AN ORDINANCE OF THE CITY OF TUKWILA VACATING A CERTAIN
PORTION OF SOUTH 152ND STREET AS SPECIFICALLY DESCRIBED
HEREIN, SITUATED WITHIN TRACTS 37 AND 38, BROOKVALE GAR-
DEN TRACTS, AS RECORDED IN VOLUME 10 OF PLATS, PAGE 47,
RECORDS OF KING COUNTY, WASHINGTON, SUBJECT TO THE COM-
PLETION OF ONE CONDITION.
WHEREAS, petition has been filed valid in form with the City of
Tukwila and on file in Planning Department file number MF #75 -3 -SV requesting
the vacation of portions of a certain street as hereinafter more specifically
described, and
WHEREAS, by Resolution No. 494 adopted by the City Council of Tukwila
on September 15, 1975, a date was set for public hearing upon the proposed
street vacation,
WHEREAS, due and proper notice of said hearing was given in accordance
with law, and
WHEREAS, following said public hearing held October 6, 1975, -etr
a vote of the council was taken favoring said street vacation
as described in section 1 hereinafter set forth, and
WHEREAS, it appears desireable and to the best interests of the City,
its residents and property owners abutting thereon that said street be vacated,
with such vacation to become effective only upon the filing of a quit claim deed
for a substitute right -of -way as described in section 2 hereinafter set forth.
R.J NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF TUKWILA, WASHINGTON,
DO �I y�. T__. AS FOLLOWS:
Section 1. The following specifically described portion of South 152nd
Street as shown in Exhibit A, located within Tracts 37 and 38, Brookvale Garden
Tracts, as recorded in Volume 10 of Plats, page 47, records of King County, Wash-
ington, shall and hereby is vacated:
Beginning at the SE corner of the NW Quarter of Sec.
23. Twp. 23 N., R. 4 E.W.M., thence northerly 15 feet;
thence at right angles westerly 650 feet, more or less,
to the East margin of 57th Ave. South; thence southerly
30 feet along said margin; thence at right angles east-
erly 650 feet more or less; thence at right angles
northerly 15 feet to true point of beginning, situated
in the City of Tukwila, King County, State of Washington.
Section 2. This ordinance shall not go into effect until such time
as a quit claim deed in favor of the City of Tukwila for a substitute right -of-
way for South 152nd Street, as hereinafter described and shown in Exhibit B, is
filed with the King County Department of Elections and Records and a recorded
copy delivered to the office of the City Clerk of the City of Tukwila.
Section 3. A quit claim deed in favor of the City for an extension
of a 50 foot segment of property from the eastern end of the property described
in exhibit B to the eastern property line, as described and shown in Exhibit C,
attached, is to be held in escrow by the property owner until such time as South
152nd Street construction and connection with 62nd Avenue South is guaranteed to
minimum City standards. If release of the deed is necessary prior to this being
guaranteed in order for an L.I.D. to be undertaken, said release shall be allowed.
Appropriate steps shall be taken through the City Attorney's office to assure the
City title to this property at such time as the conditions stated above are met,
and that said quit claim deed will be properly recorded.
Section 4. Except as provided in Section 2 and 3, this ordinance shall
be in full force and effect five days from and after its passage by the council
and publication as required by law.
PASSED BY THE CITY COUNCIL OF THE CITY OF TUKWILA, WASHINGTON, And
signed by the Mayor at a regular meeting thereof this 44 day of
1975.

That portion of the following described property:
Tracts 37 and 38, Brookvale Garden Tracts, as recorded in Volume 10 of
Plats, page 47, records of King County, Washington; TOGETHER WITH the
unplatted strip adjoining on the east.
lying within a 50 foot strip of land the centerline of said 50 foot strip being
described as follows:
Beginning at the intersection of the centerline of South 152nd Street with
the centerline of 57th Avenue South, from which point the centerline of 57th
Avenue South bears due North; thence N 87 °20'00" E, 445.00 feet to a point
of curvature; thence easterly along a 200 foot radius curve to the left an
arc distance of 108.21 feet to a point of reverse curvature; thence easterly
along a 200 foot radius curve to the right an arc distance of 108.21 feet to
a point of tangency; thence N 87 °20'00" E. 98.90 feet to a point located S.
87 °20'00" W. a distance of 5 feet from the west line of Interurban Addition
to Seattle, as recorded in Volume 10 of Plats, page 55, records of King
County, Washington, and the terminus of this description.
TOGETHER WITH a turnaround area described as follows:
Commencing at the terminus of the above described centerline; thence N
0 0 37'54" E, along the west line of Interurban Addition to Seattle, 25.04
feet to the true point of beginning; thence N 0 0 37'54" E, 15.02 feet; thence
S 87 0 20'00" W, 65.00 feet, thence S 0 °37'54" W, 15.02 feet; thence N
87 0 20'00" E, 65.00 feet to the true point of beginning.
