Per the International Building Code, International Mechanical Code, Uniform Plumbing Code and/or the National Electric Code, every permit issued by the Building Division under the provisions of these codes shall expire by limitation and become null and void if the building or work authorized by such permit has not begun within 180 days from the issuance date of such permit, or if the building or work authorized by such permit is suspended or abandoned at any time after the work has begun for a period of 180 days. Your permit will expire on 4/8/2020. Based on the above, you are hereby advised to: 1) Call the City of Tukwila Inspection Request Line at 206-438-9350 to schedule for the next or final inspection. Each inspection creates a new 180 day period, provided the inspection shows progress. -or- 2) Submit a written request for permit extension to the Permit Center at least seven(7) days before it is due to expire. Address your extension request to the Building Official and state your reason(s) for the need to extend your permit. I would like to refer you to the "Next Steps" portion of the preliminary approval issued to you in May. I have copy and pasted it for you. 1. Final Approval: Submit documents for final approval.After installing the required site improvements and complying with the conditions of approval submit the necessary short plat documents (survey, legal descriptions, and other required paper work) for city signatures. All taxes and fees assessed against the property must be current prior to final approval. Please check with the King County Assessor's Office and the City of Tukwila Finance Department prior to submitting final documents.After the documents have been found to be in order, and the all of the requirements of the short plat have been met, the Chair of the Short Subdivision Committee signs your short plat which constitutes a grant of final approval. I talked with Scott Moore, the Senior Projects Inspector, and he has informed me that your public works permit has not been completed, and still requires some additional inspections. Please contact the Public Works Department to finish this permit. I checked in on your demotion permit, D19-0148, and it looks like there are still inspections that need to be completed to be in order for the permit to be finaled. As with the public works permit, there are still inspections that need to be completed. Please contact Bill Centen, the Building Inspector, or the Building Department to schedule the inspection(s). I have included Bill's Contact information at the end of this email. We still need you to complete your ADU registration. To do so, we need you to fill out a construction permit application, which I have attached to this email. This application is for inspection purposes to ensure the unit is up to life safety standards. If it is convenient for you, once you have submitted the required construction permit for the ADU registration, we can do the inspection for the required demolitions and the ADU at the same time with our building inspector (Bill Centen). Once these have been completed, you can turn your final plat survey that has addressed the conditions required by the preliminary approval letter.
