Any owner or owner's authorized agent who intends to construct, enlarge, alter, repair,, move, demolish or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, the installation of which is regulated by this code, or to cause any such work to be performed, shall first make application to the building official and obtain the required permit. Construction or work for which a permit is required shall be subject to inspection by the building official and', such construction or work shall remain visible and able to be accessed for inspection purposes until approved. Approval as a result of an inspection shall not be construed to be an approval of a violation of the provisions of this code or of other ordinances of the jurisdiction. Inspections presuming to give authority to violate or, cancel the provisions of this code or, of other ordinances of the jurisdiction shall not be valid. It shall be the duty of the owner, or the owner's authorized agent to cause the work to remain visible and able to be accessed for inspection purposes. Neither the building official' nor the jurisdiction shall be liable for expense entailed in the removal or replacement of any material required to allow inspection. IBC [A] 110.5 Inspection requests, It shall be the duty of the holder of the building permit or their duly authorized agent to notify the building official when work is ready for inspection. It shall be the duty of the permit holder to provide access to and means for inspections of such work that are required by this code. 1. IMMEDIATELY CEASE ALL EXTERIOR AND INTERIOR CONSTRUCTION, WORK ON THE HOUSE UNTIL THE SINGLE FAMILY RESIDENTIAL REMODEL AND ADDITION PERMIT HAS BEEN REVIEWED, APPROVED, AND ISSUED. 2. Contact a licensed in the State of Washington and the City of Tukwila Architect or Structural Engineer to inspect the entire home to determine whether the house is structural sound. If the inspection reveals no structural issues, an email from the company must be sent to Jim Toole to state there was no structural issues outside or inside the home. If structural issues are found, a report from the company must be submitted at the time the Single -Family Residential Remodel and Addition Permit application is submitted. This report must include but not limited to type of structural issues, location of these issues, extent of each issue, and corrective measures. 3. Obtain a Single -Family Residential Remodel and Addition Permit from the City of Tukwila. To apply for said Permit, new plans must be submitted due to the extensive remodel / demolition of the exterior and interior of the house. Plans must include, but not limited to the following: a. Structural engineer reports and plans which include but not limited to all foundations (specifically cracks, saw cuts, holes that have drilled), all floor joists, floor decking, all exterior walls and rafters" structural members; interior and exterior plywood, OSB boards, structural members that have been exposed to the elements; locations where exterior and/or interior walls have been removed or proposed to be removed, locations where exterior windows / doors have been removed or locations where new windows / doors have been installed. Architectural plans which show the existing floor plan and the proposed floor plan which include but not limited to walls that have been or will be removed, walls that have been constructed, windows replaced or removed, location of new bathroom(s).
