on
Proposed Comprehensive Plan Revisions, Draft Southcenter
Subarea Plan, Proposed Code Revisions, and
Draft Southcenter Design Manual

Notice is hereby given that the Planning Commission for the City of Tukwila will hold a public
hearing in the Council Chambers located at 6200 Southcenter Blvd, Tukwila WA 98188 on
Thursday July 19, 2012 at 6:30 pm, to consider public comments on the most recent drafts of
the following documents: the Cont rehensive Plan Southcenter Chapter, the Southcenter
Subarea Plan, the Southcenter Design Manual, and related code changes to TMC 18.28
Tukwikr Urban Center (TUC). Note that this public hearing is scheduled one week prior to the
regular Planning Commission meeting date in July.
These documents contain policy and regulatory measures that are applicable to all properties in
the area currently zoned Titkirila Nr•bcrra C'erater• (TUC) (see Figure 1). The Comprehensive Plan
updates and Subarea Plan are intended as a strategy for change and as regulatory policy to guide
future development within Tukwila's urban center, Southcenter. New standards and guidelines
contained within the Design 1llcrrwal and 1A-1C' 18.28 implement the Subarea Plan by regulating new
construction and redevelopment, addressing use, site development, public frontage improvements,
and architectural design.
All property owners, business owners, and other parties with an interest are notified and
encouraged to review the documents, submit written comments, and /or provide oral testimony at
the public hearing. The documents are available for review on the City of Tukwila website using

On Tuesday July 172012, City staff will also hold an informational open house where you
can talk with city staff about how the proposed Plan, Design Manual, and zoning code changes
might affect your property or business. The open house will be located at the Albert Lee
Appliance store, 404 Strander Blvd, Tukwila WA 98188 from 11:30 am to 1:30 pm.
