Dear Al,
In reviewing the above mentioned project plans, please
note the following items:
1. Required fire dampers shall be installed
per UBC Standard #43 -7. (one -hour walls
S ceilings)
2. Per UFC Section 12.104(b), EXIT doors shall
be openable from the inside without the use
of a key or any special knowledge or effort.
3. Per UFC Section 12.113(b), at every required
exit doorway, and wherever otherwise required
to clearly indicate the direction of egress,
an EXIT sign with letters at least six inches
high and readily distinguishable shall be
maintained.
4. An automatic fire extinguishing (sprinkler)
system is required and shall be designed,
installed and tested per City Ordinance #1141
including:
a) Under stairways.
b) In the false ceiling area (air plenum).
c) Top of elevator 6 other shafts.
d) All other enclosed areas.
All sprinkler drawings shall be prepared by
companies licensed to perform this type of
work. Drawings shall first be approved by
the Washington Surveying Rating Bureau, then
by the Tukwila Fire Department. No work shall
commence without approved drawings.
When service is more than 100 sprinklers,
automatic sprinkler systems shall be supervised
by an approved central, proprietary or remote
station service or a local alarm which will
give an audible signal at a constantly attended
location.

All interior wall covering materials shall be
fire- resistive or shall be treated to be fire-
resistive, so as to result in a flame spread
rating of at least Class III (Class 11 for exit
ways). A certificate of the flame spread rating
is required to be delivered to the Tukwila Fire
Department.

Protective guard posts or curbs are required
around all gas meters, electrical transformers,
sprinkler valves and hydrants. Posts and curbs
are to be painted yellow.

The review'of -the site plan 1 of 1 has been provided by the Public
Works Department with the following comments.
Required pennits by this departmett.to be applied for and obtained
24 -hours prior to construction are as follows:.
Haulinq Hauling permits must be applied for when'any hauling
is done on City streets.: A $2,000 bond must be posted along
with a copy of the hauler's certificate of insurance. Permit
fee is $25.00 unless the hauler has a City Business License
where the fee is waived.
Sanitary Side Sewer Sanitary sewers shall be of P.V.C. (schedule
#35 minimum) with Class B bedding. ProviddIclean -out at midpoint
in 1% sanitary line. Sanitary sewer permit fee:' $230.00 connection
and $20.00 inspection Total Permit $250.00.
Curb'Cut /Access /Sidewalk .Provide sidewalk at: -width designated (6
per sidewalk'ordinance and City of Tukwila Standard.Plan. A minimum
twenty-four-foot wide curb is required'at entrance.` Permit'
fee $25.00.;,
Storm Drainage /Retention -,This plan, shal b v

through King County'.Hydraulics. Pei this plan, all drainage from -the
site goes directly into the Green River. No Tukwila...
Domestic Water Meter /Service Plans submitted for Public
Works Department review and approval.

per the requirements of insurance underwriters•and the Tukwila Fire
Department prior to Public Works approval. Please submit these: plans

the'.Public.Works Department. A sprinkler vault, for the fire.. loop
hydrant /sprinkler system.shall per. Tukwila Public Works Department
Standard Plan.•and.Water Department requirements. This fire sprinkler
vault must be located 'in private right -of -way, but not in the. driveway
due to the P.I :V. post aboveground. All piping shall be D.I.P. class
#52': Provide thrust.blocks.at all "junctions, bends, hydrants, and ends
of pipe for fire protection system. Provide valving to hydrants per
Tukwila Standard Plan for Hydrants. Permit fee $25.00.
Fire Protection Meter Per Tukwila Municipal Code 14.04.250, fire
protection sprinklers must be separately metered from domestic water
meter. Fee based on•size of meter.
Landscape irrigation, if..any, shall be reviewed per future plan
submittal. 'Provide six sets of water.'irrigation plans for Public Works
review and approval' prior• to issuance of irrigation permit. Permit fee $25.00:"
All.pipe shall be constructed with a minimum Class B bedding.
