ARCHI TECTURE o Lot CORRE PON LTR# RECEIVED CITY OF TUKWILA SEP 1 0 2019 PERMIT CENTER In this letter please find our responses to the comments from your review dated 8/29/2019 and also a general explanation for any revisions to the plans. Building Department: . Your response to the corridor issue I understand your response. However, this room had two exits out at each end. By closing off the one door this makes a long and narrow room which in affect makes for a less safe condition. If a person was at the one end of the room and the only exit was blocked by a fire or similar unsafe condition, there would be no escape. For comparison this is similar to narrow corridor. IBC 1020.4, #3. A dead-end corridor shall not be limited in length where the length of the dead-end corridor is less than 2.5 times the least width of the dead-end corridor. If this "storage room" was wider (2.5 times as indicated) that would be more acceptable arrangement for a safer storage room with ore exit. Also, this is indicated as a fire sprinkler room. Is this a fire command room? There could be a potential of putting storage in this room blocking access by the fire department to the sprinkler system. Also, IFC 508.1.5 Storage unrelated to operation of the fire command center shall be prohibited. There needs to be some clarification about that room. Where is the fire command room or fire system located, and the affect of storage blocking access to that system? Will an exterior door be required by the fire department? The fire department may not allow this configuration. Please provide clarification to show this room shall not be a safety hazard in the event of an emergency where a person has safe exit access out of that room from either end. An additional door shall be required either to the exterior of the building or into the training room. Verify the fire system shall not be compromised by the blocking of storage. The original floor plan of this space dated 6/15/77 shows the area under consideration as being Storage 101, with a sprinkler riser and electrical panels shown on the south and east walls. This space had two access doors, a single door and a pair of doors. At some point in the past, this space was subdivided into two areas, with an L-shaped space being created for the electrical panels and the fire sprinkler riser, and a larger space created for an unknown use (possibly additional Lab space). By closing off the one door this makes a long and narrow room which in affect makes for a less safe condition. If a person was at the one end of the room and the only exit was blocked by a fire or similar unsafe condition, there would be no escape. For comparison this is similar to narrow corridor. IBC 1020.4, #3. A dead-end corridor shall not be limited in length where the length of the dead-end corridor is less than 2.5 times the least width of the dead- end corridor. If this "storage room" was wider (2.5 times as indicated) that would be more acceptable arrangement for a safer storage room with one exit. Also, this is indicated as a fire sprinkler room. Is this a fire command room? There could be a potential of putting storage in this room blocking access by the fire department to the sprinkler system. Also, IFC 508.1.5 Storage unrelated to operation of the fire command center shall be prohibited. There needs to be some clarification about that room. Where is the fire command room or fire system located, and the affect of storage blocking access to that system? Will an exterior door be required by the fire department? The fire department may not allow this configuration.
