EXECUTIVE SUMMARY The current roof was installed on the City Hall Building in 1998 and has reached its life expectancy. The project is part of the current CIP scheduled for completion in 2026. DISCUSSION The City Hall Roof & Gutter replacement project was advertised for bid in May 2026 utilizing the MRSC small works roster, and nine bids were received and opened on May 26, 2026. The engineer's estimate for the construction work was $144,403.20. Staff have reviewed the bids for accuracy and responsiveness. Creative Roof Solutions, LLC. submitted the lowest responsive bid for $144,40.20, which is within the engineer's estimated pre-tax cost range. Washington The undersigned (Bidder) hereby certifies that he personally examined the location and construction details of Work outlined in the Contract Documents for the City of Tukwila (Owner) project titled Tukwila City Hall Roof & Gutter Replacement, which project includes but is not limited to replacing all roofing, undertayrnent, metal (lashings, ice and water shield, and gutter system and has read and thoroughly understands these Documents which govern all Work embraced in this improvement and the methods by which payment will be made for said Work, and thoroughly understands the nature of said Work; and hereby proposes to undertake and complete all Work embraced in this improvement in accordance with these Contract Documents and at the following schedule of rates and prices.
