DECLARATION OF COVENANT FOR INSPECTION AND
MAINTENANCE OF STORMWATER FACILITIES AND BMPS
1. Parties
1.1 This Covenant for Inspection and Maintenance of Stormwater Facilities and Best
Management Practices ("Covenant') is made by and between PROLOGIS-EXCHANGE 3301 SOUTH
NORFOLK LLC, a Delaware limited liability company as Grantor, and the City of Tukwila, a Washington
Municipal Corporation, as Grantee. Grantor and Grantee (also denoted as City herein) are each a Party and
collectively the Parties to this Agreement.
2. Recitals
2.1 Grantor applied to City for issuance of a Public Works permit on December 14th, 2018.
2.2 Pursuant to TMC 14.30.060, application for and issuance of such permit requires the property
owner to enter into this Covenant.
2.3 The subject of the Covenant is the real property located in King County, Washington, bearing
King County Tax Parcel No. 0003400042, 0323049024, 0323049229, 0323049080, 0323049171,
0323049028, 0323049230, 0323049058, and 0323049045 and legally described in the attached Exhibit A
incorporated herein ("Property").
2.4 The City approved the applications which consist of the following documents, attached and
incorporated herein:
2.4.1 City issued Permit No. PW 18-0182, D20-0029, PW20-0030, PW20-0135, D21-
0091, D23-0199 & D22-0186, Exhibit B.
2.4.2 Stormwater Facility/BMP Site Plan, Exhibit C.
2.4.3 Operations & Maintenance Plan including schedule, Exhibit D.
3. Terms of Agreement
NOW THEREFORE, in consideration of the foregoing recitals and other good and valuable
consideration including approval and issuance of City of Tukwila Permits PW18-0182, D20-0029, PW20-
0030, PW20-0135, D21-0091, D23-0199 & D22-0186, the sufficiency and receipt of which are
acknowledged, Grantor hereby irrevocably covenants as follows:
3.1 The foregoing Recitals and references to documents are incorporated as material terms of this
Covenant.
3.2 The Grantor(s) for itself and its successors in interest having any ownership interest in the
Property (collectively Owners) shall at their sole cost and expense retain, uphold, operate, maintain, and repair
the stormwater facilities and best management practices ("BMPs") located on the Property pursuant to the
schedule within the Operations & Maintenance Plan.

3.3 The obligations required under Section 3.2 above shall be taken consistent the following:
3.3.1 The City shall have the right of ingress and egress over those portions of the Property
necessary to perform inspections of the stormwater facilities and BMPs and conduct other activities specified
in this Declaration of Covenant and in accordance with Tukwila Municipal Code ("TMC") 14.30.80. This
right of ingress and egress, right to inspect, and right to perform required maintenance or repair shall be as
provided for in subsection 3.3.2 below.
3.3.2 If the City determines that maintenance or repair work is required to be done to any of the
stormwater facilities or BMPs, the Director of Public Works of designee (the "Director") shall give notice of
the specific maintenance and/or repair work required pursuant to TMC 14.30.080. The Director shall also set
a Reasonable time in which such work is to be completed by the Owner. If the above required maintenance
or repair is not completed within the time set by the Director, the City may perform the Required maintenance
or repair and is hereby granted access to the Property for such purposes. Written notice will be mailed to the
Owner stating the City's intention to perform such work. This work will not commence until at least seven
(7) days after such notice is mailed. If, within the sole discretion of the Director, there exists an imminent or
present danger, the seven (7) day notice period will be waived and maintenance and/or repair work will begin
immediately; provided however, that the City shall notify the Owner of such maintenance and/or repair work
as soon as reasonably practicable. Notwithstanding anything contained herein to the contrary, (a) the City
shall not have access to the interior of any buildings or structures located on the Property unless prior consent
is received from the Owner, and (b) except in the event of imminent or present danger as specified in Section
3.4 below, any and all access to, and activities permitted hereunder on, the Property shall be during normal
business hours.
3.4 If at any time the City reasonably determines that a stormwater facility or BMP on the
Property presents an imminent hazard, as identified by TMC 14.30.080 and herein incorporated by reference,
the Director or equivalent municipal successor's official may take measures specified therein.
3.5 3.5 The Owner shall assume all responsibility for the actual cost of any maintenance or
repair work completed by the City as described in Covenant. Such responsibility shall include reimbursement
to the City within sixty (60) days of the receipt of the invoice for any such work performed. All such costs
and expense shall constitute a lien against the Property if not paid within said 60 -day period.
3.6 The Owners shall obtain a Type C Public Works pen -nit from the City prior to filling, piping,
cutting, or removing vegetation (except in routine landscape maintenance such as replacement of plants and
pretreatment mulch) in open vegetated stormwater facilities (such as swales, channels, ditches, ponds, etc.),
or performing any alterations or modifications to the stormwater facilities and BMPs referenced in this
Covenant. Prior to the final approval and issuance of the new permit, a new Covenant with updated exhibits
reflecting the changes to the stonnwater facilities shall be recorded at the Owner's sole cost, and a copy of the
new recorded Declaration of Covenant provided to the City.
3.7 Any notice or consent required to be given or otherwise provided for by the provisions of this
Declaration of Covenant shall be effective upon personal delivery, or three (3) days after mailing by Certified
Mail, return receipt requested, to the address listed below for that party:

3.8 With regard to the matters addressed herein, this Covenant constitutes the entire agreement
between the parties, and supersedes all prior discussions, negotiations, and all agreements whatsoever whether
oral or written. This Covenant shall be governed by the laws of the State of Washington. Any suit to enforce
or relating to this Covenant shall only be filed in King County Superior Court, King County, Washington, and
the Parties consent to the jurisdiction thereof. In the event of any legal action by either Party relating to this
Covenant, the Parties shall pay their own costs or fees.
3.9 This Covenant is intended to protect the value and desirability of the real property described
in Exhibit A, promote the efficient and effective management of stormwater drainage, and shall inure to the
benefit of all the citizens of the City and its municipal successors and assigns. References herein to the TMC
shall include subsequent amendments to such statutes and all successor statutes.
3.10 This Covenant shall run with the land and shall be binding upon the Owners as defined in
Section 3.2 above.
3.11 This Covenant may be amended or terminated only with the advance express written consent
of the City as determined pursuant to its discretion.

The granting of this permit does not presume to give authority to violate or cancel the provisions of any other
state or local laws regulating construction or the performance of work.
This permit shall become null and void if the work is not commenced within 180 days for the date of issuance, or if
the work is suspended or abandoned for a period of 180 days from the last inspection.
PERMIT CONDITIONS:

2: Work shall be installed in accordance with the approved construction documents, and any changes made
during construction that are not in accordance with the approved construction documents shall be
resubmitted for approval.
3: All permits and approved construction documents shall be kept at the site of work and shall be open to
inspection by the Building Inspector until final inspection approval is granted.
4: The special inspections and verifications for concrete construction shall be as required by IBC Chapter 17,
Table 1705.3.
5: The special inspections for steel elements of buildings and structures shall be required. All welding shall be
done by a Washington Association of Building Official Certified welder.
6: Installation of high-strength bolts shall be periodically inspected in accordance with AISC specifications.
7: The special inspection of bolts to be installed in concrete prior to and during placement of concrete.
8: When special inspection is required, either the owner or the registered design professional in responsible
charge, shall employ a special inspection agency and notify the Building Official of the appointment prior to
the first building inspection. The special inspector shall furnish inspection reports to the Building Official in
a timely manner.

9: A final report documenting required special inspections and correction of any discrepancies noted in the
inspections shall be submitted to the Building Official. The final inspection report shall be prepared by the
approved special inspection agency and shall be submitted to the Building Official prior to and as a
condition of final inspection approval.
10: New suspended ceiling grid and light fixture installations shall meet the seismic design requirements for
nonstructural components. ASCE 7, Chapter 13.
11: Partition walls shall not be tied to a suspended ceiling grid. All partitions greater than 6 feet in height shall
be laterally braced to the building structure. Such bracing shall be independent of any ceiling splay bracing.
12: Truss shop drawings shall be provided with the shipment of trusses delivered to the job site. Truss shop
drawings shall bear the seal and signature of a Washington State Professional Engineer. Shop drawings shal
be maintained on the site and available to the building inspector for inspection purposes.
13: All construction shall be done in conformance with the Washington State Building Code and the
Washington State Energy Code.
14: Notify the City of Tukwila Building Division prior to placing any concrete. This procedure is in addition to
any requirements for special inspection.
15: All wood to remain in placed concrete shall be treated wood.
16: All rack storage requires a separate permit issued through the City of Tukwila Permit Center. Rack storage
over 8 -feet in height shall be anchored or braced to prevent overturning or displacement during seismic
events. The design and calculations for the anchorage or bracing shall be prepared by a registered
professional engineer licensed in the State of Washington. Periodic special inspection is required during
anchorage of storage racks 8 feet or greater in height.
17: There shall be no occupancy of a building until final inspection has been completed and approved by
Tukwila building inspector. No exception.
18: A Certificate of Occupancy shall be issued for this building upon final inspection approval by Tukwila
building inspector.
19: Water heaters shall be anchored or strapped to resist horizontal displacement due to earthquake motion.
Strapping shall be at points within the upper one-third and lower one-third of the water heater's vertical
dimension. A minimum distance of 4 -inches shall be maintained above the controls with the strapping.
20: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the
City of Tukwila Building Department (206-431-3670).
21: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila
Permit Center.
22: Preparation before concrete placement: Water shall be removed from place of deposit before concrete is
placed unless a tremie is to be used or unless otherwise permitted by the building official. All debris and ice
shall be removed from spaces to be occupied by concrete.
23: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an
approval of, any violation of any of the provisions of the building code or of any other ordinances of the City
of Tukwila. Permits presuming to give authority to violate or cancel the provisions of the code or other
ordinances of the City of Tukwila shall not be valid. The issuance of a permit based on construction
documents and other data shall not prevent the Building Official from requiring the correction of errors in
the construction documents and other data.
24: Under RCW 18.106.440 and RCW 18.27.110 the City of Tukwila is required to provide this written notice to
the building permit applicant that there are contractor registration laws and the potential risk and
monetary liability to the homeowner for using an unregistered contractor.

- FIRE ACCESS ROAD SURFACE: The surface shall be constructed of asphalt or concrete capable of
supportingthe imposed load of fire apparatus weighing at least 85,000 lbs.
-AERIAL FIRE ACCESS LANE NEEDS TO SUPPORT AERIAL OUTRIGGER POINT -LOADING. ANY UNDERGROUND
TANKS WILL ALSO NEED TO SUPPORT AERIAL OUTRIGGER POINT -LOADING.
- Fire Extinguisher type, spacing, and quantities for this occupancy shall comply with the 2018 Washington
State Fire Code (WSFC).
- Portable fire extinguishers, not housed in cabinets, shall be installed on the hangers or brackets supplied.
Hangers or brackets shall be securely anchored to the mounting surface in accordance with the
manufacturer's installation instructions. Portable fire extinguishers having a gross weight not exceeding 40
pounds (18 kg) shall be installed so that its top is not more than 5 feet (1524 mm) above the floor. Hand-
held portable fire extinguishers having a gross weight exceeding 40 pounds (18 kg) shall be installed so that
its top is not more than 3.5 feet (1067 mm) above the floor. The clearance between the floor and the
bottom of the installed hand-held extinguishers shall not be less than 4 inches (102 mm). (IFC 906.7 and IFC

- Fire Alarm notification must remain visible to aisleways and audible throughout the facility. Any changes
or alterations that need to be made in order for the fire alarm system to be in compliance with N FPA 72
(2019 Edition), this project will require a separate FIRE ALARM PERMIT.
- Any obstructions of the fire sprinkler system or any modifications of the fire sprinkler system will require a
separate FIRE SPRINKLER PERMIT. Any changes or alterations that need to be made in order for the fire
sprinkler system to be in compliance with NFPA 13 (2019 Edition), this project will require a separate FIRE
SPRINKLER PERMIT.
- The total number of fire extinguishers required for an ordinary hazard occupancy with Class A fire hazards
is calculated at one extinguisher for each 1,500 sq. ft. of area. The travel distance to any fire extinguisher
must be 75' or less. The extinguisher(s) should be of the "All -Purpose" (3A, 406: C) dry chemical type.
- When the Fire Alarm control panel is located inside a room, the outside of the door shall have a sign in
one -inch letters that reads "Fire Alarm" or "Fire Alarm Control."
- A new Fire Department KNOX eLock key box shall be provided and mounted on the address side of the
building (adjacent to the main entrance) at approximately 60" high. The KNOX eLock can be either a
SURFACE or FLUSH mount style. This box shall not only have access keys for the building but shall also

All provisions of law and ordinances governing this work will be complied with, whether specified herein or not.
The granting of this permit does not presume to give authority to violate or cancel the provisions of any other
state or local laws regulating construction or the performance of work.
This permit shall become null and void if the work is not commenced within 180 days for the date of issuance, or if
the work is suspended or abandoned for a period of 180 days from the last inspection.

9: A final report documenting required special inspections and correction of any discrepancies noted in the
inspections shall be submitted to the Building Official. The final inspection report shall be prepared by the
approved special inspection agency and shall be submitted to the Building Official prior to and as a

13: Insulating materials, where exposed as installed in buildings of any type of construction, shall have a flame
spread index of not more than 25 and a smoke development index of not more than 450. Where facings
are installed in concealed spaces in buildings of Type III, IV, or V construction, the flame spread and smoke -
developed limitations do not apply to facings, that are installed behind and in substantial contact with the
unexposed surface of the ceiling, wall or floor finish.
14: Subgrade preparation including drainage, excavation, compaction, and fill requirements shall conform
strictly with the recommendations given in the soils report. Special inspection is required.
15: All construction shall be done in conformance with the Washington State Building Code and the
Washington State Energy Code.
16: Structural Observations in accordance with I.B.C. Section 1709 is required. At the conclusion of the work
included in the permit, the structural observer shall submit to the Building Official a written statement that
the site visits have been made and identify any reported deficiencies which, to the best of the structural
observer's knowledge, have not been resolved.
17: Notify the City of Tukwila Building Division prior to placing any concrete. This procedure is in addition to
any requirements for special inspection.
18: Masonry construction shall be special inspected.
19: All rack storage requires a separate permit issued through the City of Tukwila Permit Center. Rack storage
over 8 -feet in height shall be anchored or braced to prevent overturning or displacement during seismic
events. The design and calculations for the anchorage or bracing shall be prepared by a registered
professional engineer licensed in the State of Washington. Periodic special inspection is required during
anchorage of storage racks 8 feet or greater in height.
20: There shall be no occupancy of a building until final inspection has been completed and approved by
Tukwila building inspector. No exception.
21: A Certificate of Occupancy shall be issued for this building upon final inspection approval by Tukwila
building inspector.
22: Water heaters shall be anchored or strapped to resist horizontal displacement due to earthquake motion.
Strapping shall be at points within the upper one-third and lower one-third of the water heater's vertical

27: FIRE CONDITIONS
- A new Fire Department KNOX eLock key box shall be provided and mounted on the address side of the
building (adjacent to the main entrance) at approximately 60" high. The KNOX eLock can be either a
SURFACE or FLUSH mount style. This box shall not only have access keys for the building but shall also
include access keys to rooms containing the Fire Alarm Control Panel, Sprinkler Risers, Emergency
Responder Radio Repeaters, and Electrical Panels. If there are access codes and/or other devices that are
needed for the building's fire protection systems, those items shall also be in the KNOX box.
Some large buildings may require more than one KNOX box.
- FIRE SPRINKLER SYSTEM REQUIRED. FIRE SPRINKLER DESIGN, INSTALLATION, AND TESTING SHALL BE IN
ACCORDANCE WITH THE 2018 EDITION OF THE WA STATE FIRE CODE AND NFPA 13 (2019 EDITION).
- FIRE ALARM SYSTEM REQUIRED. FIRE ALARM DESIGN, INSTALLATION, AND TESTING SHALL BE IN
ACCORDANCE WITH THE 2018 EDITION OF THE WA STATE FIRE CODE AND NFPA 72 (2019).

be stockpiled on site at the beginning of this period. Inspect and maintain this stabilization weekly and
immediately before, during and following storms.

least monthly. All disturbed areas of the site shall be permanently stabilized prior to final construction
approval.
35: Downspouts, driveway, patio and drainage from other impervious areas shall be collected in an on-site
storm drain system. Drains shall be 4" minimum diameter, PVC schedule 40 or corrugated poly ethylene
pipe with a minimum 1% slope for gravity discharge to location approved by the Public Works Department.
Downspouts shall not connect to footing drains. Footing drain and downspouts may share a single
discharge pipe downstream of the lowest footing drain.
36: All private storm drain pipe shall be either concrete or reinforced ADS pipe. Treated corrugated metal pipe

MAINTENANCE IMPORTANCE AND INTENT
The importance of maintenance for the proper functioning of stormwater control facilities cannot be over-
emphasized. A substantial portion of failures (clogging of filters, resuspension of sediments, loss of storage
capacity, etc.) are due to inadequate maintenance. Stormwater BMP maintenance is essential to ensure
that BMPs function as intended throughout their full life cycle.
The fundamental goals of maintenance activities are to ensure the entire flow regime and treatment train
designed for this site continue to fully function. For this site, these goals include the Owner:
• Maintain designed stormwater infiltration capacity;
• Maintain designed stormwater detention/retention volume;
• Maintain ability of storm facility to attenuate flow rates;
• Maintain ability to safely convey design stormwater flows;
• Maintain ability to treat stormwater runoff quality;
• Preserve soil and plant health, as well as stormwater flow contact with plant and soil systems;
• Clearly identify systems so they can be protected;
• Prevent large-scale or expensive stormwater system failures;
• Prevent water quality violations or damage to downstream properties.
In order to achieve these objectives, the following actions will be taken by Owner:
• Stormwater treatment systems shall be maintained per the manufacturer's recommendations.
• All facilities on the project site should be maintained on a regular basis of at least twice a year at
an interval of every six months.
• Catch basins should have the sediment removed when depth exceeds 60 percent of the sump
depth, or 1.2 feet.
• Trash and other debris shall be removed as necessary.
• The entire stormwater treatment system shall be inspected at least once a year. During inspection,
the storm system should be inspected for cracks or other damage in the pipes and structures.
• A checklist of maintenance and inspection activities will be kept by Owner.
• Records of these inspections will be kept and made available as needed, including the full
inspection checklist.
As noted, stormwater control facilities are crucial to operations for the building operation and systems of
the jurisdiction. These plans are intended to ensure their continued proper operation. The proceeding
maintenance guidelines come from the 2021 King County Surface Water Design Manual, Appendix A and
the Oldcastle Infrastructure, Biopod website. These guidelines shall be adhered to for the maintenance
of the stormwater control facilities.

BioPod" Biofilter with StorMMix' Biofiltration Media
Description
The BioPod" Biofllter System (BioPod) is a stormwater biofiltration treatment system used to remove pollutants
from stormwater runoff. Impervious surfaces and other urban and suburban landscapes generate a variety of
contaminants that can enter stormwater and pollute downstream receiving waters unless treatment is provided.
The BioPod system uses proprietary StormMix" biofiltration media to capture and retain pollutants including
total suspended solids (TSS),metals, nutrients, gross solids, trash and debris as well as petroleum hydrocarbons.
Function
The BioPod system uses engineered, high-flow rate filter media to remove stormwater pollutants, allowing for a
smaller footprint than conventional bioretention systems. Contained within a compact precast concrete vault, the
BioPod system consists of a biofiltration chamber and an optional integrated high-flow bypass with a contoured
inlet rack to minimize scour. The biofiltration chamber is filled with horizontal layers of aggregate (which may or
may not include an underdrain), biofiltration media and mulch. Stormwater passes vertically down through the
mulch and biofiltration media for treatment. The mulch provides pretreatment by retaining most of the solids or
sediment. The biofiltration media providesfurther treatment by retaining finersediment and dissolved pollutants.
The aggregate allows the media bed to drain evenly for discharge through an underdrain pipe or by infiltration.
Configuration
The BioPod system can be configured with either an internal or external bypass. The internal bypass allows both
water quality and bypass flows to enter thetreatment vault. The water quality flows are directed to the biofiltration
chamber whilethe excess flows are diverted overthe bypass weir without entering the biofiltration chamber. Both
the treatment and bypass flows are combined in the outlet area prior to discharge from the structure BioPod
unitswithout an internal bypass are designed such that only treatment flows enterthe treatment structure. When
the system has exceeded its treatment capacity, ponding will force bypass Flows to continue down the gutter to
the nearest standard catch basin or other external bypass structure.
The BioPod system can be configured as a tree box filter with tree and grated inlet, as a planter box filter with
shrubs, grasses and an open top, or as an underground filter with access risers, doors and a subsurface inlet
pipe. The optional internal bypass may be incorporated with any of these configurations. In addition, an open
bottom configuration may be used to promote infiltration and groundwater recharge. The configuration and size
of the BioPod system is designed to meet the requirements of a specific project.
Inspection & Maintenance Overview
State and local regulations require all stormwater management systems to be inspected on a regular basis and
maintained as necessary to ensure performance and protect downstream receiving waters. Without maintenance,
excessive pollutant buildup can limit system performance by reducing the operating capacity of the system and
increasing the potential for scouring of pollutants during periods of high flow.
Some configurations of the BioPod may require penodicirrigationto establish and maintain vegetation. Vegetation
will typically become established about two years after planting. Irrigation requirements are ultimately dependent
on climate, rainfall and the type of vegetation selected.

Maintenance Frequency
Periodic inspection is essential for consistent system performance and is easily completed. Inspection is
typically conducted a minimum of twice per year, but since pollutant transport and deposition varies from site to
site, a site-specific maintenance frequency should be established during the first two or three years of operation.
Inspection Equipment
The following equipment is helpful when conducting BioPod inspections:
Recording device (pen and paper form, voice recorder. iPad, etc.)
Suitable clothing (appropriate footwear, gloves, hardhat, safety glasses, etc )
Traffic control equipment (cones, barricades, signage, flagging, etc.)
Manhole hook or pry bar
Flashlight
Tape measure
Inspection Procedures
BioPod inspections are visual and are conducted without entering the unit_ To complete an inspection, safety
measures including traffic control should be deployed before the access covers or tree grates are removed. Once
the covers have been removed, the following items should be checked and recorded (see form provided on page 6)
to determine whether maintenance is required:
If the BioPod unit is equipped with an internal bypass, inspect the contoured inlet rack and outlet chamber
and note whether there are any broken or missing parts. In the unlikely event that internal parts are broken
or missing, contact Oldcastle Stormwater at (800) 579-8819 to determine appropriate corrective action
Note whether the curb inlet, inlet pipe, or — if the unit is equipped with an internal bypass — the inlet rack is
blocked or obstructed.
If the unit is equipped with an internal bypass, observe, quantify and record the accumulation of trash
and debris in the inlet rack. The significance of accumulated trash and debris is a matter of judgment.
Often, much of the trash and debris may be removed manually at the time of inspection if a separate
maintenance visit is not yet warranted.
If it has not rained within the past 24 hours, note whether standing water is observed in the biofiltration
chamber.
Finally, observe, quantify and record presence of invasive vegetation and the amount of trash and debris
and sediment load in the biofiltration chamber. Erosion of the mulch and biofiltration media bed should
also be recorded. Sediment load may be rated light, medium or heavy depending on the conditions.
Loading characteristics may be determined as follows:
o Light sediment load — sediment is difficult to distinguish among the mulch fibers at the top of the
mulch layer; the mulch appears almost new,
o Medium sediment load — sediment accumulation is apparent and may be concentrated in some areas;
probing the mulch layer reveals lighter sediment loads under the top 1 " of mulch.
o Heavy sediment load — sediment is readily apparent across the entire top of the mulch layer; individual
mulch fibers are difficult to distinguish; probing the mulch layer reveals heavy sediment load under the
top I" of mulch.
Often, much of the invasive vegetation and trash and debris may be removed manually at the time of inspection
if a separate maintenance visit is not yet warranted.

Maintenance Indicators
Maintenance should be scheduled if any of the following conditions are identified during inspection:
The concrete structure is damaged or the tree grate or access cover is damaged or missing.
The curb inlet or inlet rack is obstructed.
Standing water is observed in the biofiltration chamber more than 24 hours after a rainfall event (use
discretion if the BioPod is located downstream of a storage system that attenuates flow).
Trash and debris in the inlet rack cannot be easily removed at the time of inspection.
Trash and debris, invasive vegetation or sediment load in the biofiltration chamber is heavy or excessive
erosion has occurred.
Maintenance Equipment

Maintenance Procedures
Maintenance should be conducted during dry weather when no flows are entering the system. All maintenance
may be conducted without entering the BioPod structure. Once safety measures such as traffic control are
deployed, the access covers may be removed and the following activities may be conducted to complete
maintenance:
Remove all trash and debris from the curb inlet and inlet rack manually or by using a vacuum truck as
required.
Remove all trash and debris and invasive vegetation from the biofiltration chamber manually or by using a
vacuum truck as required.
If the sediment load is medium or light but erosion of the biofiltration media bed is evident, redistribute
the mulch with a rake or replace missing mulch as appropriate. If erosion persists, rocks may be placed in
the eroded area to help dissipate energy and prevent recurring erosion.
If the sediment load is heavy, remove the mulch layer using a hoe, rake, shovel and bucket, or by using a
vacuum truck as required. If the sediment load is particularly heavy, inspect the surface of the biofiltration
media once the mulch has been removed. If the media appears clogged with sediment, remove and
replace one or two inches of biofiltration media prior to replacing the mulch layer.
Prune vegetation as appropriate and replace damaged or dead plants as required.
Replace the tree grate and/or access covers and sweep the area around the BioPod to leave the site clean.
All material removed from the BioPod during maintenance must be disposed of in accordance with local
environmental regulations. In most cases, the material may be handled in the same manner as disposal
of material removed from sumped catch basins or manholes.

Natural, shredded hardwood mulch should be used in the BioPod. Timely replacement of the mulch layer
according to the maintenance indicators described above should protect the biofiltration media below the
mulch layer from clogging due to sediment accumulation. However, whenever the mulch is replaced, the
BioPod should be visited 24 hours after the next major storm event to ensure that there is no standing water
in the biofiltration chamber. Standing water indicates that the biofiltration media below the mulch layer is
clogged and must be replaced. Please contact Oldcastle Infrastructure at (800) 579-8819 to purchase the
proprietary Storm Mix'" biofiltration media.
