OCCUPANCY.

TMC 8.45.110 The person(s) responsible named on a Notice of Violation and Order issued
by the Code Enforcement Officer, pursuant to TMC Section 8.45.070, may appeal the
Notice by requesting such appeal within 10 calendar days after being served with the
Notice pursuant to TMC Section 8.45.070. The request shall be in writing and include the
applicable appeal fee as specified in the City's fee schedule adopted by resolution of the
City Council as set forth in TMC Chapter 8.45. Appeals must be sent to the City Clerk's
office.

1. NO Permit Applications or Plans have been submitted for the Remodel, Electrical,
Plumbing and Gas, or Mechanical.
CORRECTIVE ACTION REQUIRED:
1. Obtain a Single -Family Residential Remodel and Addition Permit from the City of
Tukwila. For more information regarding how to obtain said permit, please
contact the City of Tukwila Department of Community Development at 206-431--
3670.

2. To apply for said Permit, new plans must be submitted due to the remodel /
demolition of the exterior and interior of the house. Plans must include, but not
limited to the following:
a. Structural engineer reports and plans which include but not limited to all
foundations (specifically cracks, saw cuts, holes that have drilled), all floor
joists, floor decking, all exterior walls and rafters' structural members;
locations where exterior and/or interior walls have been removed or
proposed to be removed, locations where exterior windows / doors have
been removed or locations where new windows / doors have or will be
installed.
b. Architectural plans which show the existing floor plan and the proposed
floor plan which include but are not limited to walls that have been or will
be removed, any roof work, electrical, plumbing, mechanical.
3. Obtain additional permits, required by the TMC, related to the remodel and/or
addition, including Electrical, Plumbing & Gas, and Mechanical. For more
information, please contact the Department of Community Development at 206-
431-3670 and ask to speak with a Building Plans Examiner regarding additional
permit requirements for the house.
4. Pay all applicable permit fees. Construction started before the Building Permit
was approved and issued, therefore an additional fee will be due before the
building permit is issued. Other additional fees will be required for Electrical,
Plumbing and Gas, Mechanical, and any other required permit(s).
Compliance date to submit complete permit application, plans, calculations, reports and
any other required documents: May 31, 2023
OR
Obtain a Building Demolition Permit from the City of Tukwila. To apply for said
Permit, a site plan must be submitted for review.
2. Pay all applicable permit fees.
3. Once permit is issued and before any demolition work begins, a pre -demolition
site meeting must be held with Eric Pritchard, DCD Site Inspector. He can be
reached at (206) 431-2449 or Eric.PritchardATukwilaWA.qov to schedule this
meeting.
