Provide clarification to show or clarify how condensation shall not accumulate between the roof rafters or show a method for ventilating the roof system. 3. The plan specifies prescriptive method for R-38 roof insulation. However, the roof specifies 2" R-5 and R-6.5 which only adds up to R-11.5. Provide clarification for insulation and ventilation below the roof deck. Insulation shall total R-38 for flat roofs. An end detail showing the existing rafters and new would help to show how insulation shall be installed between the new and existing rafters. 4. Specify 5/8" type X GWB on the garage ceiling and all supporting members. Provide specification for potential penetrations and complying with one -hour separation. 5. Provide clarification for the ventilation fan indicated and specify its method of operation and how it complies with 2015 IMC Section 403.8 WSA. 6. The plan shows rafters on hangers where it appears the existing floor rafter's location would prevent proper nailing for some of the new hangers to the new rafters. Also, it appears to have the same conflicts with existing roof rafters and rafter tails. Please clarify. Note: Contingent on response to these corrections, further plan review may request for additional corrections.
