Handouts are available at the Building counter which provide more detailed information on application and plan submittal requirements. Application and plans must be complete in order to be accepted for plan review. VALUATION OF CONSTRUCTION Valuation for new construction and additions are calculated by the Department of Community Development prior to application submittal. Contact the Permit Coordinator at 431 -3670 prior to submitting application. In all cases, a valuation amount should be entered by the applicant. This figure will be reviewed and is subject to possible revision by the Building Division to comply with current fee schedules. BUILDING OWNER / AUTHORIZED AGENT If the applicant is other than the owner, registered architect/engineer, or contractor licensed by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this permit application and obtain the permit will be required as part of this submittal. EXPIRATION OF PLAN REVIEW Applications for which no permit is issued within 180 days following the date of application shall expire by limitations. The building official may extend the time for action by the applicant for a period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform Building Code (current edition). No application shall be extended more than once. Engineer: INTRODUCTION The purpose of these calculations was to size the ridge beam and the headers for the garage addition to the existing house at 14452 56th Avenue South, Tukwila, Washington. I understand that the structure of the building was essentially complete when a stop -work order was received. I did not inspect the property. All calculations were based on measurements taken from the drawings dated 8 -4 -94 drawn by RDL. The drawings were not stamped by the City of Tukwila. If any description or actual measurements differ from the drawings, this analysis is no longer applicable, and should be disregarded. No other calculations or analyses were accomplished. If any other structural members are in question, additional calculations will be required. The attached calculations are copies of the original sheets that are available at this office. RIDGE BEAM: The ridge beam is currently called out as a 2x12 microlam beam. This beam is actually 1 3/4 inches by 11 7/8 inches. At the noted span of 22 feet, the beam can only carry a load of 84 pounds per lineal foot (taken from the specifications provided by Trus Joist MacMillan). The actual load is calculated at 402.5 pounds per lineal foot. If the existing beam is left in place, a Douglas fir giu -lam beam of 3 1/8 inches by 131/2 inches is needed for additional support. This second beam should be directly under the existing beam, and nailed to it with 16d nails every 12 inches. All appropriate post to beam connectors should be used to meet code. With this beam installed, the collar ties are no longer required. UPPER DOOR HEADER: Page 2 At the end of the ridge beam, over the upper door, a header is required. The current plans call for a 4x12. This will not be quite adequate. I recommend adding a 2x12 to the existing 4x12 to achieve the required strength. GARAGE DOOR HEADERS: Each garage door header will have to support the load at the ends of the upper door header. These garage door headers will have to be Douglas fir 4x10's, or hem -fir 4x12's. Solid blocking will be required between the bottom of the upper door header support studs and the garage door header beams.
