Handouts are available at the Building counter which provide more detailed information on application and plan submittal requirements. Application and plans must be complete in order to be accepted for plan review. VALUATION OF CONSTRUCTION Valuation for new construction and additions are calculated by the Department of Community Development prior to application submittal. Contact the Permit Coordinator at 431 -3670 prior to submitting application. In all cases, a valuation amount should be entered by the applicant. This figure will be reviewed and is subject to possible revision by the Building Division to comply with current fee schedules. BUILDING OWNER / AUTHORIZED AGENT If the applicant is other than the owner, registered architect/engineer, or contractor licensed by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this permit application and obtain the permit will be required as part of this submittal. EXPIRATION OF PLAN REVIEW Applications for which no permit is issued within 180 days following the date of application shall expire by limitations. The building official may extend the time for action by the applicant for a period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform Building Code (current edition). The following comments are applicable: Uniform Building Code 1. All structural elements of the proposed addition shall be designed and constructed to sustain all gravity and lateral loads prescribed in the Building Code. Provide calculations to qualify the proposed structural design. Include information regarding the modification to the roof area for the proposed new H.V.A.C. roof top unit, and provide documentation to confirm the conditions of the existing footings to be used to support the second floor addition. 2. The warehouse area is designated as an area for the storage of combustible goods (paint storage without bulk handling). As such this area may remain a Group B, Division 2 Occupancy provided that the quantities of combustible liquids to be stored remains less than or equal to the exempt amounts listed in UBC Table No. 9 -A. As such, the warehouse area is designated a control area which must be separated from other uses by no less than a one hour fire resistive occupancy separation. In the interest of maintaining this one hour occupancy separation and the protection of openings in this wall, the new opening between the "Showroom" and the "Will Call Office" must be protected by a fire assembly having a one -hour fire protection rating. Consequently, this requirement would also apply to the proposed window openings between the new offices on the second floor and the warehouse area. The second floor is required to be served by two exits. One exit may provide egress through an adjoining room ( "Reception ") and the other must provide direct access to an exit leading to the exterior of the building without going through the warehouse area or any other adjoining room. Please modify proposed space plan to provide compliance. 4. Initial review of the space plan indicates that the primary function of the existing space and the addition is office use. Alterations to areas of primary function must be made accessible in accordance with UBC Sec. 3112. Indicate the proposed method for making the office addition on the second floor accessible. 5. Provide "Listing" for the new one hour floor system at second floor office addition. Note "Listing" on plans. 6. Note, on plans, the proposed path of compliance with the Washington State Non- residential Energy Code (1994, First Edition). Provide details or calculations where applicable. Please respond to the listed comments in itemized letter form and submit two copies of any revisions or additional information that is developed.
