3.5 The Owner shall assume all respoiisibility for the cost of ally maintenance or repair work

within thirty (30) flays of the receipt of the invoice for any such e\ork performed. Overchic payments will
require payment of interest at the current legal rate as liquidated claiilagcs. All SIICII costs and expclisc shall
constitute a lien against the Property.
3.6 The Owners shall obtain a Typc C Public Works perrllit Front the City prior to tilling, piping,

All provisions of law and ordinances governingthis work will be complied with, whether specified herein or not. The granting of
this permit does not presume to give authority to violate or cancel the provisions of any other state or local laws regulating
construction orthe performance of work.
Thispermit shall become null and void if the work is not commenced within 180 days forthe date of issuance, or if the work is
suspended or abandoned for a period of 180 days from the last inspection.
PERMIT CONDITIONS:
1: 'PUBLIC WORKS PERMIT CONDITIONS'
2: Schedule mandatory pre -construction meeting with the Public Works Inspector, https://tukw-
egov.aspgov.com/BP/index.html. Any questions please call 206-431-3670.
3: The applicant or contractor must notify the Public Works Inspector at https://tukw-
egov.aspgov.com/BP/index.htmI upon commencement and completion of work at least 24 hours in advance. All
inspection requests for utility work must also be made 24 hours in advance. Any questions please call 206-431-
3670.
4: Prior to construction, all utilities in the vicinity shall be field located. NOTE: For City of Tukwila utility locates,
call 811 or 1-800-424-5555.
5: Permit is valid between the weekday hours of 7:00 a.m. and 5:00 p.m. only. Coordinate with the Public Works
Inspector for any work after 5:00 p.m. and weekends.
6: No work underthis permit during weekend hours without prior approval by Public Works. Coordinate with the Public
Works Inspector.
7: Work affecting traffic flows shall be closely coordinated with the Public Works Inspector. Traffic Control Plans shall
be submitted to the Inspector for prior approval.
8: The City of Tukwila has an undergrounding ordinance requiring the power, telecommunications, and cable service lines
be underground from the point of connection on the pole to the house.
9: Flagging, signing and coning shall be in accordance with MUTCD for Traffic Control. Contractor shall provide certified
flagmen for traffic control. Sweep or otherwise clean streets to the satisfaction of Public Works each night around
hauling route (No flushing allowed). Notify Public Works Inspector before 12:00 Noon on Friday preceding any
weekend work.
10: Any material spilled onto any street shall be cleaned up immediately.
11: Clean and remove debris from City catch basin in and around hauling routes. Provide adequate temporary access as
not to interfere with other vehicle movement or cause trucks to travel over curbs. All vehicles must make a
complete stop prior to entering public right-of-way.
12: Temporary erosion control measures shall be implemented as the first order of business to prevent sedimentation
off-site or into existing drainage facilities per Appendix D of the 2021 King County Surface Water Design Manual.
13: The site shall have permanent erosion control measures in place as soon as possible after final grading has been
completed and priorto the Final Inspection.
14: All private storm drain pipe shall be eitherconcrete or reinforced ADS pipe. Treated corrugated metal pipe may be
used for detention facilities.
15: The property owner is responsible for the maintenance of its storm drainage system and, forthis purpose, shall have a
maintenance plan in place and the responsibility for maintenance assigned prior to Public Works final.
16: The water meter box shall be located within City right-of-way at the property line or a recorded utility easement.

17: Applicant shall obtain water meter from Water District #125 (206-242-9547). Since Water District #125 doesn't
inspect water pipe downstream of meter, City of Tukwila inspection is required.
18: Applicant shall obtain sanitary side sewer permit from Valley View District (206-242-3236).
19: Driveways shall comply with City residential standards. Driveway width shall be a 10' minimum and 20' maximum.
Slope shall be a maximum of 1S%. Turning radii shall be a minimum of S'.
20: The driveway shall be designed and sloped so that drainage from the driveway does not flow onto the existing
road surface.
21: Driveways shall be paved for a minimum distance of 20' from the edge of the existing road pavement.
22: Since the house must have a fire sprinkler system installed, it shall be verified in writing to the Public Works Inspector
that the fire loop system for the building contains a WA State Department of Health approved Double Check Valve
Assembly (DCVA). This shall be done prior to final inspection. Refer to attached Public Works Details for I"
FIRE/DOMESTIC SERVICE and/or 1" FLOW-THROUGH SYSTEM. Backflow device is optional if a FLOW-THROUGH
SYSTEM is installed. Coordinate with the Public Works Inspector.
23: The house fire sprinkler system shall be designed by a Fire Sprinkler System Designer. Designer shall verify it writing to
the Public Works Inspector that a 3/4 -inch water meter and service line meets domestic water and fire flow
requirements. If domestic water and fire flow requirements are not met, then a 1 -inch water meter with a 1 -inch
service line is required. Refer to attached Public Works Details for 1" FIRE/DOMESTIC SERVICE and/or 1" FLOW-
THROUGH SYSTEM. Coordinate with Public Works Project Inspector.
24: Pavement mitigation fees may apply to this permit. Amount estimated to be xxx sq. ft. x $xx.xx per sq. ft.=
$x,xxx.xx. Final measurement to be made in the field by the Public Works Inspector prior to Public Works Final.
2S: Owner/Applicant shall contact the local postmaster regarding location of mailbox(es) installation. Location of
mailbox(es) installation shall be coordinate with Public works.
26: Prior to Public Works Final, provide storm drainage as -built plan, storm drainage maintenance plan and
responsibility for maintenance assigned for stormwater treatment and flow control BMPs/Facilities.
27: A bond or cash equivalent in the amount of ISO% x cost of construction within the City right-of-way made out to the
City of Tukwila for possible property damages caused by activites.
28: A copy of the Certificate of Insurance Coverage (minimum of $2,000,000 naming the City of Tukwila as
additionally insured).
31: Record Drawings & As-builts shall be submitted for review for storm drainage and utilities prior to scheduling a
Public Works Final Inspection. Record drawings shall accurately reflect design revisions that were made to the
approved plans during construction. The record drawings shall locate all existing and abandoned utilities
encountered during construction, but not shown on the approved plans.
A Washington State registered professional engineer of record shall approve the record drawings. Each sheet of the
record drawings shall be stamped, signed, and dated by a professional civil engineer. As -built survey information
provided on a record drawing shall be provided by a Professional Land Surveyor currently licensed in the State of
Washington, who certifies that the as -built survey and revisions to the Record Drawings were performed under the
surveyor's direction. Record drawings shall include language that reads: "I hereby declare that the horizontal and vertical
locations of the vault/ handhole/ infrastructure shown hereon is the result of a field survey performed by me or under
my direction."
The owner/agent shall provide record drawings on 4.0 mil double matte mylar drafting film (24" by 36") and in AutoCAD
format and PDF on CD (or DVD). Each drawing, except for the digital file, shall bear the engineer and the surveyor
stamps, signed, and dated.
29: From May 1 through September 30, inspect and maintain temporary erosion prevention and sediment at least
monthly. All disturbed areas of the site shall be permanently stabilized prior to final construction approval.
30: Where underground utilities are planned under permeable pavement, the utility/and or applicant shall take measures to
protect the utilitytrench from infiltration of stormwater, without compromising the function o1 the permeable
pavement. Porous Asphalt to protect trench by adding Marifi fabric or equal. Verify with project inspector.
32: A copy of the recorded easement document for ingress/egress and utilities shall be submitted to the Public Works
Inspector prior to the Final Inspection.
