Scope This letter report provides a summary of our findings and recommendations regarding the roof framing requirements for supporting the new RTUs. Existing Building Information The units are being placed over the ballroom/meeting space that is a 1993 addition to the building. Original permit structural drawings were obtained from the City of Tukwila digital records center. The building is a one-story steel structure framed with open web joists spaced approximately 4'-0" oc and spanning 41-0". Existing structural drawings documented a design allowance of 800 Ibs for each of the three mechanical units. Site Visit Observations Serena Baxter of MLA met Jim Berreth of Trane on site on December 6, 2018, at 10:00 a.m. MLA had access to the roof and proceeded to take measurements of the existing units and their proximity to the exterior building parapets. We also documented additional roofing ducts not shown on the existing drawings. A roof plan with field dimensions is shown in the Figure 1 attachment. Loads used in analysis were as follows: Roof Dead Load: 23.7 psf Max RTU Dead Load: 1211 Ibs Roof Live Load: 20 psf (2015 IBC) Roof Snow Load: 25 psf (Tukwila Design Criteria), not simultaneous with roof live load. Seismic Loads: Fp = 0.483g MLA's analysis checked the demands based on the above loads against capacities of the existing roof framing. Our analysis found the existing roof joists have the capacity to support the RTU units Al, A2, an B1. Note the joist capacity design limit is reached under the weight of unit B1 and its curb adaptor. Therefore, this unit cannot get heavier, and no other equipment shall be placed on these roof joists other than what presently existing on the roof. Proposed Retrofit Design The new mechanical units experience an overturning uplift and shear load during a seismic event and will need to be secured to the curbs. The curb will need to be fastened to the roof. It is assumed that the existing curb which will rernain is framed with a 2x12. MLA can provide calculations and connection details as described in Phase B of our proposal. Summary An analysis of the existing loads, the new mechanical weights and the existing structural framing drawings show the existing roof on the Embassy Suites Ballroom/Meeting Space can support the three new proposed mechanical units, provided the weights do not exceed those identified herein and that no additional loading occurs on the affected joists.
