PERMIT CONDITIONS: 1: ***PLUMBING/GAS PIPING PERMIT CONDITIONS*** 2: No changes shall be made to applicable plans and specifications unless prior approval is obtained from the Tukwila Building Division. 3: All permits, inspection records and applicable plans shall be maintained at the job and available to the plumbing inspector. 4: All plumbing and gas piping systems shall be installed in compliance with the Uniform Plumbing Code and the Fuel Gas Code. 5: No portion of any plumbing system or gas piping shall be concealed until inspected and approved. 6: All plumbing and gas piping systems shall be tested and approved as required by the Plumbing Code and Fuel Gas Code. Tests shall be conducted in the presence of the Plumbing Inspector. It shall be the duty of the holder of the permit to make sure that the work will stand the test prescribed before giving notification that the work is ready for inspection. 7: No water, soil, or waste pipe shall be installed or permitted outside of a building or in an exterior wall unless, adequate provision is made to protect such pipe from freezing. All hot and cold water pipes installed outside the conditioned space shall be insulated to minimum R-3. 8: Plastic and copper piping running through framing members to within one (1) inch of the exposed framing shall be protected by steel nail plates not less than 18 gauge. 9: Piping through concrete or masonry walls shall not be subject to any load from building construction. No plumbing piping shall be directly embedded in concrete or masonry. 10: All pipes penetrating floor/ceiling assemblies and fire -resistance rated walls or partitions shall be protected in accordance with the requirements of the building code. 11: Piping in the ground shall be laid on a firm bed for its entire length. All correction requests from each department must be addressed at the same time and reflected on your drawings. I have enclosed comments from the following departments: BUILDING - PG DEPARTMENT: Allen Johannessen at 206-433-7163 if you have questions regarding these comments. (GENERAL INFORMATION NOTE) PLAN SUBMITTALS: (Min. size 1 1x17 to a preferably maximum size of 24x36; all sheets shall be the same size; larger sizes may be negotiable. "New revised" plan sheets shall be the same size sheets as those previously submitted.) "STAMP AND SIGNATURES" (If applicable) For Engineers: "Every page of a plan set must contain the seal/stamp, signature of the licensee(s) who prepared or who had direct supervision over the preparation of the work, and date of signature. Specifications that are prepared by or under the direct supervision of a licensee shall contain the seal/stamp, signature of the licensee and the date of signature. If the "specifications" prepared by a licensee are a portion of a bound specification document that contains specifications other than that of an engineering or land surveying nature, the licensee need only seal/stamp that portion or portions of the documents for which the licensee is responsible." It shall not be required to have each page of "specifications" (calculations) to be stamped and signed; Front page only will be sufficient (WAC 196-23-010 & 196-23-020). Architects: "date" only not required (WAC 308-12-081). (BUILDING REVIEW NOTES) 1. Plans provided are a full set of reduced size construction plans and do not address the actual plumbing. Provide plumbing plans (only) drawn to a legible scale (reduced size shall not be accepted). Plumbing plan shall have a plan view of the plumbing layout showing all plumbing fixtures new and existing. Plumbing plan shall show new plumbing supply and drain -waste -vent (DWV) lines and where they shall connect to the existing. (IBC [A] 107.2.1 & UPC 104.3.1) 2. Provide isometric drawings of the new supply plumbing and an isometric of the DWV. Specify all pipe sizes and plumbing fixtures. Show floor drains provided with wet trap primers. Plumbing shall comply with the current plumbing codes (2015 UPC). Note: Contingent on response to these corrections, further plan review may request for additional corrections. Please address the comments above in an itemized format with applicable revised plans, specifications, and/or other documentation.
