The Grantor, for valuable consideration, does hereby grant.unto the
Grantee a temporary right -of -way or easement to be used only during
construction of.a sewer main on adjacent property, said temporary ease-
ment to cease and determine upon acceptance of the sewer main for mainte-
nance and operation by the Grantee. The said temporary right- of -wav or
easement shall be through and across the followina.described 13ropertl-7
situated in King County, Washington, more particularly described as I
follows:
The East 10 feet of that portion of Henry Meader Donation Claim No.
46 in Section 24, Township 23 North, Range 4 East, 6d. M., i n King County,
Washington, described as follows:
Beginning at the intersection of the Easterly margin of secondary
State Highway 2 -M "West Valley Highway" being 72.00 feet, as measured
at right angles to the monument line thereof; and the Northerly margin
of South 158th Street, being 28.00 feet in width, measured at right
angles, to the monumented line of said street; thence North 7 0 40'58"
West along the Easterly margin of said SSH -2 -M a distance of 312.97 feet;
thence North 82 0 19 1 02" East to the West line of a tract of ,land conveyed
to Emily Hunter by deed recorded under Auditor's File No. 7107010196;
thence South 8 0 15'00" East along said West line to the Northwest corner
of a tract of land conveyed to Hart and Co. by instrument recorded under
Auditor's File No. 6167297; thence Southerly to the Southwest corner of
said Hart Tract and the true paint of beginning; thence Easterly paral-
lel with the North margin of said South 158th Street, to the Westerly
margin of Washington Highway Frontage Road "Y" Line as established 40
feet in width; thence Southerly along said Westerly margin to the Northerly
margin of said South 158th Street; thence Westerly along said Northerly
margin to a point distant 150 feet from Easterly margin of SSH 2 -M; thence
Northerly at right angles to said Northerly margin to the true point of
beginning.

The said Grantee-shall have the right, without prior institution
of any suit or proceeding at law, at such times as may be necessary to
enter upon said above described property for the purpose of constructing
sewer mains or making any connections therewith, eithout incurring any
legal obligation or liability therefore, provided that such constructinca
of such sewer main shall be accomplished in such a manner that the fences,
lawn, shrubbery, drives and walkways, and land contours existing in the
right -of -way shall not be disturbed or destroyed or in the event that
they are disturbed or destroyed, they will be replaced in as Blood a
condition as they were immediately before the property was entered upon
by the Grantee.
This temporary construction easement shall be a covenant running
with the land and shall be binding on the Grantor's successors, heirs,
and assigns until acceptance of the sewer main for maintenance and
operation by the Grantee.
