A RESOLUTION AUTHORIZING THE MAYOR TO NEGOTIATE A LEASE
AGREEMENT WITH SOUTH CENTRAL SCHOOL DISTRICT FOR CERTAIN
PROPERTY TO BE USED FOR COMMUNITY RECREATION AND SOCIAL
PURPOSES ONLY.
WHEREAS, the South Central School District has indicated the
the desire to rent certain property to the City of Tukwila, and
WHEREAS, the City of Tukwila has use for this property for
community recreation and social purposes:
NOW, THEREFORE, the City Council of the City of Tukwila,
Washington, does resolve as follows:
The Mayor is authorized to negotiate a lease agreement
with South Central School District for the site
commonly known as the "THORNDYKE COMMUNITY CLUB
PASSED BY THE CITY COUNCIL OF THE CITY OF TUKWILA, WASHINGTON,
at a regular meeting thereof this 16th day of May 1977.

RESOLUTION NO 585
LEASE AND OPTION TO PURCHASE
THIS AGREEMENT, made this 26th day of April 1977 between SOUTH
CENTRAL SCHOOL DISTRICT NO. 406, a Municipal Corporation of the State of Washington,
hereinafter designated the Lessor, and the CITY OF TUKWILA, a third -class city of
the State of Washington, hereinafter designated the Lessee,
WITNESSETH:
That the said Lessor does by these premises lease and demise unto said Lessee
the following described real estate situated in the County of King, State of
Washington, to wit:
All of the South Two Hundred Ten feet (So. 210 ft.) of lot
numbered Eighteen (18), except a strip Five feet (5 ft.) in
width off the East side thereof previously conveyed to the
County of King, State of Washington by deed of record in Volume
451 of Deeds at page 304 thereof (records of said county of King);
and all of the South Two Hundred Ten Feet (So. 210 ft.) of Lot
numbered Nineteen (19), except a strip Forty -two and 2 /10th
(42.2) feet in width off the West side thereof: in Block numbered
Two (2) of First Addition to Adams' Home Tracts, King County, Wash.,
according to the plat thereof on record in the office of the
Auditor of said County of King, -said land being 210 by 210 feet in
area and containing one acre, more or less.
upon the following terms and conditions:
1. The term of this lease shall be for a period of fifteen (15) years,
beginning May 1, 1977.
2. Rent for the term of this Lease shall be at the rate of One Dollar ($1.00)
per year, payable May 1, 1977, and on the first day of May each year thereafter.
3. Lessee shall use the property for community recreational and social pur-
poses only, and to accomplish this purpose shall be entitled to construct, at its
expense, recreational and convenience improvements.
4. Lessee shall keep and maintain said buildings and grounds in a state of
good repair and safe for use and occupancy.
5. Lessee shall repair or replace as necessary any underground utility
lines, water pipes, storm and sanitary sewer systems on the premises.
6. Lessee shall, and by these premises does, hold the Lessor harmless and
does hereby agree to indemnify and to defend Lessor for any and all losses,
liabilities and /or claims incurred as the result of Lessee's use of the above
described premises.
Further, Lessee shall at its own cost and expense, carry liability insurance,
on a comprehensive general liability insurance basis with minimum limits of lia-
bility of $500,000 for bodily injury and $100,000 for property damage. Lessor

will be named as an additional insured under the policy, and a certificate of
insurance with a 10 day notice of cancellation will be provided the Lessor.
7. Lessee shall pay any and all utility assessments or claims against said
property levied upon said property during the term of this Lease, and Lessee shall
assume the outstanding sewer assessment balance of $5,416.81 (plus interest) due
in December, 1977.
8. This Lease may be cancelled at the option of the Lessor by giving ninety
(90) days written notice. In the event Lessor requires said property for school
district purposes, Lessor may terminate this Lease upon ninety (90) days written
notice to Lessee.
9. Lessee shall have the first right to purchase the subject property in
the event the property should be declared surplus by the Lessor school district,
subject to the terms of RCW 28A.58.045 as now or hereafter amended.
IN WITNESS WHEREOF the parties have caused this instrument to be executed

LEASE AND OPTION TO PURCHASE AMENDMENT
The lease and option to purchase agreement entered into on the
26th day of April, 1977, between King County School District 406,
a Municipal Corporation of the State of Washington, and the City of
Tukwila, a code city of the State of Washington is hereby amended
as follows:
Preamble:
THIS AGREEMENT, made this 26th day of April, 1977,
between SOUTH CENTRAL SCHOOL DISTRICT NO. 406, a Municipal
Corporation of the State of Washington, hereinafter designated
the Lessor, and the CITY OF TUKWILA, a code city of the
State of Washington, hereinafter designated the LESSEE.
Section 7:
Lessee shall pay any and all utility assessments or claims
against said property levied upon said property during the term
of this Lease, and Lessee shall assume the outstanding sewer
assessment balance of $5,416.81 (plus interest) due in December,
1977. The assessment is payable in annual installments.
Section 8:
This Lease may be cancelled at the option of either
party by giving ninety (90) days written notice.

LEASE AND OPTION TO PURCHASE AMENDMENT
The lease and option to purchase agreement entered into on
the 1st day of October, 1976 between King County School District
No. 406, a Municipal Corporation of the State of Washington, and the
City of Tukwila, a third class city of the State of Washington, is
hereby amended to add lots 108, 109, 110, and 111 to the description
of real estate stated as:
"Lots 27, 28, 29, 112, and 113, Block 2, C. D. Hillman's
Meadow Gardens Addition to the City of Seattle, Division
No. 1, according to plat thereof recorded in volume 12 of
plats, page 64, records of King County, Washington."
IN WITNESS WHEREOF the parties have caused this instrument to be
executed by their respective proper officers this 26th day of April
1977.
