andover Park may not allow fences to
be erected within the area of their covenant restrictions.
d. Another alternative would be to use "Grass- Crete" along the
north face of the buildiM as a fire lane, although, as
Mr. Combs pointed out, it may not be desireable to park
a fire truck within 2 ft. of a burning building. From
an esthetic standpoint it is not desireable to lose
planting along the 15 ft. setback area.
