RESOLUTION NO 895
A RESOLUTION OF THE CITY OF TUKWILA, WASHINGTON,
DIRECTING THE MAYOR OR HIS DESIGNATED REPRESENTATIVE
TO ABATE A PUBLIC NUISANCE.
WHEREAS, the Tukwila Building Official pursuant to the Uniform
Code for the Abatement of Dangerous Buildings (1982 Edition), hereinafter
referred to as "UCADB," has determined after inspection that the building
located at 12808 42nd Avenue South is dangerous within the definitions of
the UCADB Section 302 and more particularly as follows:
Deteriorated conditions of entire structure as enumerated
on the attached report.
WHEREAS, the Tukwila Building Official posted the building as
a dangerous building on the 3rd day of May, 1983.
WHEREAS, it appears that dangerous buildings and public nuisance
should be abated by repair, rehabilitation, demolition or removal.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF TUKWILA,
WASHINGTON, DO RESOLVE AS FOLLOWS:
The Mayor or his designated representative, the Tukwila Building
Official, shall commence proceedings to cause the repair, rehabilitation,
demolition, or removal of the building located at 12808 42nd Ave. South pur-
suant to Chapter 4 of the UCADB, and subsequent chapters. No repair or
demolition work may be commenced by the City pursuant to Section 701(c) (3)
of the UCADB until the City Council shall appropriate sufficient funds to
cover the cost of such repair or demolition work which shall be recovered
by special assessment against the real property involved.
PASSED BY THE CITY COUNCIL OF THE CITY OF TUKWILA, WASHINGTON,
at a regular meeting thereof this 19th day of December 1983

Report of Condition of Structure at 12808 42nd Ave. So.
1. Post and beam foundation pier bases inadequate west 2/3 of structure
has settled (this is reflected in floors, siding, ceilings, walls, roof
lines, and post shims).
2. Will require all new electric throughout.
3. Will require all new plumbing throughout.
4. Dry rot in exposed sub -floor in basement.
5. Butt joints of beam ends unsupported.
6. West end of floor structure rotted out.
7. Entire structure out of alignment due to settling.
8. Overlay of roll roofing does not appear to have been correctly installed:
a. Old roof cleaned off before covering.
b. Insufficient lap of plies.
9. Exterior walls do not have vapor barrier. Siding does not provide weather
seal:
a. Deteriorated wood.
b. Missing boards.
c. Mal- alignment of boards.
10. Exiting does not meet minimal standards for any occupancy.
11. Provide minimum sanitation as required for proposed use.
12. Replace missing, broken glass to current Code.
13. Some exits have no stairs, walkways, balconies.
14. Masonry chimney not properly supported, mortar is coming out remove.
15. No approved exit from first sub -floor level.
16. Foundation crawl space must be enclosed. Provide required ventilation.
17. Some load bearing walls not adequately supported.
18. 2 x 4 walls not acceptable over 14' high.
19. Provide diagonal wall bracing or shear paneling.
20. Provide heating system.
21. Provide mini required light and ventilation or mechanical means for
same.
22. Determine location of property lines so that any fire resistance
requirements of exterior walls may be determined.
23. Front entry must be corrected to provide a safe walkway.
24. Support posts of front overhang not anchored,
25. Requirements for interior wall /partition finish will be reviewed when
plans for future occupancy are checked.
26. Do no demolition or repair /reconstruction before permit(s) are issued.
