HomeMy WebLinkAboutRes 0599 - Final Plat of Upland Tukwila Industrial Park WASHINGTON FOLLOWS: A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUKWILA GRANTING APPROVAL, SUBJECT TO CERTAIN CONDITIONS, OF THE FINAL PLAT OF UPLAND'S TUKWILA INDUSTRIAL PARK BEING OFFICE OF COMMUNITY DEVELOPMENT, PLANNING DIVISION FILE NO. MF -77 -7 -SUB. WHEREAS, pursuant to proper local procedures, the City Council of the City of Tukwila approved the preliminary plat of UPLAND'S INDUSTRIAL PARK by Resolution 584, and; WHEREAS, the conditions of said approval and Resolution have been complied with, and; WHEREAS, applicant has made application for a final plat, said having been favorably recommended on, subject to certain conditions. NOW, THEREFORE, BE IT RESOLVED BY THE TUKWILA CITY COUNCIL AS Section 1. The final plat application of UPLAND'S TUKWILA INDUSTRIAL PARK, being Office of Community Development, Planning Division File No. MF -77 -7 -SUB, is hereby approved subject to the following conditions: A. Building Permits shall not be authorized for any portions of Lots 8, 9, 10, or 11 prior to satisfactory improvement of the roadway adjacent the south line of this Plat. Such improvement may be bonded or otherwise secured in any manner acceptable to the City Council but shall be in an amount equal to 150 percent of the estimated cost of such satisfactory improvement. B. Compliance of all conditions of the Subdivision Code, as relevant to this plat. C. A 10 foot public pedestrian access easement is to be located on the north 10 feet of the plat with the right of City to make improvements for that purpose. PASSED BY THE CITY COUNCIL OF THE CITY OF TUKWILA, WASHINGTON, at a regular meeting thereof, this 15th day of August 1977. I I Ia 1 I I 1 The Planning Commission reviewed and recommended approval of the final plat application referenced above during their regular meeting of July 28, 1977. A recommended condition of approval was as follows: DATE: 8 August 1977 PROPOSED ACTION: FINAL PLAT APPROVAL of Upland's Tukwila Industrial Park APPLICANT: Dave Uhrich, Upland Industries LOCATION: Adjacent the west line of Andover Park West and south of the westerly extension of Minkler Boulevard SIZE: 26 acres ZONE: CM (Industrial Park) COMPREHENSIVE PLAN: Industrial SUMMARY OF PROPOSAL: CITY OF TUKWILA PLANNING DIVISION CITY COUNCIL STAFF REPORT The Preliminary Plat submitted by Upland Industries was revised by the City Council under Resolution #584. The Final Plat was prepared in accordance with the revisions set forth in Resolution #584 and the Planning Commission has recommended conditional approval of the Final Plat. FINDINGS: 1. The Final Plat depicts the general concept of revision established under Resolution #584. 2. Since development of the south roadway directly affects capability of development of lots 8, 9, 10 and 11 of this Plat, the Planning Commission has recommended approval of the Final Plat with the following stipulation: Building Permits shall not be authorized for any portion of lots 8, 9, 10 or 11 prior to satisfactory improvement of the roadway adjacent the south line of this Plat. Such improvement maybe bonded or otherwise secured in any man- ner acceptable to the City Council but shall be in an amount equal to 150% of the estimated cost of such satis- factory improvement. 3 The Public Works Department has performed initial review of the Final Plat and has required fulfillment of Final Plat criteria as set forth in Exhibit A. City Council Staff Report CONCLUSIONS: RECOMMENDATION: Page 2 8 August 1977 4. The proposed street and utility improvements within the Plat have not been installed and satisfactory completion has not been bonded or otherwise secured. 1. The condition of approval recommended by the Planning Commission is essential to ensure compliance with the detailed stipulations of Resolution #584. 2. Inasmuch as City Council approval is the final official action by the City of Tukwila, complete and satisfactory compliance with the details outlined in Exhibit A should precede final City Council action. 3. Satisfactory installation of the Plat's internal improvements or sufficient bond to guarantee such should precede City Council approval.
