EXPIRATION OF PLAN REVIEW Applications for which no permit is issued within 180 days following the date of application shall expire by limitations. The building official may extend the time for action by the applicant for a period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform Building Code (current edition). Plan check number B94 -0280 Dear Mr. Kautz: After a substantial review of the subject project it has been determined that the proposed scope of work could not be approved as design. The following comments represent significant concerns that should be addressed on an alternate proposal. 1. Documentation must be provided to show that the proposed elevator lift complies with Chapter. 296 -81 of the Washington Administrative Code, this is required by WAC 51 -20 Section 3105. 2. The minimum headroom for all stairs is 6 foot 8 inches high at all points per U.B.C. Section 3306(o). It is not clear on the plans that this required height can be maintained for the bottom flight for stairs. 3. The proposed raised 2nd floor stair landing is considered a change of elevation from the adjoining exit corridor. A ramp in the corridor complying with U.B.C. Section 3307 would be the appropriate method to achieve this needed height. This will also impact the elevator landing. 4. Plans show that the stair risers are 7 1/4" and the tread is 10 1/T. The current commercial code requirement is 7 inches maximum rise and .11 inches minimum run, U.B.C. Section 3306(c). 5. To reuse the existing guardrail and handrails, it must be demonstrated they comply to current U.B.C. requirements in Section 3306(i) and 1712. (a) Guardrail minimum height 42 inches U.B.C. Section 1712(a). (b) Guard intermediate rails must be spaced less than 4 inches apart. (c) Handrail size, height, and extension, see U.B.C.
