It was good talking with you on the telephone concerning the addition to the
General Electric Housewares Division Building at 6750 S. 180th in Tukwila,
Washington.
To help expedite the necessary processing, we have drawn up the Addendum
to our existing lease, hopefully covering the items we discussed on the
telephone. Copies are enclosed for your perusal, and execution, returning
four signed copies for our conforming.
To explain some of the paragraphs, the 37 feet referred to in Paragraph One
is in addition to the existing 15 feet sideyard set -back area which the new
construction will utilize. Also, in Paragraph One, with reference to the two
parking spaces, Tukwila requirements call for one parking space for each one
thousand square feet of warehouse. As the preliminary site plans., which you
presently have, indicate there are six parking places on the easterly property
boundry, making it necessary for at least two along the road area to be
allocated to the sub tenant area.
The outline specifications and plans referred to in Paragraph Two are in process
of being drawn and will be forwarded as soon as the architect gets them to us.
The increase in rent figure in Paragraph Four was reached after receiving the
cost amount from the contractor for the added entry door in the front of the
building addition, amortizing it out over the next seven years of the lease.
Providing the sub contractors continue to stick by their bids, this will
hopefully be the only change necessary in that figure.
You had asked about options and first refusal regarding the possibility of
expanding into the sub tenant area. In Paragraph Six we have given a first
refusal, but are unable to extend an option privilege at the end of the current
lease period or at the end of the first five -year renewal. Real estate brokers
