Borick, PE July 18, 2019 CITY OF TUKWILA Community Development Department Public Works Department Permit Center 6300 Southcenter Blvd., Suite 100 Tukwila, WA 98188 Subject: Water Damage Repair FOSTER CREEK APARTMENTS — UNIT #25 15016 Macadam Road South Seattle, Washington 98188 To whom it may concern: PC1 F C ENGINEERING TECHNOLOGIES, INC, RECEIVED CITY OF TUKWILA JUL 19 2019 PERMIT CENTER FILE We performed a site visit on July 12, 2019 to the subject apartment unit that was recently damaged by a reported roof leak in order to deteimine the extent of required repairs to restore the unit to its pre -damaged condition based upon the extent of damage. The subject apartment building is a 2-story wood framed structure consisting of one -bedroom and two -bedroom apartment units (30 units total). The apartment building has overall dimension of approximately 36' by 300' with the longer dimension oriented in the north/south direction. The subject apartment unit is an upper floor, two -bedroom unit with additional units located on the east and west sides. The existing roof assembly consists of a flat roof membrane over 3.5" of rigid insulation on plywood roof sheathing supported by 2x8 roof joists spaced at 16" on center. Batt insulation fills the roof joist cavities with a 1" airspace and the ceiling finish is gypsum wallboard (GWB). The exterior walls consist of 2x4 studs with vinyl siding over plywood wall sheathing on the exterior face and GWB on the interior face. We met on site with a representative from McBride Construction Resources, the contractor who will be performing the repair work, who summarized the extent of finishes that are to be removed. It is our understanding that the following has been/will be completed: • The roofing was repaired prior to our site visit which reportedly resolved the cause of the water damage, • The GWB ceiling finish will be removed throughout the unit aside from the bedroom located at the southwest corner, • The GWB wall finish will be removed along the interior face of the south exterior wall in the bedroom located at the southeast corner of the unit, • The bottom half of the GWB wall finish will be removed along the interior face of the north exterior wall of the living room at the west 6' of the wall. Install insulation as follows: • Provide R-22 batt insulation within the existing 2x8 roof joist bays while maintaining a 1" airspace above the insulation. • Provide R-15 batt insulation in the existing 2x4 exterior walls. 2. Install vapor retarders on the exterior walls where full height GWB is removed and on ceiling assemblies in accordance with IRC R702.7. WALL AND CEILING ASSEMBLIES The wall and ceiling assemblies are being replaced to match the existing conditions in accordance with Section 603.1 of the 2015 International Existing Building Code and are as follows: Where GWB is removed from the ceiling, provide Type 'X' GWB to match existing thickness fastened to the roof joists with 2" long drywall screws at 7" on center. Where interior GWB is removed from the exterior walls, provide Type 'X' GWB to match existing thickness fastened to joists with 1 7/8" long Type `W' drywall screws at 7" on center. FIRE PROTECTION REQUIREMENTS Code compliant smoke detectors are required in each bedroom and in the immediate vicinity outside of each bedroom, and carbon monoxide detectors are required on each floor in accordance with IRC R314.2.2. STRUCTURAL REQUIREMENTS We do not anticipate that structural repairs will be required. However, due to the majority of ceiling and wall finishes being in place during the time of our site visit, the majority of the existing framing could not be reviewed.
