ORDINANCE NO. 3
AN ORDINANCE RECLASSIFYING CERTAIN PROPERTY
FROM R -1 ZONING TO C -2 WITHIN THE CITY OF
TUKWILA AS CONTAINED IN THE PLANNING DIVISION
OF O.C.D. FILE NO. 77 -18 -R.
WHEREAS, An environmental questionnaire has been com-
pleted and a negative declaration has been issued, and;
WHEREAS, The Planning Commission reviewed the rezone
application at their regular meeting of May 26, 1977, and did
recommend a modified approval subject to certain conditions, and;
WHEREAS, The City Council considered the matter at their
regular meeting of June 6, 1977, and concurred with the recommenda-
tion of the Commission.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF TUKWILA,
WASHINGTON, DO ORDAIN AS FOLLOWS:
Section 1. That the property described in the attached
legal description, (Exhibit "A lying below the natural toe of
the slope is hereby reclassified to C -2 and the City Council hereby
adopts the map attached hereto as Exhibit "B" as illustrative of
the property described herein.
Section 2. The rezoning to C -2 is subject to the
following stipulations:
a. The C -2 classification shall not exceed the natural
toe of slope and shall be confined to that area
depicted for commercial development in the attached
survey drawing.
b. Three of the stipulations contained in Ordinance #567,
as recited below, shall apply to that land area hereby
reclassified:
(1) Setbacks. 15 feet on front and side yards,
and five feet on rear yards.

sidewalks.

(2) Landscaping. As sites are developed, it
shall be required that the 15 feet adjacent
to the curb on Southcenter Parkway be land-
scaped, and all of the remaining portion of
said site not covered by building or paved
parking shall have a ground cover or land-
scaping to prevent wind and water erosion
of the earth; the design of the landscaping
and ground cover shall conform to similar
standards as adopted for Southcenter Indus
trail Park. All areas shall be maintained
in a neat and orderly manner, to complement
the parklike standards achieved by adjacent
CM development.
(3) Architectural Control. The architectural con-
trol requirements of CM use area shall apply.
Section 3. The zoning map adopted by reference by ordi-
nance No. 251 is hereby amended to reflect the changes by the
rezoning action taken in this ordinance.
Section 4. The City Clerk is directed to record a copy
of this ordinance and attachments with the King County Department
of Records and Elections.

EXHIBIT A
That portion of the southeast quarter of the southwest quarter of Section 26,
Township 23 North, Range 4 East, W.M., in the City of Tukwila, King County,
Washington, described as follows:
Beginning at the point of intersection of the north line of said south-
east quarter of the southwest quarter of Section 26 and the west margin
of Southcenter Parkway;
Thence S 01° 08' 35" W along said west margin a distance of 283.85 feet;
Thence N 86° 30' 55" W a distance of 73.97 feet;
Thence S 76° 47' 13" W a distance of 130.27 feet;
Thence S 64° 13' 58" W a distance of 181.90 feet;
Thence S 76° 18' 46" W a distance of 4.00 feet, more or less, to center-
line of an existing railroad track;
Thence along said centerline on a curve to the right having a radius of
410.28 feet, an arc distance of 301.28 feet, more or less;
Thence N 12° 28' 30" W a distance of 33.38 feet;
Thence N 04° 34' 26" W a distance of 50.16 feet;
Thence N 01° 41' 39" E a distance of 54.76 feet to the north line of said
southeast quarter of the southwest quarter of Section 26;
Thence S 87° 55' 53" E along said north line a distance of 250.00 feet
to the west margin of Southcenter Parkway and the point of beginning.
Together with the 11.00 feet adjoining and lying westerly of said described
railroad centerline.
