MUTUAL MAINTENANCE AGREEMENT
THIS PRIVATE ACCESS, UTILITIES AND EMERGENCY TURNAROUND EASEMENT AND
MUTUAL MAINTENANCE AGREEMENT is entered into by and between SARANJEET
SINGH SHAGLAINI AND KARNAIL S. JOHAL, OWNERS, "Grantor", having ownership in
properties described as follows:
THE EAST 155 FEET OF THE SOUTH 90 OF LOT 2, IN BLOCK 4 OF RIVERTON ACRE
TRACTS, AS PER PLAT RECORDED IN VOLUME 11 OF PLATS, PAGE 100, 1N KING
COUNTY, WASHINGTON.
Together with SARANJEEET SINGH SHAGLAINI AND KARNAIL S. JOHAL, OWNERS,
"Grantee", having ownership in properties described as follows:

THE EAST 155 FEET OF THE SOUTH 90 OF LOT 2, IN BLOCK 4 OF RIVERTON ACRE
TRACTS, AS PER PLAT RECORDED IN VOLUME 11 OF PLATS, PAGE 100, IN KING
COUNTY, WASHINGTON.
The Private Access, Utilities and Emergency Turnaround Easement shown over and across
portions of the above parcel as described in Exhibit "A" is established for the benefit of the
owner(s) of the above referenced Parcel. The cost of maintenance, repairs or reconstruction
of that portion of the road used in common shall be borne in' equal shares, and when
necessary to repair, clean or reconstruct the road, the property owner (to whom the
easement benefits) shall have a right of entry for that purpose. The Private Access, Utilities
and Emergency Turnaround Easement shall remain open and unobstructed at all times for
emergency and public service vehicles, and shall be posted and marked "Fire Lane - No
Parking" per City of Tukwila Standards. The covenants herein shall run with the land and
shall forever be binding upon all Parties, their heirs, successors and assigns.
It is the intent of the Grantor that this agreement shall not be extinguished by the Doctrine of
Merger.
