HomeMy WebLinkAboutRes 0556 - Preliminary Plat of Sky View AcresC' QF UKW LA WASHINGTON RESOLUTION NO 556 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUKWILA GRANTING APPROVAL, SUBJECT TO CERTAIN CONDITIONS, OF THE PRELIMINARY PLAT OF SKY -VIEW ACRES BEING OFFICE OF COM- MUNITY DEVELOPMENT FILE NO. 76 -26 -SUB. BE IT RESOLVED by the City Council of the City of Tukwila as follows: WHEREAS, pursuant to the regulations as required by Title 17 of the Tukwila Municipal Code, Mr. Gordon Kloppel, contract purchaser of the property involved, has submitted for approval a preliminary plat proposal of Sky -View Acres and identified as Office of Community Development File No. 76 -26 -SUB, and; WHEREAS, said property, the legal description of which appears in said Office of Community Development File, is generally located east of 51st Avenue South between South 164th Street and South 166th Street, and within an R -1 -9.6 zone, and; WHEREAS, the Tukwila Planning Commission, following public hearing on August 26, 1976, has recommended to the City Council approval of said prelimin- ary plat subject to certain conditions as set forth in the Findings, Conclusions and Recommendation adopted by said Planning Commission. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Tukwila as follows: Section 1. Preliminary approval of the proposed Sky -View Acres plat, being Office of Community Development File No. 76 -26 -SUB, is hereby given sub- ject to the conditions of approval recommended by the Planning Commission, all as set forth hereunder: A. A study be completed by the applicant regarding ultimate storm water run -off within the subdivision and the capacity of the existing sys- tem on 54th Avenue South to adequately absorb it. This study must be completed prior to approval of the final plat. B. All utilities be undergrounded and designed in accordance with Title 17 (TMC) or the appropriate utility district standards. C. Design of the final plat include one (1) five -foot wide sidewalk of concrete or other material acceptable to Public Works Director and that street lighting conform to the standards established by the city's underground utility program. D. The accuracy of the survey and area of each lot be confirmed through computer print -out. E. Design of roadway section within the 50 -foot right -of -way be 31 feet (28 feet of pavement and 12 feet of standard curb and gutter each side and exclusive of sidewalk) and appro- priate sub -base. Section 2. A copy of this Resolution shall be furnished to the subdivider and to the following City of Tukwila Departments: A. Office of Community Development B. Tukwila Planning Commission C. Department of Public Works D. Fire Department PASSED BY THE CITY COUNCIL OF THE CITY OF TUKWILA, WASHINGTON, at a regular meeting thereof this 4th day of October 1976. Edgar D.
