GREENWAY RESIDENCE STRUCTURAL DESIGN CRITERIA AND METHODOLOGY Design Criteria: The following documents are used for design and are listed in order of precedence, with the highest precedence documents listed first: 1. City of Tukwila "Design Criteria Table" for 2015 Washington State Building Codes. 2. International Residential Code (IRC), 2015 Edition. This is the default code used in this design. 3. International Building Code (IBC), 2015 Edition. This is used for conditions not addressed in the IRC. 4. ASCE 7-10, Minimum Design Loads for Buildings and Other Structures. This is used as referenced by the IRC or IBC. 5. National Design Specification for Wood Construction (NDS). This is used for wood design criteria. 6, AISC Steel Manual, including 360-10 Specification for Structural Steel Buildings. This is used for structural steel element design. Design Methodology: 1. For vertical load resisting elements, only new structural elements are checked provided loads on existing elements haven't increased significantly, and provided existing structural element capacities haven't been significantly reduced. 2. For lateral load resisting elements, the entire house is checked. Geotechnical Criteria: No geotechnical report is available for this site. For soil bearing, the lowest recommended value of 1500 psf listed in the IRC Table R401.4.1 is used.
