a municipal corporation of King County, Washington, herein called "Grantee'*.
WITNESSETH:
That said Grantor for and in consideration of the sum of

in hand paid by said Grantee, and other valuable consideration, receipt of
which is hereby acknowledged, do by these presents grant, bargain,
sell, convey, and confirm unto the said Grantee, right -of -way or easement
for Sanitary Sewers with necessary appurtenances over, through, across
and upon the following described property in King County, Washington,
more particularly described as follows:
The north 5 feet of that portion of the Henry Meader Donation Claim
Noe 46 in Section 24, Township 23 North, Range 4 East, W.M., in King
County, Washington, described as follows:
Beginning at a point 355.79 feet South of the Intersection of the
Easterly margin of the Public Road known as State Secondary Highway
No. 2 -M "also known_ as Secondary State Highway No. 5 -M" with the North
line of said Henry Meader Donation Claim; thence Easterly parallel to
the North line of said Donation Claim to the West Boundary line of the
right -of -way of the Puget Sound Electric Railway Company; thence West-
erly parallel with the North line of said Donation Claim 40 feet to the
true point of beginning; thence continuing Westerly parallel with the
North line of said Donation Claim 170 feet; thence Southerly parallel
with the West line of said Puget Sound Electric Railway rignt -of -way
124.50 feet; thence Easterly parallel with the North line of a private
road easement "commonly known as South 158th Street" as disclosed by
instrument recorded under Auditor's File No. King County Auditor's No.
3480340, to a point 40 feet West of the West line of said Puget Sound
Electric Railway right -of -way; thence Northerly parallel to the West
line of said Puget Sound Electric Railway right -of -way 113 feet more
or less, to the true point of beginning.

The said Crantee:tshall have the right, without prior institution
of any suit or proceeding at law, at such times as may be necessary to
enter upon said above described property for the purpose of constructing
sewer mains or making any connections therewith, eithout incurring any
legal obligation or liability therefore, provided that such constructing
of such sewer main shall be accomplished in such a manner that the fences,
lawn, shrubbery, drives and walkways, and land contours existing in the
right -of -way shall not be disturbed or destroyed or in the event that
they are disturbed or destroyed, they will be replaced in as good a
condition as they were immediately before the property was entered upon
by the Grantee.
This easement shall be covenant running with the land and shall
be binding on the Grantor's successors, heirs and assigns.
