Dear Mr. Shing:
The plan review of Casa Lupita Restaurant Plan No. Al and SP -2 (dated
July 25, 1980) has been completed for the changed location of the water line
for domestic and fire services and is approved per the July 24, 1980 letter
from Joe Benoliel and the following comments:
1. The Tukwila Fire Department and Public Works Department will
inspect line installation and 200 P.S.I. hydrostatic test
(Tukwila Fire Department phone #575 4407).
2. Four -foot high concrete posts will be placed at three points
around all hydrants to protect from vehicular traffic.
3.. Thrust blocking to be provided at all bends, tees, and ends
of water mains /services three- inches in diameter and over.
4. Ductile iron pipe shall be class 52 or greater.
5. Hydrant shall be provided per Ordinance #729 per letter.
Per letter attached (dated 7/24/80) prior to Public Works Department
recommendation to Building Department for a Certificate of Occupancy,
all easements required for this development, shall be recorded and
provided the Public Works Department for their records.

Dear Mr. Shing:
The plan review of Casa Lupita Restaurant Plan #A1 has been completed by
the Public Works Department per noted comments on the plans and comments below:
Required permits by this department to be applied for and obtained 24 -hours
prior to construction are as follows:
Sanitary Side Sewer New manhole into existing 12 sanitary sewer shall be
channeled. No debris shall be allowed into existing 12" sanitary sewer through-
out construction. Proper bedding shall be provided for base of new manhole
bottom slab and bottom slab shall be poured so as to completely support riser
sections per inspector. A clean -out is to be provided at the building for the
6" side sewer. All buildings under 30,000 square feet have a permit fee of
$150.00 per connection; $20.00 for inspection for a total permit fee of $170.00.
Storm Drainaqe Clean -outs and /or catch basins shall be provided at all bends,
junctions, and ends of runs. All storm drain pipe shall be concrete or corrugated
metal 14 gauge minimum and not PVC. If steel pipe is used, it -shall be galvanized
and coated inside and outside. At the southeast and northeast corners of the
building, the side drain lines connecting from catch basins shall be direct to
nearest catch basin and not into the storm side drain line. Permit fee $25.00.
Curb Cut /Access Per plan, it is understood by issuance of this permit that
if measures taken to isolate Casa Lupita parking from adjacent parking lot. use
through this design causes safety or access problems in the future, additional
design modifications may be required by the City. Permit fee $25.00/
Domestic Water Meter 3" meter ;1,800.00.
Hydrant Fire Main Fire services/hydrants shall be built per approved plan location
by Jim Hole dated May 13, 1980. Also, prior to issuance of this permit, this
plan shall be stamped approved and meet all requirements of both the Tukwila
Fire Department and Insurance Underwriters. Casing under Southcenter Parkway
shall be filled with sand and plugged at each end prior to backfilling.
Tee connection to 10" water line shall be tapping tee. New 8" water main
for fire.service shall be 8" ductile iron pipe. Thrust blocks for all junctions,
bends, and hydrants required for fire lines. Permit fee $25.00.
Fire Protection Meter Per Tukwila Municipal Code 14.04.250, fire protection
sprinklers must be separately metered from domestic water meter. Fee is based
on the size of the meter.
Landscape Irrigation Sprinkler Landscape irrigation, if any, shall. be provided
for future plan review. Permit fee $25.00.
All requirements in the May 13, 1980 approval shall also be met by issuance
of the above permits.
All pipe shall be constructed with a minimum of 12" of cover and
Class B bedding or better.

The attached landscape /site improvement diagram as modified by city staff is
acceptable in conjunction with interior improvements previously completed at
`Y your business location.
In regard to possible vacation of the unimproved public right -of -way adjacent
to the north edge of your property, the Public Works Department is unable to
offer an official city position on the matter without further study. However,
appropriate forms for initi'ating a street vacation petition are enclosed,
should you wish to apply.
