Your correction items included first: Planning- C Dept, Jaimie Reavis: 1. The size of the ADU is not allowed to exceed 40% of the total square footage of the primary house and ADU combined. Please revise plans to ensure that the size of the ADU is equal or less than 40% of the overall square footage. The basement ADU has been reduced in size by removing the bedroom and having it has storage for the primary dwelling, accessed through exterior access door at existing window location. No access from interior ADU to this space. This reduces the ADU to a studio unit with 306 sf (gross interior), which is under the limit of 343 sf (40% of 859 sf total dwelling). ADU size table added to A1.1 to show this calculation. PW- C Dept, Joanna Spencer: 1. Please remove the property line between garage and the house, since it is now one parcel. I have attached property survey as reference for your use. Per Lot Consolidation #L-19-0119, site plan on A1.1 revised to show one parcell of 7405.5 sf.
