Robbins Realty Empire Corporation 950 Northgate Drive, #200 San Rafael, CA 94903 Re: South Center Apartments Dear Mr. Robbins: After an inspection of the above apartments located at 15036 Macadam Road, the building inspector has filed a report stating that the_barious buildings contain 36 units rather than 32 as permit #410, dated November 11, 1967, authorizes. The inspection also reveals that there is no evidence of renovations or modifications and that the units were probably completed in.1967 during the time of initial construction. In 1967, the zoning was the same, RMH Multiple Residence High Density, which allowed the use and density of 36 units. The minimum parking requirement of 2 parking spaces for each unit and a 20 foot front yard set back, however, were not met. (72 spaces required, 62 existing; 20 feet required, 10 feet 8 inches existing.). Our current zoning ordinance, adopted April 1982, maintains these same standards for parking and setbacks. The apartments, therefore, are non conforming as to these 2 items. Any enlargement or alteration of the structures that would increase their nonconformity would be prohibited or would require an application to the Board of Adjustments for a variance. Our records will now reflect that 36 units occupy the subject property based on our recent inspection, and that they appear to have existed since original construction.
