This permit shall become null and void if the work is not commenced within 180 days for the date of issuance, or if
the work is suspended or abandoned for a period of 180 days from the last inspection.
PERMIT CONDITIONS:
1: ***PLUMBING/GAS PIPING PERMIT CONDITIONS***
2: No changes shall be made to applicable plans and specifications unless prior approval is obtained from the
Tukwila Building Division.
3: All permits, inspection records and applicable plans shall be maintained at the job and available to the
plumbing inspector.
4: All plumbing and gas piping systems shall be installed in compliance with the Uniform Plumbing Code and
the Fuel Gas Code.
5: No portion of any plumbing system or gas piping shall be concealed until inspected and approved.
6: All plumbing and gas piping systems shall be tested and approved as required by the Plumbing Code and
Fuel Gas Code. Tests shall be conducted in the presence of the Plumbing Inspector. It shall be the duty of
the holder of the permit to make sure that the work will stand the test prescribed before giving notification
that the work is ready for inspection.
7: No water, soil, or waste pipe shall be installed or permitted outside of a building or in an exterior wall
unless, adequate provision is made to protect such pipe from freezing. All hot and cold water pipes
installed outside the conditioned space shall be insulated to minimum R-3.
8: Plastic and copper piping running through framing members to within one (1) inch of the exposed framing
shall be protected by steel nail plates not less than 18 gauge.
9: Piping through concrete or masonry walls shall not be subject to any load from building construction. No
plumbing piping shall be directly embedded in concrete or masonry.
10: All pipes penetrating floor/ceiling assemblies and fire -resistance rated walls or partitions shall be protected
in accordance with the requirements of the building code.
11: Piping in the ground shall be laid on a firm bed for its entire length. Trenches shall be backfilled in thin
layers to twelve inches above the top of the piping with clean earth, which shall not contain stones,
boulders, cinderfill, frozen earth, or construction debris.
12: The issuance of a permit or approval of plans and specifications shall not be construed to be a permit for, or
an approval of, any violation of any of the provisions of the Plumbing Code or Fuel Gas Code or any other
ordinance of the jurisdiction.
13: The applicant agrees that he or she will hire a licensed plumber to perform the work outlined in this permit.
14: All new plumbing fixtures installed in new construction and all remodeling involving replacement of
plumbing fixtures in all residential, hotel, motel, school, industrial, commercial use or other occupancies
that use significant quantities of water shall comply with Washington States Water Efficiency ad
Conservation Standards in accordance with RCW 19.27.170 and the 2006 Uniform Plumbing Code Section
402 of Washington State Amendments

APPLICATION, INSTALLATION AND OPERATING PRINCIPLE
The Smith Trap Seal Primer Valve, when properly installed in a
cold water supply line, running to a frequently used fixture and
connected to a floor drain trap, provides a constant seal of fresh
water in the drain trap.
When water is drawn at the plumbing fixture the resulting flow
activates the Trap Primer valve mechanism. A pulse of water is
dispensed into the trap at the beginning and end of flow in the
fixture supply line.
Air ports in the primer body prevent siphonage of trap water and
backflow into the potable water supply line.
If the trap water seal is not constantly maintained, the water will
evaporate from the trap, allowing sewer gas to escape into
building from the sewer lines.

INSTALLATION

disc in the upward position and removes the trap disc (2) from the plastic trap

flow, the main reaction disc continues tolift and seals off the closing ring (4)10
stop flow tothe trap. When the flow through the valve is noopped, the trap disc <2>
is returned to the closed position, and in the process, delivers a spurt of water to

The importance ofthis design iothat acomplete flow cycle through the valve
from open to close will actuate the primer twice with two definite pulses; once
unopening and once onclosing, thus providing utremendous water savings
over competitive modes.

Sioux Chief 833 series FinishLineTM adjustable above -grade flashing drain shall be
used where necessary in drainage systems. Flashing drain shall allow adjustment

In response to Building Division Review Memo dated April 5th 2019 (Permit# PG19-
0055), we have updated/added required information to our set of plan for a resubmission.
Below is the list that describes a line by line response to the memo.

1: Occupancy load remains the same. Original occupancy load count (refer D08-439) has
been newly added to the plan for the record. No change of usage, egress, building size

The Building Division conducted a plan review on the subject permit application. Please address the
following comments in an itemized format with revised plans, specifications and/or other applicable

(GENERAL INFORMATION NOTE)
PLAN SUBMITTALS: (Min. size 11x17 to a preferably maximum size of 24x36; all sheets shall be
the same size; larger sizes may be negotiable. "New revised" plan sheets shall be the same size sheets
as those previously submitted.)
"STAMP AND SIGNATURES" (If applicable) For Engineers: "Every page of a plan set must contain
the seal/stamp, signature of the licensee(s) who prepared or who had direct supervision over the
preparation of the work, and date of signature. Specifications that are prepared by or under the direct
supervision of a licensee shall contain the seal/stamp, signature of the licensee and the date of signature.
If the "specifications" prepared by a licensee are a portion of a bound specification document that contains
specifications other than that of an engineering or land surveying nature, the licensee need only seal/stamp
that portion or portions of the documents for which the licensee is responsible." It shall not be required to
have each page of "specifications" (calculations) to be stamped and signed; Front page only will be
sufficient (WAC 196-23-010 & 196-23-020). Architects: "date" only not required (WAC 308-12-081).
(BUILDING REVIEW NOTES)
1. Provide an occupant load count of the building to show what is required for the number of toilet fixtures.
2. Provide an as built before the new addition of fixtures.
3. Plan shall be clouded to specifically show which fixtures are to be new including new plumbing.
4. Provide a drain -fixture -unit (DFU) calculation table for all fixtures connected to the sanitary sewer to
show pipe size complies for the number of drain fixture units it serves. (2015 UPC 703.0)
5. Plans provided by a design professional or engineer shall be stamped and signed with engineer's date
of signature. See General Note above.
6. Identify new floor drains. Floor drains shall be provided with trap seal primers. Include specifications.
7. Plans shall be drawn to a legible scale. Reduced size sheets shall not be accepted.
