Install an equipment shed to house a compressor, electrical power panel, control -valve manifold, and a product -recovery tank as part of an Ecology -required site -remediation project. Remediation is expected to be completed in a period of 4 years. 2. The compressor will supply compressed air to a several skimmer pumps that will be remotely located in product -extraction wells. Conduit running between the equipment shed and the extraction wells will be used to carry the air -supply tubing. As free -phase gasoline product is recovered at the skimmers, it will be conveyed to a recovery tank located in the equipment shed. This product -recovery tubing will also be routed within the conduit. 3. The recovered product will be stored within a 5 -gallon, gasoline -compatible tank that will be located within a 55 -gallon drum for spill containment. A high-level float switch will cut power to the compressor when the product level reaches 4 -gallons within the product -recovery tank. The spill - containment drum will be connected to a vent pipe that will vent to the exterior of the equipment shed. Additionally, the equipment shed will be served by a thermostatically -controlled, explosion -proof fan that will be vented through one of the gables. 4. The equipment shed is 64 square feet in area and will be wood-framed/sheathed. The shed will be anchored to a cast -in-place concrete slab on - grade. Roofing will be 3 -tab asphalt -composite shingle. 5. The equipment shed occupancy is "U" as it will be an accessory structure used to house utility equipment. It will not be occupied. The equipment shed is not considered an "H" occupancy due to only storing up to 5 gallons of a Class lib flammable liquid (gasoline). 6. An existing liquid -propane above -ground storage tank and dispenser will be relocated into a parking space to provide a 10 -foot clearance between the equipment si -d and the above-groun : torage tank. The tank will be protected with ste- • • ards. . The property is operated as a gasoline station, convenience store (3,255 gross square feet), and a car wash (1,049 gross square feet) having an "M" occupancy. The number of required parking spaces is 9. The property currently contains 12 parking spaces (9' wide by 22' long) plus one ADA -compliant space, totaling 13 spaces. This project will remove 2 of the existing parking spaces, leaving 10 spaces plus one ADA -compliant space, for a total of 1 1^ asking spaces. 8.
