shall be the duty of the person requesting any inspections required by this
code to provide access to and means for inspection of such work.
• R109.4 Approval required. Work shall not be done beyond the point
indicated in each successive inspection without first obtaining the approval
of the building official. The building official, upon notification, shall make the
requested inspections and shall either indicate the portion of the
construction that is satisfactory as completed, or shall notify the permit
holder or an agent of the permit holder wherein the same fails to comply
with this code. Any portions that do not comply shall be corrected and such
portion shall not be covered or concealed until authorized by the building
official.
Reviewing the City's permit tracking system, 1 found an approved and issued
building permit (D20-0318), but no inspections were performed. A second
permit was applied for (D22-0233), but it was never approved or issued.

Reviewing King County iMap: 2017, 2019ZOZ1:|observed adeck onthe back
ofthe house in2017and 2019and then in20Z1|observed alarge roof over the
back deck.

Reviewing Google Street View: 2018ZOZZ:|observed adeck onthe back,
southeast corner, of the house without a roof. In 2022, the back deck has a roof
over the deck.

Reviewing King County Assessor's office, Localscape / Analytics: 2019, 2021,
2023: the progression is clear how an open deck (2019) evolved to a roof over
the deck (2021), to an enclosed deck with windows and a sliding glass door
(2023).

1. IMMEDIATLEY STOP all work on the addition Iocated at the southeast
corner / back of the house. Any work (construction, electrical,
plumbing and gas, mechanical) cannot commence until all permits
have been reviewed, approved, and issued.
2. Obtain a Single Family Residential Remodel and Addition permitfor
the construction of the addition to the back of the house. Submit a
complete permit application, plans, any other required documents, and
pay all applicable permit fees by: October 1, 2023

Appeal Instructions
TMC 8.45.110 Appeal to Hearing Examiner
A. The person(s) / business responsible named on this Notice of Violation and Order
issued by the Code Enforcement Officer, pursuant to TMC Section 8.45.070, may
appeal the Notice by requesting such appeal within 10 calendar days after being
served with the Notice pursuant to TMC Section 8.45.070.
File the Appeal with the Tukwila City Clerk a written notice of appeal along with
payment of the $340 appeal fee, containing the following:
1.The Code Enforcement case file number.
2.A brief statement setting forth the names, mailing address(es), and legal interest of each
of the persons appealing this notice and order.
3.A brief statement of the specific order or action protested, together with any supporting
facts.
4. A brief statement of the relief sought, and the reasons why it is claimed that the notice and
order should be reversed, modified, or otherwise set aside.
TMC 8.45.120 Penalties
A. VIOLATIONS OF THE TUKWILA MUNICIPAL CODE:

a. A Notice of Violation and Order shall carry with it a cumulative monetary penalty of $250.00 per
day for each violation from the compliance date until compliance with the Notice of Violation and
Order is achieved.
