APPLICATION SUBMITTAL In order to ensure that your application is accepted for plan review, please make sure to fill out the
application completely and follow the plan submittal checklist on the reverse side of this form. Handouts are available at
the Building counter which provide more detailed information on application and plan submittal requirements.
Application and plans must be complete in order to be accepted for plan review.
VALUATION OF CONSTRUCTION Valuation for new construction and additions are calculated by the Department of
Community Development prior to application submittal. Contact the Permit Coordinator at 431 -3670 prior to submitting
application. In all cases, a valuation amount should be entered by the applicant. This figure will be reviewed and is
subject to possible revision by the Building Division to comply with current fee schedules.
BUILDING OWNER / AUTHORIZED AGENT If the applicant is other than the owner, registered architect/engineer, or contractor
licensed by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this
permit application and obtain the permit will be required as part of this submittal.
EXPIRATION OF PLAN REVIEW Applications for which no permit Is issued within 180 days following the date of application shall
expire by limitations. The building official may extend the time for action by the applicant for a period not exceeding 180
days upon written request by the applicant as defined in Section 304(d) of the Uniform Building Code (current edition).
No application shall be extended more than once.

Dear Ms. Cooper:
The initial plan review has been completed by building division and various revisions to the
plans will be required to show compliance with Tukwila ordinance.
The enclosed porch is an attached addition to the existing residence and therefore must
meet the minimum requirements of the Uniform Building Code. Specifically, the
foundation and the proposed floor framing does not meet code requirements. Following is
an outline of code issues:
1. Foundations must be founded on firm undisturbed earth and shall extend below
the frost line (18- inches below finished grade).
2. Under -floor clearance: Wood floor joists located closer than 18- inches to
ground in crawl space or unexcavated areas located within the periphery of the building
foundation shall be approved wood of natural resistance to decay or treated wood. Note
on plans the required clearance at floor joists or if this cannot be accomplished indicate the
requirement for treated wood floor joists.
3. The floor at the porch addition is required by code to be capable of supporting
a code prescribed live load of 40 p.s.f plus the appropriate dead load of the proposed
construction. This is not provided for in the use of 4x4 x 11 -0 floor girders unless
additional foundation supports are added to limit the span of the 4x4 girder to not greater
than 4' -0 ". An option is to replace the 4x4 girder with a minimum 4x10 x 11' -0" sawn
wood beam. (note floor girders closer than 12- inches to earth must be of approved wood
of natural resistance to decay or treated wood.). Revise the floor framing plan to show
one of these options, or propose an option that will accommodate the code prescribed
loading.
4. The exterior walls of the porch which support the roof framing and run parallel
to the floor joists, must be supported by double joists. Note the requirement for double
joists, where applicable, on the framing plan.

5. The roof of the porch addition is indicated as "stick framing ". Such framing is
required to meet minimum requirements of conventional light wood frame construction as
prescribed in Chapter 25 of the UBC. The following requirements are applicable:
i. Rafters shall be framed directly opposite each other at the ridge.
ii. There shall be a ridge board at least 1 -inch nominal thickness at all ridges and
not less in depth than the cut end of the rafter.
iii. Rafters shall be nailed to adjacent ceiling joists to form a continuous tie
between exterior walls when such joists are parallel to the rafters. Where not
parallel, rafters shall be tied to 1 -inch by 4 -inch (nominal) minimum size cross ties.
Rafter ties shall be spaced not more than 4 -feet on center. Indicate on plans the
framing that will apply to the proposed roof framing.
